Great video, liked the tips. For anyone reading this...It’s a small one, but I noticed many buyers/renters like a renovated front door (smooth operating locks, painted a bright color like red, new house numbers, etc.).

Very important note: “laminate” flooring and “luxury vinyl plank” flooring are two very different products. Luxury vinyl plank is far superior. It is solid vinyl and scratch and water resistant. Stay away from laminate flooring.

There's also a luxury vinyl tile options and a presumably new vinyl sticker sheets. I haven't used that last one yet, but my realtor showed it to me the other day and it seems like LVP meets linoleum. You get luxury vinyl, but the material is cheaper and installation is easy. If anyone reading has used it, let me know how it went for you.

Don't forget to change all the grubby light switches and electrical plugs. The amount of time I spent trying to scrub the grimy finger smudges off light switch covers then you notice the grime is stuck in the creases. Light switch covers....$3for a dozen pack. Get your screw driver out.

Great tips. As far as the landscaping, I agree that the minimal upkeep is best. However, I find I can get more out of my tenants when I swing by every month to either do a quick inspection of the utility room or pickup the rent check to just give them a $15 gift card for coffee or something and say, "Lawn is looking great, thanks for taking care of the house". Tenant gets positive reinforcement to be on-time with rent and to have the lawn cut. Plus I can write off the gift card :)

It never hurts to have to buy some extra flooring and keep things consistent, try to find some flooring if it is modular that is around for the long term, keep paint a consistent color so if you need a quick patch you can grab your one can of paint, if you have a small area of floor damaged you can replace the one section, with a bunch of labor. Painting tile, it's quick and cheap, and it can scratch, do not get a custom color, and ask for patch paint when you get it done, the Tennant will damage it. Inside sinks around the drain will peal if it holds water.

I painted mine. Key thing is do 2-3 base coats and 2 finish coats. Let it fully dry in between. Added hinges and granite counters (tiles were cracked). Under 5k total. Increases value a lot

Also, as a renter, I will concur landscaping makes a huge difference. Before even arranging a viewing I like to look at a place on Google Maps street view. A well maintained landscape (not fancy, just well kept) shows that the owner/manager pays attention to detail, and gives me confidence that there won't be problems with the rest of the unit. As they say first impressions are everything, and the landscape is the first impression of any real estate.

It depends on how many buttons are on the vest. If there are 7 or more buttons, then you don’t button the bottom one. Button all of them if there are fewer. Bonus tip: Button every button on a double-breasted vest, tuxedo vests, and other black-tie attire

Nice, thanks for the ideas. I've got a tip for scraping popcorn ceilings - Wet them down with a light water mist from a garden sprayer. Softens the plaster making it easier to scrape off, eliminates airborne dust.

Kitchen and flooring are sooo key. And they don't even need to be expensive! 1:15 - exactly. Paint the cabinets, add new handles, and swap out the countertop, it looks like a new kitchen, especially in photos.

Adding onto the kitchen part: you can buy waterproof stickers for countertops off Amazon for $20-40. These sticker can be designed to look like pretty well any surface and any colour. Honestly calling them stickers doesn't do them justice, they are very thick, use a high quality adhesive, and aside from texture are indistinguishable from real granite or marble counter tops. These sticker are massively cheaper than getting a new counter top and only need to be replaced every 2-5 years depending on the quality. I'd highly recommend everyone have a look before getting a new counter top.

09:27 ...An artist here. I am just adding that the paint used on ceramic tile is not a basic acrylic or latex paint, it is an epoxy based paint that will adhere to tile. It also requires scrubbing of the tiles, fixing cracks and sanding them first then putting down an initial layer of tile primer. Finally two coats of the epoxy based paint. Careful which paint you use when you try this, to prevent peeling. Open windows and ventilate well when using it.

Totally depends on the home and location. Pools = more maintenance for the landlord, and higher utility bills for the tenant. Higher end areas ABSOLUTELY can command a pool. Put a $200,000 pool here in Hollywood and you might be able to charge an extra $2000+ per month for that house. Put that pool in a lower end area, and it might be a total waste of money since you won't be able to get the ROI from that cost. So it's location specific.

Single breasted vest, bottom button is unbuttoned, with the exception of formal white or black tie wear, which is fully buttoned. Double breasted all the buttons are buttoned. It really doesnt matter because its just style, AKA, it changes lol. The reason you dont button your bottom button on vests goes back to a guy that was too fat to fit in his vest, and started a trend. So if you desire to wear a vest but a bit more casual, you unbutton the bottom button.

For a rental property, you can also find furniture and dishes cheap at a flea market. This generation often lives in smaller homes than their parents and grand parents did so there's a lot of unwanted furniture that ends up in flea markets, the salvation army etc. You can also find a lot of older light fixtures. It's a great way to get a cottage all set up without spending a bundle. If renting to an employee of a business who is away from home a few months to do IT work for a client for example, they would want a place to be already furnished and would not care very much about the details since it's for a short period of time. You can find some nice conversation pieces sometimes, like a cabinet containing a radio from the 1920's, a jukebox from the 1950's etc.

Using imitation materials makes sense. Much of the imitation stuff has been engineered to be more durable than the real thing. Once you begin to realize how many things are fake today like CZ Diamonds, high quality fake Rolex, photoshopped models, fake gurus, etc then life becomes easier. Things like Brazilian marble are most likely just a slightly higher type of marble and it was rebranded to sound fancy so the price can be marked up several times. I saw a branding show and they demonstrated how you can take something like a good tea and rename it to Arizona ice tea and then charge a premium and the ice tea isn't even made in Arizona.

I know you talked about buying materials for renovations, but do you actually do the renovations? Or do you pay for a specialist or handyman to install the materials you purchase? Thanks and great video!

BRO, next time you scrape them popcorn (acoustic) ceiling wet it down with water. its a LOT less dusty and fall straight down instead of fogging up a room. get a little hand pump bug sprayer/weed sprayer from the lawn and garden section. it is amazing how much easier it specially on the clean up. just dont over spray..

My answer for not allowing my tenant to ruin the grass? I got a Rachio (not sponsored, haha) and I control the timer from my phone, there are no physical buttons for them to mess with on the rachio neither. So I control when and how the grass is watered.

@@GrahamStephan oh I think I do. Remember when boost Mobile existed? At 9pm-12a chirping was free. Man I was in middle school and we were up all night chirping.... and that was the ONLY time I used my phone lol

I had an argument with a coworker about this. No, you do NOT button the bottom button on a vest just like you wouldn’t with a suit jacket.
