I do like what you’ve done with the house .. you’re clearly very talented with excellent taste. it’s just so nice to see young people embracing quality antiques . I get really disappointed with my grandchildren rushing off the ikea to furnish their homes. Looking forward to seeing your 2025 projects come to fruition.

Ash, what you've done to that characterless house is simply remarkable. The house just oozes charm and sophistication. You bought all those antiques together masterfully without making the house look 'granny'. I love it and it's not remotely my style! I also love your personality, you are a true gentleman and we are lucky that you share yourself with us. All in all, everything about you is pure class. I cannot wait another minute for your next big house project! From an ex- north west Londoner who now lives in the USA.

I would suggest you skip the open shelving. Being that they will be by a cooking surface you will find they grease etc. it’s fine to have one shelf for displaying something but open shelving for your serving pieces or dishes etc will get greasy / dirty in a kitchen

Absolutely agree…also for such a small house that doesn’t have much closed storage, it would be a shame for lose the storage on wither side of the stove; I think adding tiling will make it look distinctive without losing storage.

Truly, I'd skip the tweak in the kitchen altogether. You are already talking about "another project". Save the money, time and upheaval, do small paint jobs and enjoy the house. Spend the time saved looking for the new project. You will get back what you put into the renovation +++ without any other major works.

Exactly…if they are saving up for a new house, I would not rip out the beautiful cabinets which provide crucial storage. I would add a classic tile backsplash and change the paint colour of the upper cabinets to a mushroom colour in keeping with English countryside kitchens.

My vision for your kitchen: Don't change a thing! It's stunning! 😀 By the way, regarding the TV: My decor is quite different (mid-century/mid-century modern in a small home with low ceilings), but I built an old-style wooden console to house my small 32-inch TV. Because the TV is relatively small, it fits inside the wooden cabinet and is low to the ground (just like when TVs were actually pieces of furniture back in the 1960s). People come into my living room, look around, and ask, "Where's the TV?" I point at the console and say, "Right there!" Your TV appears to be bigger, though - and I'm not sure how that would work, but maybe you could incorporate it inconspicuously into some sort of furniture.

The problem with the bathroom paint is unlikely to be the amount of coats you've done. In fact, the more coats you do the heavier it gets and likely to chip. We had a similar problem with our bathroom. My advice is to take down the paint (I know, pain in the ass, or at least the areas that are chipped) and add primer underneath and no peel paint. Then paint over. The no peel has done wonders for us and nothing has moved for over 10 months now. Also everyone seems to be obsessed with Farrow and Ball but any professional decorator or interior designer will tell you how many coats it needs to look decent making it super unsustainable both financially and effort-wise. We have stuck with Lick and their range of colours is lovely. One coat is often enough to cover with perfect colour density. Good luck!

The last house we left we had been in for 26 yrs and had a LONG list of things we never got around to doing/finishing. I found this video so refreshing, that the home owner is so HONEST about things he no longer likes, things he messed up on etc. I subscribed right away. A very enjoyable video and a really lovely home (yes, even now).

Your place looks lovely. With the kitchen, I'd do a false chimney breast with the tiled splash back, but I'd probably keep some of the wall cabinets for storage. I'd imagine open shelving would get dusty or greasy. With the fireplace in the living room I'd suggest an antique cast iron insert and a honed black slate hearth. There are ethanol burners available that are designed to fit in the grates. A tile hearth could be nice too.

Leave the kitchen as is except the door qnd gap. Paint the guest room ceiling blue. Paint the BIC in the main bed same colour as the walls. Love the tile in the shower. Love the new tile youre planning to add to the kitchen wall.

I hope you decide against the tile with the diamond in the middle, it's very '80s 😉. I think your kitchen is gorgeous on all sides, just fill in the gap over the stove.

Hi Ash, your vision and ideas for your home are really lovely, and you’ve achieved so much. I’ve moved house and renovated many times, and have learned so much from my mistakes. A couple of my tips for a kitchen would be: if you’re having ceiling down-lighters installed, ask the electrician to ensure that those near the sink are actually OVER the sink itself so that the sink area is lit, not the top of your head or the back of your neck. The next tip is a bit controversial: if wall cupboards are installed right up to the ceiling (or there’s a fillet to infill the gap) you won’t be faced with the dreary task cleaning dusty and greasy cupboard tops, nor will you have the problem of greyish shadows cast onto the ceiling. Of course if you have beautiful high ceilings in a period property, ignore this second suggestion!

I love it. The only thing I would suggest is take your cabinetry, kitchen and bedroom, to the ceiling. Take the trim off, insert piece, put the trim back, it will elevate the room ten fold for little cost.

I love the idea of an open shelf or shelves on one wall in the kitchen. It opens up the space and looks classy. Take a look at high end kitchens such as deVol and Plain English. You don't have to have the shelved full of 'stuff' either. Less is more. You could have some cupboards with glass fronts. For anyone worried about the potential for 'grim', I have open shelving in my kitchen for the pans and it is not difficult to clean -- you clean down the work surfaces far more than you need to clean shelves or front of cupboards and extractor fans!

Great Victorian restoration and renovation tour. Avoid over-capitalising, tart up your finishes and move on to the next bottomless pit of design content. You've got it Ash, and it sounds like you're both emotionally ready for the next house and a new neighborhood. I love your dark wood cabinets! It is more popular in American homes than it is in the UK. Ash, I love most of the arrangement on the cooker wall, particularly the half cabinets flanking the tall ones flanking the cooker. And then lighting the openings. Dont do open shelves. Dont do tiles either. What makes you r kitchen so different from others is because it does NOT have these trendy elements, the popularity of which are in decline....IMHO but yes, tile or marble over the cooker. Make a hood in stainless or shape out of wood/plaster....

Never get rid of a fireplace and you could put a grate in there and fill it with pillar candles for warmth and light. Have the storage in the kitchen to keep the character of the dining room. It would look chaotic with a dresser in a small room and the table full as well.

The television design that would suit your sitting rooms is the type from the period of cathode tube that were traditional height, quite posh & discrete made like a piece of furniture with doors that closed to cover the screen, the type of telly the the royal family were seen gathered watching at Christmas in a photo I’ve seen.

My advice with tiles is buy a two ft sample collection of tiles, put them on a board, experiment with grouting colours on a board because on the wall it it time consuming and can wreck the tiles changing it. A big sample surface gives you time to make a decision you feel joy at living with, and eliminate costly mistakes.

Love the tour, love what you’ve done. My husband and I have been remodeling our old house for 30 years (we’re finally almost done), so what you’ve done is just three years is amazing. Regarding the kitchen, I would not add that burgundy accent tile, it’ll end up looking too matchy matchy and clever and even a little polka dotty…. I think you’ll grow to hate it. I’d stick with that nice earthy field tile you selected and leave it at that

I’d go for the chimney look around your cooker in the kitchen. It fits the style of the house and after all there would have been a chimney breast in the same spot in the room at some point. As long as you don’t make the side walls too thin it will trick the eye and appear original. You will figure it out you have a good taste. I’d also consider having a double doors leading out to the garden. Something period and perhaps quite country even though it’s a house in London.

For myself I would take away the cupboards that are either side of the cooker/hop, it will give you so much more serving/working space. Keep the upper part, just remove the lower that sits on your counter top. Open shelving looks lovely but they will get sticky and attract all the dust. Love the house and your style.

Beautiful!! I love the red color you chose for the kitchen. But I think you should have built the cupboards all the way up to the ceiling. I think it would have looked more grand. ❤️❤️❤️

For some reason that’s not the standard, I agree it looks more bespoke!

The house looks wonderful, a beautiful and inviting space You clearly need PRIMER in the bathroom. Primers are needed on certain surfaces to ensure the paint adheres. It is futile to persist with yet another coat.

Are you finishing the kitchen, because it is a project to be finished..and you plan to stay for a few more years..and enjoy the space? Then crack on and make the nest as you wish. If you are seriously looking to a larger home..with more scope..then keep the house warm, welcoming and continue with the clever storage..for the best possible range of potential purchasers. … finish all the small fixes. Have fun with planning.
