Based on my experience as a contractor, yung talagang mahirap na mga clients ay yung mga mayayaman, mag-co-compute ako ng tamang estimate ng project cost para sa gusto nilang mga mahal na finishes, tapos before construction mag-nenego sila ng cost, sasabihin ko in advance na a-adjustin ko yung materials at design para mapag-kasya sa lower nilang cost. Titipirin nila yung project cost, matatanggal as much as 20-25% which could be as much as 500k to 1M, sabi daw ang dami pang ibang gastusin, pero okay go, adjust nalang sa construction. Yung problem during construction phase, ang daming gustong revisions at changes, tapos yung mahirap yung change of mind nila, yung pinag-usapang tiles, woodworks, etc. gustong ipa-palitan, yung bigla nalang gusto na nilang mga finishes at components(hinges, handles, etc) ay yung mga mahal at ayaw na yung pina-kasya sa budget nego nila dahil ang 'cheap' daw. Yung pinaka-ayaw ko na feeling ay yung passively pinapalabas na parang ang "cheap" ko dahil yung nilagay kong mga finishes ay yung kasya lang sa budget na gusto nila. Kung sana gusto nila ng mamahaling hotel-like finishes, eh di sana di na nag-nego during proposal stage at sinusunod namin yung initial ko na estimates. Same din nangyayari sa mga kaibigan kong mga contractors. Pag-proposed project, mas gusto ko yung mga working-class clients, mas na-iintindihan yung budget, yung expectation nila naka-match sa budget nila, madaling kausap, karamihan hindi na nag-ne-nego ng budget dahil isang explanation lang ng naka-breakdown na estimate, gets na nila, minsan nga mag-papadagdag pa sila sa budget para mag-additional ng konti sa finishes.

Kaya maganda na before renovation and decoration talagang handa na budget at may sobra pa para sa biglaang expenses. Saka makakatulong kung kaya nyong mag-DIY or yung partner o may kamag-anak/kakilala na marunong para maka-save sa labor costs. Reasonable, basic setup on my unit(2br - 37sqm) was around 190k last Feb. 2018. May mga kulang pa un and added 65k by June 2019 to add the pendings from rental cashflow. Basic pa ito since may fridge, tiles, sink, A/C and TV na when we took. Need iipon kase babawi ka naman sa cashflow based on how you manage ^^ long term goals.

@@majidarifs Bro, your DP and total cost only around 500-700k (+150-250k furniture) not reaching 1m even. Rental income pays the monthly amortization(do your study before engaging), it(we) earns 5-10k net after all expense. in short, 2014-2019 we only spent 850k(own money) on a 4.5m-5m worth of property which you can sell(capital gains) and it currently earns 5-10k monthly. Do you do your due diligence? in real estate business you must think of + cashflow & potential gain on exit not just ROI, then all income/gain goes on to the next real estate project. Hello Miss Elle, meron ang style ng Contracting a renovation/repair job is ililista yung materials needed sample: tiling job. 40k total presyo ng tiles, semento,grout etc ang labor cost is 50% of the materials kaya from the sample given is 20k. So tiling total gastos is 60k.

Direct na kami halos sa mga laborers. Yung one time na biglaang ayos ng bahay namin kasi inanay na ceiling which is estimated na 30k lang budget, nalula ko nung sinabi nila Mama na running 70k na 😱 kasi pati trusses na lumber kailangan na ring palitan ng steel. Useful tips! Favourite part ko yung mag-canvass ng furniture and fixtures. Sa bahay talaga, mas ok na skilled contractors ang kunin at may sariling tools. I made a mistake of hiring someone with no tools, kitchen cabinets inabot ng 1 week, half the price of what Elle quoted pero ang pangit ng gawa! 😭😠

Share ko lang po, kung gusto nyo talaga makamura kahit sa labor lang incase may friend kang civil engineer at nagwowork sya sa construction site mismo, parecommend ka ng magaling na tile setter, mas effecient un at minsan mura pa sila maningil kung pakyawan at depende sa usapan. Ganun ginawa ng isa kong kaibigan at guess what 5k lang binayaran nya sa labor at 1 night lang ginawa around 15 sqm. Tipid ka na sigurado ka pa kasi specialty nila un. Thanks for reading 😊

I remember nung nagthethesis kami nung mga kaklase ko sa renovation, ung mga client namin laging sasabihin is 50-80k lng raw ang budget pero ang lalaki ng spaces tapos minsan bare pa wala pang structural. Sa class namin ang nagastos is around 100k-300k wala ng mas mababa pa hahaha. Tas isang area lang yun. Kaya mas okay rin talaga na wag mo iaasa sa contractor lahat ng mga materials kasi minsan sa exp ko, ang mamahal nung quotation nila sa finishes. Mas nakakahanap pa ko ng mura.

Your quoting construction labor prices. I think its high. I think you should get into this construction service also. Get a forman tapos sya kukuha ng mga tauhan. Swelduhan sila arawan. Mas makakamura ka and you can pass this on to your clients. Natatakot tuloy clients mo kasi mataas yung prices which affects your income pag hindi sila mag pagawa. Eg. 25k for electrical renovation lang sa 25sqm unit. Thats way too high. Magkano lang ang additional outlet, switch, wire, pin light etc tapos ang labor ng electrician. O kaya buy the materials and pay them labor on a daily basis. Yung renovation quote mo tumataas dahil sa contractor mo. BTW, Im a contractor.

Sir tanong ko lang po. Kasi nagpagawa po ako ng cr sa likod ng bahay sa may labahan. Magkano po ba estimated labor price ng cr na may sukat na 160 by 170 then ung pader po na 320. Omg! This is so overpriced. Nag renovate kami ng bahay 100sqm lot area 180sqm floor area. Palit tiles up and down of the house, paint living room and 4 bedrooms, counter with granite top, modular kitchen cabinet, 1 powder room and 3 toilet and bath palit lahat ng tiles and fixtures, vertical stair railings, light fixtures of the whole house drop ceiling and wall accents etc. We only spent 320k.
