I’ve said this on other videos, but I’ll say it forever. You’re such a great teacher and help me make sense of everything! As soon as I have the budget for it, I’m replacing my garage door. My current door isn’t electric and is 40 years old and is falling down. It NEEDS to be done but I’m glad to know it’s got a good ROI.

Spot on with focusing outdoors. I used to work for a landscaping/ general service company and one of our most common gigs was realtors hiring us to just pressure wash the siding and deck. He’d pay us $300-400 and the house would go up two grand.

I love that you added the roof to list. Really when you look at renovations their are things that add to the value of your home and projects that maintain the value of your home. A new roof may not sell your home but the bank cares a lot. A bad roof will cost you but a new roof won't ad much value.

Adding storm windows improves the R value as much as replacing old wooden windows. It also saves you from replacing historic windows if that’s an issue.

I think the kitchen and bathroom are projects to make the house your own, not so much as a reselling point. Thanks for your videos I just got my first house. the first project will be just upgrading the service panel and putting ceilings fans on each room. Later on, I will tackle the bathrooms and kitchen. Not to flip, just to make my house my own.

Though I'm surprised you didn't mention having stucco for exterior, it's much more durable than vinyl again driving hail storms (Canadian weather feature). Re: Garage doors. Fully agree with you. Tried one on my garden shed one year. Had it 99% of the way there, but just not working well. Got a professional door install 3 month's later, the guy did everything I did - but in 1/10th the time, a whole lot more accurately (with tools and jigs) and adjusted it all perfectly (the spring adjustment was a massive and potentially dangerous part of the job for me). Was not worth my time and effort. (Plus my old door panels ended up being good quality light shelves in my shed.)

100% right on garage doors. Last week I took this on as a DIY. I research it an i save about $500. It took me about 10 hours. In taking the old one out, the cable let loose and cut my ear the. Then in installing one panel let loose while I was putting the rail in and bonked my head. And of course now my garage is filled with the old door that I have to get rid of. In retrospect, $500 was a bargain!!!

Hey I was wanting to ask whether you have any tutorials or tips for how to convert a double sided out of comnission fireplace into wall space? Thinking of pulling off the mantle and brick work and trying to install drywall. One side has an out of commission gas heater in it and the other side has an empty heart with a metal shield over it. Both have horrible brick mantles - one goes into living area, one in dining area. I'd like to just board them over so that there is the possibility the chimney could be used down the track, but would like to make it look as much like a normal wall in the meantime as possible. I've been able to find a lot of videos about renovating and refreshing fireplaces or totally removing, but not a cover up job like this. Thanks!

Jeff I just want to say thank you for everything that you have posted ...someone like me truly appreciates it ...since I purchased my home in 2009 as newly married in a first home I have done few projects myself ,, purely due to the cost of hiring a company...I was quoted $25,000 for a deck ,,, well I said hold my beer,, lunched the KZbin video and built it myself the way I wanted ...I wish I had your videos at that time ....few months ago I got a quote for a shed $7,500...I said hold my second beer,, and Jeff's KZbin how to build a shed and in no time I had my shed built for less than $2,000 including 20&20 concrete slab...next project is my basement .. completely unfinished and I have spent more time with you on KZbin than with my wife ...." What a great lecture. The market numbers at the end almost made me spill my coffee! Home Depot makes more money than a sports industry - wow! As an Investor/Landlord. I would say location, curb appeal and to check out the competition. If 85% of houses in the street have a garage - could be worth the investment (if you have room). Same with a fence, especially in a family neighbourhood. If not then other substitutes such as a couple of large sheds for storage might put your house higher in the selling list. Same applies for a ceiling price. Sure if you want to put in an Olympic Sized pool in the garden and marble tile on all the floors go ahead but don't expect for your house to be worth double everyone else's in the street. It will add value but as a return, not what you invested in. Painting is absolutely a skill that any DIY'er should have. I love it, it is like Zen meditation. That being said, I once purchased a property that had a terrible exterior paint job (It was a bank sale so wasn't too concerned at that point) Indeed the house itself had some interesting carpentry and while no "Jeff Thorman", I do know that cutting through several joists to move a staircase is going to weaken the structure (and he wondered why the floor dipped?) OK it was a wreck, but I digress...and after many hours of sweat to scrape and clean up the exterior it turned out great. Painting and drywall finishing (no disrespect to those skilled tradesmen) is mostly labor. Yes there is some skill involved but compared to carpentry it is at the lower end of the scale. I myself have become quite proficient with a trowel, in no part thanks to this channel's superb class on "drywall". Agree with the stone cladding, looks nice on certain homes, adds character but again a "fad". But then if you are in the business I'm in, fads make me money (Smiley face). Windows & siding ditto, you can do them yourself but I don't like being up that high so sub it out and still add value. Many times you can just replace the boards and keep the trims in place. And if you can get a deal on triple pane they are great for noise reduction if you are in a busy traffic area. Roofs, yep it keeps the rain off your head and has a 10-15 year lifespan in our area (regardless of what the company says) My only add is a "new" roof is more attractive to buyers as it is a high cost (compared to some tile backsplash the husband slaps on the wall over a weekend) that people do not want to fork out, plus it gives them peace of mind. And my last trade secret is "Shiny things sell homes", kitchens, bathrooms, new paint, new flooring, it looks new and clean and people like it. hence the fact Lowes make more money that LeBron James. Even something such as a respray of the doors and some new handles will add value. Although a bad tile job or poorly designed kitchen can ruin your investment.

My question is specifically around marketability vs. return on investment. While kitchen and bath provide a low ROI I think by doing so your home becomes more marketable or desirable. With that said, wouldn't you agree that while the investment returns aren't realized by increased profit the ability to sell over similar homes is a value not calculated by ROI? Side note* I'd like to thank you for the incredibly helpful how to videos. I've finished my entire basement myself and leveraged heavily on your drywall videos and just recently your tile videos! I'm a fan and tell all the DIYers I encounter about your channel.

Hey Jeff, I just bought a house that's mostly in decent shape except for the super old siding and single-pane windows. You mentioned siding yourself could be cheap and even cheaper if you know where to shop, do you have any suggestions on where to shop to get quality siding for cheap? Hey Jeff! Catching this video a few years later - I'm wondering - does your list stand the test of time or do you feel there are some updates to make? I noticed upgrading/installing insulation didn't make your list and am curious to know where that stands for you! My thoughts are if you have uninsulated or underinsulated rim joists or attic spaces you could save a decent amount on your utility bills just by properly insulating those spaces... Not to mention the increase in property value. Especially with the next bump in carbon tax coming up - my winter utility bills are already almost $500, i cant imagine what they will look like after next month! Hope to hear your take on this!
