Loved this video. Loida did excellent on this call. Lessons I took away was that FSBO’s are so stuck on not getting a professional to list their home because of commissions, but they forget to acknowledge that the buyer most likely, I would say 9 out of 10, will have an agent representing them. We all know many buyers if not all, are not going to pay those commissions, that is coming from the seller. So at the end he’ll still have to pay up. By working with someone to represent you, that person will have your best interests at heart and ultimately their goal is to get top dollar and negotiate for you. Great call.

This was a really, really educational phone call. I appreciate the gentleman very much for his willingness to share information. Both of you were very thoughtful and respectful of one another. The questions were very precise and the answers were clear, explicit and to the point. I like how you directed the conversation with specific questions, specially with what is their ultimate goal and find out to get him to Arkansas and considering several alternatives. I really liked how the conversation developed and how you acknowledged the importance of his wife participation in the real estate transaction. Also, I appreciate how you approached how he reached the selling price by doing his own CMA’s out of Zillow. Probably you give me a more evidence based and factual numbers with your CMA to give him more accuracy on the appropriate sale price of their home. The video is 3 years old. I am sure by now they are in Arkansas . Excellent cold call. Thank you.

So far I am two videos in and its been helpful. I was a real estate admin back in 2012 and I enjoyed being an admin and the broker I was working with amongst other people within the company were really rooting for me to become an agent because they felt I would be great in it given what I was able to do as an admin. Years later I have decided to get out of my comfort zone and am now in the process of getting my license. Cold call is definitely something that is not in my comfort zone but as of lately I have been doing things that aren't in order to grow as a person. I know this won't be a walk in the park and I figure if I can work hard for a boss, I can work even harder for myself. I do look forward into seeing more of your videos and learning more about real estate. and how to be successful in it.

These are cold calls but they are cold calls on FSBO’s which is completely different than cold calls on inquiries of people possibly wanting to buy or sell. Regardless of that though she stayed very calm and handled the situation very well and you can tell she definitely has some phone time experience making cold calls.

Very confident, super great listening skills regarding allowing him to open up without word vomiting on him. I did prospecting for real estate agents in Rochester NY for about 3 years and got exceptionally good at it. Most realtors avoid prospecting for themselves as if it were the most deadliest plage. I applaud you for doing your own prospecting. Quick ? In your opinion, what is the best city/state-market to consider getting my real estate licence in the country? The hottest market?

So typically when a potential seller gives you some numbers etc and you go to meet him whats something that you will have prepared already? I heard you mention you will run some numbers. Where do you get your figures from? Do you already have a lender in contact ready to talk to him or anything? I’m not an agent yet, passed my test and getting my license in august, I’m in georgia and ready to hit the floor running! Lol love your vids!

Thank you for sharing this call. I think you did a great job with it overall. One of the things I would have pushed for on his rental property because he was worried about capital gains was the fact that he might be able to do a 1031 exchange and not get hit with a huge tax bill after the sale. If he's amenable to an exchange, it also might work in your favor because you would be able to help him find his next property. I also wondered if you ask your FSBO prospects while they're on the fence if they would cooperate with you as a buyer's agent if you find a buyer for his house. My thought is at least they see that you're out there working to get them a buyer.

He already mentioned that he is aware of paying byer's part commission and he also said would be great if he could avoid that. This prospect is a great talker (amable) and she let him talk in great manner.

Just a thought. Would it have helped if you told him how you can possibly get more for the property to offset the commission? He was kinda stuck on having to pay commissions but he was ok with selling as is and losing money there. I guess my question is would it have helped to tell him he would probably walk away with the same amount as if he sold it as is on his own?
