One thing he did not mention is that you can still buy property for under the $350000 price, but then this will be without residency. As long as it is a G2 property, you will be able to buy it if you are a foreigner

That’s right Louise, but from an investment perspective it is a great incentive to spend that little bit extra and get residency. Also (in my opinion) the market is saturated with R+2 (G+2). Way too many of those on the market. Thanks for the comment.

Hi Lucy! Another point to raise is the availability of financing for Non Residents or Non Mauritian Residents. Local banks will request up to 30% initial deposit although some banks are cutting that to 20%. However a very important difference is that banks will not finance the government fees and agents fee (which for example they will in the UK and France) so you may need to have potentially extra 8-8.5% on top..so you may need nearly 40% upfront! Interest rates are currently above that of Europe and expat mortgages are scarce to borrow against a property in Mauritius. All the best..

I don't want you to think this is negative as I love the videos, but do you think you will do a normal guide? I love the creole style homes. The curtains instead of doors and over the kitchen shelf's, curtains and all that beauty, the wild chickens and locals passing by to talk to using the little ally's and all the lovely trees with the Bananas it's just awesome

@@LucyLeheilleix I am a foreigner. One day I'm going to build a home there. It may be a long time away, but it will happen. Most homes here are about 100k or 230k for a new build. The average wage is about 25kpa so I'm asking about the average foreign buyers instead of the top 1% millionaire as most won't have 300k$ in a lifetime let alone 500k$! It was interesting to see what's available to the top end of the market.i like the video. I'm just asking if you planned on an expansion to cover more of the market such as concrete, Creole roof with curtain doors all the way down to the government built things that are going up everywhere. It would be nice to see a bigger picture. :)

I’m not sure I understand? What I have covered in the video is the foreigner market….you’re always going to pay a premium as an expat for buying either a flat (G+2) or in an IRS, RES or PDS or smart city. It is very hard to buy land here unless you are local, so as you can see, one doesn’t have huge amounts of options on the island. Absolute starting price (in an area like Tamarin) would be around Rs8 million for a flat and Rs10 million for a small townhouse. The rules are very strict here….one simply cannot buy where one wishes. So basically I have shown the bigger picture… Also I’d like to add that as you can see by the property prices, Mauritius is not a cheap place to live. @@adidonnylad1133 Sorry to disappoint, but you can't simply as a foreigner come to Mauritius and build your house. The regulations only allow foreigners to buy PDS/IRS/RES residential villas or R+2 residential units (apartment) which is the most affordable one (at least + Rs 4-5 million at non-premium city/town)

As a foreigner do you need to buy into a PDS to get residency? Or can you buy a $500,000 property that is a G2 and still get residency, and qualify for citizenship in 2 years?

Make sure to buy into PDS, IRS g+2 or smart city (spending at least 375k USD) the you will get residency. Citizenship if virtually never given unless you marry a Mauritian. You can however obtain 20 year PRP

If you're unhappy with more development you need to fix it at the ballot box. I have been travelling to Mauritius since 1985 and the amount of development is really overwhelming and is killing the reason people come to the island to vacation.
