I have 12 years in on apartment maintenance, and he pretty spot on with everything. At my property, I am “ the nice one” that everyone tries to get to come. I’m just generally friendly not better. At first it will stroke your ego that you are the preferred maintenance guy, until eventually you realize your doing way more work orders than other coworkers. Don’t fall into an ego trip, you can’t help everyone and thats why you have coworkers.

You're absolutely right!! It's hard changing once everyone knows you as the nice guy and you end up with the most and the hardest work orders.

@@MaintenanceManNarratives thanks for the great videos. I just started watching when I found out my property was being bought by another company, so I’m not sure what the future holds here. I’ve only really ever worked for this property with the rare occasions of filling in at sister properties. Was checking out videos by other maintenance guys to see what they deal with. Keep up the good work.

@@kevinbell_ you can always try for a grounds keeper position at an apartment. They usually double as an extra maintenance person when needed. You can learn a lot of basic stuff that ways, and a lot of companies will pay for you to get an epa license to work with refrigerant.

@@hekuboshi nice, thank you. There's training programs near me at community colleges for AMT or general maintnece but it costs a lot so I was wondering if there was a way to work/network my way into the role of an AMT

Ever since I started my job as a property manager assistant, I’ve been dying to get my hands on being able to repair the majority of the fixes so that work orders cans be taken care fast. And I feel good when I fixed things at my sisters apartment. I was told get a CAM license but I will love to learn at least one of the three HVAC, plumbing and Electirican, but HVac is the main focus. I love this video so much

Spot on .. 13 yrs on the same property. Started as a make ready guy with various construction experience , but no multi family experience. Made lead tech in 3 yrs .. All about the mindset . Attitude . And tools of the trade . .. all equally important.. you touched ALL the bases.. Good job !

Great video, a lot of good info for both a new tech and someone that’s been on the job for couple of years. Just wanted to add couple stuff. 1. Maintenance tags: no one wants to come home and see that someone has been in their house. Resident like to know if the request has been complete or if you are coming back. Parts needed etc.. 2. Always carry booties (shoe cover) it’s easy to put a set in your pockets and take em out when you need them. 3. Never promise you are coming back at a specific time. Things happen all the time. Residents sometimes wait for tech and stuff happens “emergencies” and you never went back. Now the resident is upset because you had them waiting. Always give a time frame or follow up. 3. Do Not say “just this time” it will never stop. 4. Don’t be afraid of asking for help. I have stuff broken because I wanted to take care of it by my self. Wanted to finish the work fast. Now we have to order new glass doors. Lol Those are just some of the basic stuff I think it can be useful. I’m a tech with some years in the Los Angeles area and you learn something new everyday.

Booties can be a nuisance or even an impossibility on some jobs such as a back up etc. In the real world most times, just your presence is enough and tenants won't mind if you happen to come in off the street with your shoes on and no booties. I speak from years of experience. Here's an example: you go to a call for sump pump issue with flooding. Wearing booties would be highly inappropriate. There are many others. And, too if you're working an a/c call and you are in and out booties might prohibite your ability to effectively service equipment. And on and on. I generally ask if it's okay to come in with my shoes on or, depending on the looks of the unit maybe opt out of using anything but waders. Some are that filthy. You have to be real.

I’ve been a porter/ helper and I’ve worked for an independent contractor locally but there’s a lot I don’t know. I really appreciate these videos and this channel. I’m only 10 minutes into the first video but I’m already subscribed. Super informative and professional. Literally the greatest maintenance video I’ve seen and I’m not even finished watching it yet. I was porter for 2 years and I would go out and learn with the tech and supervisor I learned a lot and now I’m a technician for a newer apartment complex with a $6 raise !

Thanks for this video its a huge help I've been in the maintenance field for years now, but for medical/business office buildings and I started off as a custodian and then I became a floor tech and this is my first time working as a maintenance tech for an apartment building I started training last Friday. One of the tenants tried to get me to move a fridge for him and clean the back, I apologized to him and told him that I couldn't do it, but if he was having issues with the fridge, he could call the office and put in a work order my supervisor said that I handled it well I was nervous as hell when I filled out my work order I forgot what cabinet hinges were called and wrote down butterfly latches 😂

You did the right thing, once tenants get you as their worker it goes sour really fast. I was a contractor before a maintenance tech and I was use to poeple being the client (and the client is paying so they are always right). But I learned soon enough that tenants are not the client, they are not always right and if they could have you working in their apartment everyday, they would!! Great comment 👍

Yep!! The argument is based on opinions until you take temperatures then it becomes based on facts. Besides, most tenants change their tone as soon as they see you're actually reading and recording temperatures.

Good stuff....Even though I may know most of the information...I didn't know all of it...I am new to apartment maintenance but I have been doing my own handyman work for years...with my work I deal with a few but as a maintenance tech I'm dealing with many and having boundaries and discretion is a valuable asset. @@Keyanor-qs3hs I have a friend who works as a leasing assistant for an Apartment company. They needed maintenance techs and I just applied. I honestly had no professional experience in maintenance but I told them that I had personal experience from fixing stuff around the house and listed it out for them. Maintenance techs are in high demand right now so I recommend looking into it. I’ve been doing this for less than a year and I’m already up for promotion. If you’re hard working and proactive this job can be a good opportunity for growth. To prepare myself for the interview and the job I watched a lot of videos like this one. Even if you don’t have experience as long as they know you’re willing to learn and are teachable, they will give you a chance. I wish you the best of luck on your journey 🤙🏽

Excellent video! I was just a clean up guy after hours at a gymnastics facility for a year & then the owner promoted me to facility manager over 2 gyms. So now I do cleaning & some basic maintenance. I have some knowledge from working with my dad as a kid but still have lots to learn. These videos are absolute gold for me. I appreciate you sharing this knowledge 🙏💯

That's my goto response. I tell them I'm here for the order put in and nothing more. Put in a work order. Unless it's a hazard than I'll call the office and submit a work order myself. As for tools I have a backpack which I hated in the beginning but I love it now

The disposal wrench only works for Insinkerators all other brands you have to use the internal unjammer that you have to put down in the blads and work back and forth. They are a pain. I always replace with an Insinkerator if I can. I've been doing it for almost 30 years but still enjoyed the video. Great advice for the rookies.

That's great!! I would advise you to try to start in a big complex were there are more maintenance techs and can help. Also remember that it's when you move companies that you get the big money increases. Best of luck!!

If I have a bunch of more important work I won't stay for extra work but I can make a work order and do additional work if its slow. No need to have the tenant go to the office or create a work order for something that I can create a work order for myself. Creating work orders yourself is a small thing that really creates a professional and convenient service for the residents. If I have other priority work I will tell them and leave and come back later. Edit: Another great tool is a 7/16 socket for toilet bowl screws when pulling toilets.

Every time I had to call a maintenance guy they would look for any tiny thing out of place in my apartment and report that to the management. From talking with other residents I found the solution. They expect a $20 tip. I started doing that and no more issues.

Thanks!! I'm 46 ( not far behind) but I do see alot of 30 or less guys that can't keep up. To many hrs or it's to hot to be on a roof or they are always hurt, or "I don't like the way you told me that" ect ect. I have had very bad luck with alot of young guys lately. Many of them are way to sensitive. Best of luck!!

@@MaintenanceManNarratives I'm definitely not sensitive like the younger people are today. My father who I miss tremendously would be approaching 85 now taught me about the "School of Hard Knocks". My problem is my knees. I'v lost 70 lbs in the last two years which helped a lot and have at least 50 to go. Do you have any thoughts on knee pads either the ones you put on the ground to kneel on or the ones you wear ? I just made my own kneeling pad out of some old workout mats and am looking at the Toughbuilt Thigh stabilization knee pads, the Husk gel stabilizer knee pads and various other . I really appreciate your suggestions on keeping your tool bag light and I will keep versatility and light weight as my main goal as I buy and evolve my go-to tool bag. At the moment I'm staying with my 5 gallon bucket, Hyper Tough bucket organizer, the tools I already own and a few select new ones until I get a better idea of what I will need. Thank you !

Facts. We need to at the very least get paid like 2nd or 3rd year apprentice in the trades. Most trades you get journeyman pay at 5 years.

@@S_M808 ... in Rhode island the law states no time and a half unless you worked 40 hours. if you look at all the holidays and when you may take a sick day or vacation day.... 60% of all your weekend and nights on call will be paid at straight time...... we make no money for doing it. plugged toilet at 2am is worth more than 40 bucks.... if they had to call a 24 hour plumber it would be $250. minimum..... I'm done with maintenance you all can keep it..... I personally feel that maintenance men across the country should start standing up for themselves and demanding time and a half pay for all on calls regardless if you hit your 40 hours during the work week. back 30 and 40 years ago women in the workplace demanded paid vacation paid holidays this bologna that bologna because they were single mothers well let me tell you something men need to start speaking out and standing up so we get paid what we're worth and we need to stick together.

@@S_M808 I'm curious how does it make you feel to know a 19-year-old girl just graduated from high school takes on a receptionist position at a real estate company making 20 bucks an hour ? while the maintenance men with 5 and 10 years experience are only making 20 bucks an hour?

@@lewisyaxley if it's a different company I don't see the companies logic in paying the people who work a more physically demanding job less than or the same as someone working in an office who is fresh out of highschool. I get that there are different levels of stress for each type of job. I literally just built a shed from Costco and had to build a wood platform for it. The digging, leveling, cutting, measurements, and assembly of everything took me about 2 1/2 days of working. So about 20hrs of work by myself. Which I'm lucky I didn't have any work orders to do. I'm running 2 different properties within 5 miles of each other. Which isn't far or even that many units total. But when shit hits the fan boy does it hit. Not to mention working 2 full time jobs

Been a Tech for 6 years now and you ain’t gonna fuckin catch me painting shit, unless you’re paying me 25+ a hour. Know your wealth gentlemen. Do good maint work and don’t let these fuckers trick you into painting or cleaning apartments.

Great video, hadn’t thought of the thermometer even though I use one when working on my vehicles. Yes, a drill really helps, especially when working alone, 12 volt is light and strong enough for majority of maintenance jobs. Thanks for the info, now following you.

I've been a maintenance tech for 8 years. I go into a tenants apartment with tunnel vision and go directly to the problem fix it then leave if no one is home. No snooping!!
