Prices can go up real fast. Homes I was looking at 5 months ago are $40,000 more now today. They likely will go back down but then again they might not any time soon. Always a gamble. So a decision like this may result in a home price going up 10s of thousands of dollars.

Home prices will come down eventually, but for now; get your money (as much as you can) out of the housing market and get into the financial markets or gold. The new mortgage rates are crazy, add to that the recession and the fact that mortgage guidelines are getting more difficult. Home prices will need to fall by a minimum of 40% (more like 50%) before the market normalizes. If you are in cross roads or need sincere advise on the best moves to take now its best you seek an independent advisor who knows about the financial markets.

@@Fmi700 It all depends on people who live in north Houston and have seen trees all their lives like flat open fields(lots) in Katy, Fulshear, Cypress, and people who have lived in Sugar Land, Pearland and other flat areas fall in love with rolling hills and Trees. That area is really nice with rolling hills and a bunch of Trees. You can get a 2-acre lot and build your own forever home. Ideal for those who are working remotely and prefer a chilled-out country living. Its not far from Lake Conroe and Lake Livingston. In master-planned community usually people get 45-foot wide lot max you can get 90-80 foot wide lot, here in RGR your lot width can be easily be in 140-foot meaning you can build a nice single story wide lot, or build double story as well, since all the builders are customs you can really build the home you want. There is no time to build so you can also keep the lot as investment.

JoJo and Jackson, Please confirm these additional costs : For a 2 acre lot : Lot preparation + Septic tank + Propane tank = additional $100K. So a 2 acre plot is around $180K. So total I am guessing $280K on top any of the prices shown in the video.

@@probst9999999999 exact home is currently listed just under 1.4 million. I do agree the price is attractive but what I don't love is the yearly property tax amount. Paying upwords of 15 thousand a year just in taxes make it not as attractive.

I'm a current customer of Black Oak homes (3rd home). They are building a barndominium for me across from Republic Grand Ranch. I must say, everyone I've worked with have been so cheerful. A bad experience can easily kill the mood and experience of building your dream home, but Black Oak has definitely enhanced the process. When I look at other barndominium projects on KZbin, I am so happy that I found Black Oak. The luxury feel comes through to tickle my emotions. Since the luxury items are standard, they have the economies of scale in that arena, meaning in basic homes, a luxury upgrade is overpriced due to the "special change" order. The area is great and starting to boom. The neighbors are so relaxed, unlike city dwellers, while being 15 minutes to the city of Conroe, and 25 minutes to the Woodlands. I highly recommend them.

Beautiful homes, nice outdoors neighborhoods and acreage lots, BUT, If you work in htown or even The Woodlands traffic is becoming stifling, I'm 10miles north of the Woodlands and its a 30-40min drive home (sometimes 45+) with traffic and I'm south of the conroe loop right off 45. So glad I chose not to move North a few yrs ago as the buildouts are making traffic worse. Be aware if you are commuting to/from, and its not just a rush hour bear lol.

1st house-dog room- May I suggest placing metal panel on the bottom half of doors? Dogs often damage the bottom half of doors by jumping up and scratching the door. You might consider aging in place in the bathrooms with handrails and wheelchair access through doorways and toilet areas

@@houstontexasliving33 I would suggest you buy a wide wheelchair and use it for a day in one of your homes. Especially the bathroom sink needs leg room underneath and side faucet is preferred. No threshold on shower as wheelchair needs to go inside. Toilet will need wheelchair able to park along the side in order for easy movement between stool and chair. Handrails around stool and in shower room. The Kitchen should have lower cabinets or modern pull-down cabinets. The sink should be the same leg room as bathroom. Last--no stairs.

Would definitely be a dream come true. Well, I have my elderly mother living with me that I take care of round the clock. So my dream design would be almost barndominiom style. High vaulted ceilings in the living area. With the living, dining, and kitchen area nestled in the middle of the home. Then the east side (behind the kitchen) would be her living quarters with a sizable (not huge) bedroom with a small attached den area so she can watch her shows in her recliner 😊 And a handicap accessible bathroom with an easy walk-in shower (that doesn't have a step to get into). And plenty of grab bars. 😂 On the opposite side of the living room would like 2 ensuite bedrooms, 1 for me & 1 for guests. Would like the upstairs bedrooms to be replicated like the downstairs. Would welcome my in-laws to the "suite" And my children to the other bedrooms. I would love a massive sliding glass doors that give the indoor-outdoor feel with an outdoor kitchen because I love to cook. Just to name a few ideas I have in mind 😂😂 But I have the whole concept in my head. A woman could dream 😂😂

There is nothing “prairie” or “modern prairie” about the second home. It’s beautiful, but it’s a contemporary style with all mid-pitched gable roofs. Prairie style homes typically have low-pitched hip roofs with very deep overhangs, which would be used to make up for the constant sun exposure at all times of day due to the lack of trees in the “prairie”. Also the long and low hip roofs are better at deflecting the high winds than high pitched gable roofs seen on more Victorian homes.

The first estate was gorgeously styles yet the refrigerator size and details don't belong. The color is on point. Duel dishwashers are definitely needed. That space looks empty. A 2nd fridge or a large wine 🍷 fridge in the walk-in pantry would have been a 4 🌟 🌟 🌟 🌟 in a half star rating

I agree! The first estate was beautifully styled with a lot of attention to detail, but the refrigerator could have been larger to match the grandeur of the space. A fridge that’s in proportion to such a large kitchen is definitely a key feature, and I think adding dual dishwashers was a smart move for efficiency, but a second fridge or a large wine fridge in the walk-in pantry would have definitely elevated the space even more. Great video work. Nice homes for sure. These homes would be so much better is they were located in Dalton Gardens or Rathdrum don’t you think Jackson? The price on these homes will be 50% off or more in the next 12 - 24 months after the upcoming housing crash. I never hear you guys talk about the dangers of buying a home as the market is declining. Are you at all concerned your clients will loose value and end up going underwater and then lose the home to foreclosure? With interest rates so high are you just looking for cash buyers that don’t know any better? Both you and your partner never talk about the economy and the high interest rates. You both act like everything is fine and it’s a great time to buy. I guess earning a commission is more important than being open about what is really going on. After the crash I will give you a call and see if your still in business and then you can help me buy one of these homes for pennies on the dollar. You know Jackson after the upcoming crash all the homes in your home town of CDA will be so low you will be able to move back home and buy that home you could not afford before cheap. It will be way worse this time than 2008. It will be interesting to see what you end up doing.
