The home tours were very interesting and so different. For me, the house would be my pick, take out some of the concrete and put in grass for my dogs, use some of the rest for planting flowers, etc. They are both nice options, regardless. Have fun looking!

Great video. Great contrast choices. Keep doing one of those real estate comparison videos when you travel to a new place. I think buying a home in Mexico can make sense if you know you want to live in it full-time 7+ years and you have already lived in the target area via a rental. If you have Mexican residency, buying a home as mostly an investment play seems like a questionable Mexico investing choice currently, given the run up in real estate values and given Mexican treasuries are earning around 10% interest. Speaking of Mexican Treasuries, think about doing a short video some day on starting a Cetes Directo account. Some of your viewers might find that interesting.

I've noticed in many older Mexican kitchens, including this first one, there aren't any above counter cabinets. Why is this? It means you continually have to bend over to the under-counter cabinets for everything - china, glasses, etc.

Nice video and explanation of housing in Mexico. I just bought a very well constructed home in Reforma, Oaxaca. It is a 10 minute walk to the business area of Reforma, and 30 minute walk to Santa Domingo an the Zocalo. I paid 6 million pesos for the house and did major updating to replace all the wiring and water systems, and rehab the whole home to new standard. All the living is on one level. As an older man I wanted safety and comfort. Low maintenance was a major goal. I love living in a Mexican neighborhood with access to the tourist area. I walk 5 - 10 miles a day and never get bored! I love living in Mexico!

Very fun (thank you Monica) a lot to like about both of the properties! Do we want easy come easy go with the condo and go traveling, or do we want the freedom of the house and all of its possibilities and then have what maybe a live-in maid to watch over it? Really really enjoyed this real estate tour you can do that again anytime! The outdoor courtyard and garage would quite likely be the deciding factor for me! Wow!

Great video. If we were still looking for a home this would give us an excellent idea of the range of options and styles. We ended up with a mix of these two: a very modern house on a moderate size lot with a large garden in the rear and a creek bordering in a small gated community with children playing in the streets. There is plenty of opportunity to modify and make the home our own from a screened in terrace and ceiling fans to photovoltaic and whole house water softener and reverse osmosis filtration system. My engineer wife brought only a tenth of her workshop, but she is admired by every workman we hire. And as Paul says, projects are reasonably affordable in Mexico. Oh, our HOA fees are only $400 MXN per month.

I like both properties for you guys. Apt for convenience. Lock the door and go for periods when you want to travel. The house bc it is charming and well loved. You can feel the positive energy of it. And the fruit trees, patio and roof top which would make an amazing outdoor living room. Price of both is great but pers if you were going to hire a house Mgr to manage it whilst you travel, I'd buy that house 🤗

US dollar is at all time lows to the Mexican Peso right now. $17.95 Pesos to $1US. That’s almost a 15% decline from the high of $21 pesos Mexican to the dollar last year. Expats & tourists are both feeling that pinch right now. At least it’s not as bad as the decline in the Canadian $1 which is down 21.7%, the EU down 18% & the UK pound down 23.7% to the peso in the last year.

Thanks for the video. My wife and I are also looking for homes in Mexico, and prefer single family homes, something that you can actually work on and make it your own. I think gated communities are good when you first start off, renting, but to buy I don’t like them because I’m not a fan of any HOA’s. Plus having your own courtyard and garden is always a big plus for us.

We bought a home with gorgeous gardens and a gated community. While I hate HOAs in the States, I like not being on our own in a country where I know the language, but I am continually discovering how much I don't know about the culture, from electrical systems and plumbing, to kids and holidays. We didn't want an expat resort, so a close Mexican community has many advantages, despite living in a very rural location in western Colorado for 50 years.

I see a lot of properties, listed by different companies, list the prices in U.S. dollars. Does that mean that they are targeting these properties to foreign investors? Maybe the real question here is; when other properties are listed in millions, (or tens of millions) of MX Pesos, what percentage of local population can afford those prices?

YES!! And you will be paying gringo prices. They really don't want us in their country..but they desperately want our money. There are no bargains in most part of Mexico for us. They just go online and see what things cost in the US and charge a tiny bit less.

If it were me, and I had to choose between the two places, the hosue wins out. The price difference could be used to do renovations. I live for outdoor spaces. I've been looking in the Cabo San Lucas area for a vacation place, as I'm tired of paying Air BnB fees. Prices are high in that area, and I haven't found anything I can afford that I love. I'm starting to give up on the idea, as I only spend time in Mexicol about twice a year.

Both are more than we would be looking for. Our goal is to start in Mexico, stay until our senior dogs pass away, and then travel around Mexico for a couple years and then take several years to slow travel south until we finish in Argentina. We speak Spanish, have lived abroad before, and have no desire to surround ourselves with tourists and expats. We thrive on the cultural experiences and do not want USA-light. We love our country, but need the adventure. When we do finally settle down, we want to renovate something in a typical middle class place.

But I think I like the possibilities of the first house; add a small swimming pool and a Jacuzzi, remove the bars from the windows, and, well, a lot of improvements, but the location is better than the other property (in my opinion). Both properties are very nice and within the reach of many coming from outside Mexico, especially Canadians and US citizens. However, Tesquisquiapan is just northwest of Mexico City which is a little too far from the ocean for me. I do not need to live right on the ocean but something a little closer is my cup of tea.

good couple of properties for comparison here. I prefer the local Mexican neighborhood living, but that apartment is super nice and stylish. the only negative for me is no pool. since I have been in Mexico I have also moved from the coast inland... the beach is a nice fantasy but I found it to be too hot and humid 9 months out of the year on the Pacific side. I'd rather live in the cooler and less humid interior and then travel to the beach during the winter months. anyways, will be interesting to see if you guys pick one of these places or keep looking. I hadnt even heard of the town where you are. will have to check into that....

We agree about the heat and humidity, but also the home and car maintenance problems living in a salt water atmosphere. Coming from Florida I suspect Paul and Linda are used to those. We found a location in the mountains at 3,000 feet elevation, an hour and 15 minutes from the coast. So a monthly trip to the beach is a requirement.

It's interesting I never really saw "Americanized suburbs" in my Mexico travels. Didn't see many front or backyards with grass and stuff. The homes were built right out to the street and (seems) the first thing they'll built were tall walls all around the property topped with security spikes and stuff. And they'll put in patio areas all over and use a lot of big planters for their garden greenery. Also one caveat, they don't have zoning laws like we have in the states so if you're buying a single home somewhere, 6 months down the line someone might put a nightclub in next door. Just saying.

Mexico homes all have issues with gas, water and electrical connectors, connection and supply. Home in the cold areas are generally very cold in winter. Many locations in Mexico get very cold winter. People think of Mexico as warm climate but not. Many places in Sonora, Chihuahua, Coahuila, Toluca,... Have issues with pipes freezing in the walls. Very very hard to find central heating. My home in Monterrey has 8 mini split units (lots of electricity) to heat and cool the home. Very common to have $1000 USD a month to heat or cool on the worst months.

Do they have central heating with a real furnace for maximum cost savings? A furnace and heat ducts in Mexico are very rare. Have friends here Mexico that live in homes that cost $5 million USD, and still do not central air and central heat and still have design and labor defects. I have lived in many countries around the world, I could give two flying Freaking flips about gringos or the USA. Quality, engineering, design standards are universal around the world. Cost savings, energy conservation is global.

I live in the town where they are looking. Very few homes here have heating or air conditioning as it is not needed. It almost never freezes and rarely does the temperature go above 95F in summer.

@@greenzone5146 true. Apples are generally red and orange generally orange. Not the point. That is why I said "many" locations, not all. For some people over 75 is hot and want air conditioning. Plus it adds value. When looking at a home, must check structure, wiring, plumbing and workmanship. Don't worry about the flooring, worry what is under the floor. What you will find is sad in all of those items if property inspected. We can do better. I know, personally several owners of some of the largest construction firms in Mexico. They agree the work is not on par but they also tell me the buyers don't understand what they are buyer so they sell it anyways for profit. Shame on them and the workers and the buyers. This is a great topic to tell all our friends, relatives and public so we can push up the quality of the products being sold (home), improve the labor force with training and educate buyers. Knowledge is power.

I'm sorry Paul. I've always enjoy your videos. This video however, made me so drastically nauseous 😵‍💫 , that I had to take a couple of promethazine tablets 🤢. (I guess my eyes couldn't follow your camera movements without feeling sick). Great job, Linda. Does the condominium provide a private (single or double) garage or carport and an inside swimming pool? How would you purchase a home, if for example, the house is shown by the selling agent, do you then need to hire your own agent from a different Realstate Company to prevent any Conflict of Interest? How much are the agent's commissions and who pays them? The prices quoted in the video (except HOA's), are those the total prices or are there extra charges to be added, such as agent's commission, insurance, taxes; Federal, State and/or City? Does it make any difference if paying in cash AND in your opinion, would this be recommended?

The floods were in September last year. Only low lying areas along the river were affected. Just don't buy property along the river. It's polluted and smelly anyway.

You could speed up / edit the tour to allow time to see the area and drive to town etc. I find one of the biggest decisions is location amd proximity so it is nice to get a feel for those things when you live far away

Living in La Paz and getting good help on changing things, can be problematic, they all say no problem? We found out unless you’re there over seeing the work, not going to work. Plus it takes more time because of the lack of proper tools we use in the states.

Where there single family detached homes available in the second community? How far from centro was the second community?

Yes, there were but they were all over 300K. It is about 18 minutes from el Centro.
