I was going to make a comment similar to this. If landlords know their insurance is going up 30-50% in 6 months, what are they supposed to do for the 1 year leases now? It could be price gouging, but I would like to hear both sides first before putting all the blame on the landlords.

There are not enough rental properties to house the massive amount of people displaced by the fires. The decreased supply combined with increased demand means an inevitable rise in price. Econ 101.

Happened in Colorado after a massive fire in Louisville. Generous insurance payments for rent encouraged landlords to raise rents, tossing lower income people out in favor of those higher prices they can get from the situation. It’s about the Benjamins. We are not a Christian country anymore so, anything goes.

Are you seriously asking me to feel bad for folks who can afford $12,000 per MONTH in rent? No. Timestamp 3:03 - Water views, FIVE bathrooms. WTF? These are trophy homes for the super-wealthy. Move to a place perhaps a few streets back from the water and with only one pool. My heart goes out to anyone losing their home, but if you want to live that life, don't cry on my shoulder when you are asked to pay for it. Wake up, dude. And please stop characterizing a new contract rent price with a "Rent hike." A rent hike is an increase on a person who is already in residence, and the price goes up. These are NEW listings. A "Rent hike" is not possible on a new listing.

these listings have been on the market for the last few weeks/months. the rental price was increased directly after the natural diaster.

@@mikeurban Yes, these listings for trophy rentals for the super wealthy were on the market, and now that housing is scarce, the trophy housing for the super wealthy is more expensive. I get it. But why the moral outrage? These properties have nothing to do with housing people in need of shelter. Five baths. Ocean views. No family needs that. It's like buying a Hermes product. Or a pricey supercar.

@ Sorry, I wasn’t clear. I mean it’s just how markets work. Supply and demand. Why expect landlords not to react to demand just because of the nature of that demand? In Boston it’s hard to live at a sensible price in any convenient location at all, fires or no fires. We don’t/can’t ask landlords to keep a lid on rent out of compassion. We instead, through the market, ask the renters to consider a commute. It’s not like the circumstances that lead people to want to live in places they can’t afford are usually less tragic than a fire. Often they’re more tragic. Sure, price-hiking landlords (agents really?) should definitely take a PR hit, but I don’t think it’s a serious moral quandary compared to any other variable that affects prices.

How about you open your house for free? Like in covid, when I paid $100k out of pocket for non-paying tenants.If the state is going to help, let them pay for it, that way at least is spread over society. But do not force private citizens to pay for their neighbor.If they want they should rent for less or for free, but it not the govt.'s business to force anyone to behave "morally".
