Not many buyers have 800K in cash, a cash sale saves time and also for you the $$$$ it was costing you to hold it. Great information and you list ALL known costs or you have records of, now i see now why you didn't pay cash as you have other properties being redone at the same time, that financing sure adds up quickly!

Wow! What a nightmare about the tenant! Thankfully, you were still able to see the light at the end of the tunnel! Yay!!!!! It’s a wonderful house and I sure hope whoever bought it will truly make it into a home - complete with family. All in all, you did very well so I think though it may have been risky to purchase it- you actually made the right decision really.

You did another adventuresome house a while back. i was so in awe. It was huge, weird, unfinished personalized (bad, unique, unfinished dark house. I think you paid a higher price. i never could find out what happened to it and I couldn't find it again. Someday I hope find out. I always learn alot from your flips.

I would never have balls to do flip that big, the one investor I worked for when I was 17-18 had a house like that just before market market tanked, she still has it lol. I don’t think she used hard money but imagine that!!

If you would have put in new vanity and changed tile countertops and crown molding....maybe spend another 20k you could have sold it for 850k. A buyer can see how much you got it for and see what you did and i feel you did the least amount just to make it look nice. For 800k that house better have good finishings.

Iyou should of re painted the cabinets in the caution and adden new counters in modern painted all white with black trim or ligth bday and white trim in every room I deal almost 0 change and re done the floor

What most people don't understand about profits from flipped homes... That profit gets reinvested back into the business. The flipper doesn't just get $100,000 in their pocket. And, it only takes one problem property to suck a lot of profit away.

You should have done those improvements the first time round. I thought you were going to fix those window seals the first time. I would have redone that island in the kitchen. It's a strange shape, in my opinion. It's a really nice home. I'm not sure if I would have moved either.😁 But over here, in my country, a 10-year lease does not guarantee that the rental price can't be raised. You are able to raise the rent a certain amount of times during a lease agreement at a percenage of the monthly rate every year or so, within reason. Its up to the landlord. But don't get too greedy. Especially if you have a great tenant who is taking care of the property and has been there for a while.

I was wondering what happened to this property. I just have that gene that says if someone is scamming you on a 10 year lease, you bury them. Never let a scammer win. I couldn't imagine paying that person money to leave but this is Colorado and the courts made a previous decision so it was a pragmatic decision to pay her to leave. I just couldn't have done it. I would have towed that trailer off the other lot (the famous other flip) and dropped it in the police station or McDonalds parking lot. And I would have had ethical difficulty paying for her lawyer or paying her to leave. But nice job on the end results.

You have to be careful letting emotions dictate business decisions. Technically she was not scamming me but the bank. I didn't like giving her a dime, but I gave her a lot less than she wanted I think she felt pretty defeated with the whole process in the end. Somehow she thought she was going to end up with the house or keep paying cheap rent for a long time. I explored every option I could to terminate that lease including HOA violations, not keeping up the yard, not shoveling snow, etc. However, it would have all gone to court again and been up to a judge while I rack up tens of thousands in legal bills. It is still so weird how that camper just up and vanished.....

I’ve watched a few of these videos and rarely have seen a laundry room. The standard in new housing is that the w/d are on the same floor as the majority of the bedrooms or near the kitchen. Where in this high-end home was the w/d?

You should’ve changed colour scheme to neutral and removed carpets to natural materials or tiles it immediately turns to higher end as a high end consumer i would put classy and antique looking fixtures in the property by the we also flipped one house but ended up doing way more than we anticipated but the outcome was awesome

@@investfourmore yes. Sounds like the foreclosure I just brought. The neighbor was renting it out illegally. Luckily when the bank grabbed it the people politely moved out. Can't wait until we finish it. Do you know any private lenders in Florida by chance? It's a gold mine here Thanks to climate regentrification and a few state laws that were passed recently.

The biggest mistake you made was not adjust your rehab to the market. A lot of people make the mistake on the low end (make a cheap property too high end), but you did the contrary. This is a 800K home, it should be a lot more luxurious than you finished result. Just getting rid of the yellow wood and painting it something like light gray or washed out black would have given the home a different vibe. Then I'd highly recommend staging a home at this pricepoint. Buyers need to envision them living in it.

We have 1 year, 3 year or 9 year leases. All with their own benefits and disadvantages. 9 years is very very uncommon.

This house is NIIIIICE!! I love the in-law suite/kitchenette type thing with that hidden room in the basement. Definitely a nice touch. This is a high end home, so the people who usually buy these homes (I'm assuming) have the money to maintain them, and are well educated to understand the value in keeping their home well maintained rather than letting it fall into disrepair and letting an investor capture that equity later lol. The fact that they were a CASH buyer for an 800k home indicates to me they could have been a foreign buyer. Lots of wealthy Chinese buying up homes lately in North America. Mark, would you say that the more expensive the home, the better the condition you usually find it in? I suspect this is the case, but it's all theory for me at this point.

That sounds stressful, there’s a lot of unknowns and a huge amount of time and risks and investors to pay back , if throwing that much money into a unknown situation that sounds like gambling addiction hoping the slots are going to come up all cherry’s, I would need some kind of a back up plan or guaranteed funds to back myself with, yes the property sold for a profit how many sleepless nights and phone calls were made, congratulations!

I just have always felt that the people squatting should be dealt with by the seller every time. It's their original issue and should be dealt with the same way a lien (disclosure) would be handled PRIOR to sale.

It's strange that the wife wasn't charged along with the others. The court seized property and bank accounts that were solely in her name, so they had to have proof of her involvement in the scheme. Oh well, beautiful house!

Because I would have to find the buyer. Most buyers work with an agent. If I don't pay a commission to other agents I eliminate 90 percent of buyers and will cost myself $50k or more because of a lower sales price

That carpet looks like a awful gray/ blue that reminds me of my grandmas house. Mark I love your videos and watch them religiously so I don’t mean any hate by this but you could have done so much better. You cheeped out heavily, the carpet is gross, that wood floor looks so fake (not sure if it is) the colors remind me of something from the early 2000s. The house is beautiful from the outside but is a huge disappointment on the inside. If your going to play in the high end market, make the house look high end. You could have sold that house for a $1,000,000-$1,200,000 (at least where I live) if you didn’t take the lazy route and put in the least amount of effort. This isn’t to be hateful but your company is turning into getting houses out cheep and put in no effort and it sucks because you guys have so much more potential

He would've gotten the same amount as he did doing all that extra work. If the price was any higher he would've held on to that house for over a year longer. It really just depends on the location. Playing in the high end market is gambling, that's why he doesn't do it often. Not trying to be rude, I just love learning about the housing market.

Some things to consider. The carpet was actually very nice. It was extremely plush and comfy. Not builder grade. The hardwood on the main floor is all original hardwood. The basement had laminate that was already there. It was the basement. No way that house sells for $1,000,000 or close to it. The comps were not where near that. You should know from watching my videos that every market is different and you can't price a home based on a different market. Sometimes a different street makes a 20 percent difference. You can call it lazy, but judging from your comments you can tell you have not flipped before. Spending too much money to make houses look like HGTV is a great way to go bankrupt unless you are in a super high end market. They won't sell for much more and they won't appraise. All a waste of money. Why do you think builders do the same thing?
