This was very helpful. I am planning early retirement and have pretty much narrowed the country down to Santa Monica-Venice-MDR. Thanks for clarifying the issue about the long-term lease on the actual MDR versus the surrounding MDR. It does seem really appealing to have easy access to the shops and restaurants, without living in the midst of it -- plus beach access. I read an article that the Marina City Club was subject to inspection due to massive cracking in the wake of the Surfside collapse in Florida. I'm curious about the walkability of the 3 more modern condos in the triangle to the shops, restaurants, and beaches. Seems like those might be the best of both worlds -- not in the odd, long-term lease part of MDR, modern buildings that are not on the verge of collapsing, views of the Marina/Ocean, near the activity, and a short drive to LAX for international travel. Finally, I know that it's not WeHo, but how gay-friendly is MDR?

I live nearby and I know if you live in MDR then you got to become a hermit because there is no easy parking for visitors, so forget about parties, having visitors is nearly impossible
