I been doing maintenance for 7 years and man you on point !! I carry a 9 pocket pouch and mostly have all the tools you have and that’s all we need for property maintenance!! 💯

Im now in apartment maintenance. I was in Hotels for almost 4 years. One thing with the plungers or snakes i was not seeing much of as a temp in apartments is people were not covering them. Take a bag preferably black and just stick the plunger or snake in it and carry it especially in a apartment that is one building with elevators. It was just respectful to others and also when you leave you dont gotta wprry about poop water dripping all over.

I like your real world tips for getting a variety of things done. I'm an electrician by trade but I own a rental and have to know all that stuff you're talking about. Now and in future us tradesman are finally going to reap the rewards. the 80's-2000's sucked. We would have 7 electricians bidding to do 1 ceiling fan for $80. Keep up the good work

For toilets I use an auger instead of a plunger...It's fast and aost always works.

Awesome vid, love your style and straight up attitude. Also turning on heat at 60F is INSANITY! That's 24-hour windows-open weather here in Minnesota.

Lmao I work for a big property firm in Boston and i always get a call when it’s 70/80 out they say the heats not turning on. I get six heads when I show up in a tank top and shorts for the call

If you’re just getting into maintenance or want a refresh LISTEN TO THIS GUY. There’s a lot of tool “influencers” on KZbin who are just advertising brand new tools they’ve never used and pushing Amazon affiliate links.

Awesome video. I just applied for a Maintenance job where I work at a university. So the work is somewhat similar. The work is mainly in office and classroom buildings on campus. We have trades people who do plumbing, electrical and carpentry so my work would be minor repairs in those areas. So basically general maintenance around campus. I've worked here for 21 years as a janitor but am way overqualified for my job. I tend to sell myself short which often causes me to be overlooked for jobs in maintenance. Anyway, I found this video to be very helpful. Take care.

Best of luck!! We all sometimes doubt our abilities or sell ourselves short. But you'll see that even the most experienced tech is still learning. New equipment and techniques are always keep everyone on their toes. In a couple of months or years you may be more advanced than others because you will have your mind open to learning what's new and evolved while some older techs may be stuck in an old way of doing only what they learned 20 yrs ago. I wish you the best!!

What you described on dishwasher discharge is a High Loop, and is missed a lot as you said. It’s a simple repair but if not done will fail an Apt. inspection.

Those are also great 👍. I used one for a while. I'm way to unorganized for that. I kept putting more and more stuff in it. And when I needed a tool I had to dig through all the stuff to dig it out.

Hey thanks for your insight on maintenance common work orders. Can I ask a question I’m sure many other like residents would like to know. I live at a property here in Washington state but originally from Mesa, Az. Heyyyyy. Ok the property I live at is managed by one of the largest property management companies they have properties all over the map. Recently, We had a technical change they moved in the unit above me so a on property tech right but no resident is sure is this tech for our property strictly? Our community manager is non existent we have been rolled into the maintenance and mgmt of a sister property that have a large townhomes of units and 70 something apartment community who this sister property is responsible for our property is the third one that they just rolled in on top of these people we have 74 units here at this property my question is I’ve had outstanding work orders since February 7 my dryer needs to be looked at because it’s not drying as I’m good as it could be our vent traps are full outside this maintenance tech that has moved and Upstairs is busy upgrading her own apartment we are hammers and stuff going on and you know that’s fine and well but my question is have you ever been told by a manager or something with the property you’ve worked at to ignore a work order or slow on work orders for a certain property I mean blatantly I feel like we’re being ignored and this is never happened before our rents paid up or in our rents paid on time never had any problems it’s just we felt that we’ve been like put on the back burner and that the current management team is handling too many properties what should we do or no not what should we do it I just wanna know have you ever been told to ignore at work orders?

That's a great question, managers never ask us to ignore work order. But what is happening lately is that we are really short handed. It's a national problem. We try to prioritize work orders as much as me can. Heating/cooling, plumbing, and electrical issues are #1 priority After those we need to paint and prepare vacant apartments (unoccupied apts are money lost for owners). Most companies do try to make all other repairs within 48hrs. But when you're short-handed it's really hard to get to work order.

@@MaintenanceManNarratives Thank you for getting back to me. Update on Work Order situation…. I guess the management company has been having a hard time retaining workers and simply just finding people who want to work. However, our property which consist of just 74 units has been without a community manager, assistant community manager and no maintenance staff the company rolled our property in with the managing team of two nearby properties which are townhomes well over a hundred units and the other is a smaller property about seventy something units all operational budgets for the three properties overseen by just one community manager, her staff is always changing they would quit and she would have to hire another “that turn over rate is not normal and could be because of the work environment not being free from something hostile” The company also like to take a mistake or mess up and do the he say she say mess and guess what for the higher ups to stay in their position they will finger the newbie employee as being the cause even if it’s a training issue and cut the lowest person on the totem pole to keep their nose clean. It’s truly sad. Ok. I’m concerned that e we have had a section of our properties Boundary fence just tumble over and it’s left a big gap that has now attracted transients to use this section to cut through and get to the park behind us, and also we are on a very busy street and you just see cars zipping by at a high rate of speed and I’m scared that one of those cars will jump the curb and fly right into my unit like someone driving drunk and I can’t Sleep at night. I told management and they said they would be calling a vendor out to fix the fence but it’s been two months and we have not heard a peep from management on the status of this fence repair. It’s a safety issue so someone suggested I’d call the fire marshal our building examine people with the city and let them know about the fence cause it’s a boundary issue or falls under some other section of rules and pertussis out will put a fire under their bu**s to fix our fence but I don’t wanna cause no waves and have them thinking about whether to offer me a renewal once my lease is up cause even though it’s against the law for them to retaliate against me for reporting the issue to the city but they will better believe it. Politics of a large property management and reality company…. Like one of the largest National companies. Anywho thank you again for responding and for listening my friend. Have a wonderful night.

I roll around a rigit tool box qith everything in it and i can tell the other maintenance dudes hate on me. However i don't give a fuck cus i got everything i need to get a job done from ac electrical outlets to plumbing and dry wall spachala patching. I make 25 an hour here in Colorado

I started off as a porter then make ready apt now got my epa went from 15$ to 25$ in less than 2 yrs and then there's room for advancement been good to me so far 😎
