This was a crazy deal! I had a call from a homeowner who wanted to sell quickly without agents. I love these types of calls but this was not an easy deal! The owner was in the middle of a nasty divorce and the other owner still lived in the house. He wanted to sell the house and she did not want to sell the house.
I offered to buy the house for $300,000 and he agreed but when we sent the contract to the other party it was never signed. I had given up on the deal when I was served and told to show up at court! I had to testify in court about the house and why we were paying what we were paying, and justify my price as well as what the home would sell for. The lawyer for the party that did not want to move grilled me pretty good!
The court ordered them to sell the house to me for $300,000. At this point, I was not sure how much I wanted the house but figured if the court told me to buy it I should buy it. We made another contract and the one part signed it right away, the other party took 2 weeks to sign it! The house also has solar which I am not sure I mentioned in the video and that help up closing because neither seller would give us any info or help us contact the solar company. We got that transferred and finally closed on the deal.
Before closing, I made sure to have a walkthrough to make sure the party was out. She was not out but said she was leaving the rest of the stuff in the house and would be out by closing. 2 minutes before closing she called and said she didn't get all her stuff and she had to move more things. I told her I was not closing unless she gave us the keys. She gave us the keys and when we showed up at the house her dogs were still there!
I called her and she did not respond for an hour and a half. I had my guys rekey the house ASAP and she showed up when they were there. I told her she could get her dogs and move any other stuff she needed to as long as my guys were there. My guys text me and said she was just sitting on the couch staring at them. I told her she had to move her stuff or leave or we would call the cops. I went to the house and she was in the master bedroom with the door shut. I told her she had to move stuff now or never and she finally started moving some things. I left, she got her dogs and left the stuff she needed in the garage since her truck was full.
Eventually, she came back and got all of her stuff, and hopefully, we are done dealing with them! If you follow Investfourmore on Instagram or TikTok you may know most of this story already as we post a lot of short updates on everything we do there.

@@trishpipkins based on WHAT exactly? Because YOU say so? Because her EX says so? Because some dude who wants the property ..and who has the money to buy it out fom under her says so? Nobody gives a crap about HER.... She doesn't have a job..so..in our socieites' eyes..she has no worth..and deserves divorce, abandonment and homelessness..ahe doesn't " deserve" a husband, home, or security. I for one.. would very much like to hear HER side of the whole thing.

I learned quickly to have my closings on the kitchen counter AT the house with a handyman standing by to swap out the locks as soon as the final signatures were complete. That way I could make any final demands needed (take your pets, etc) do a quick check of recent damage, and secure the property.

That is not an option in some States. In fact, here in Hawaii, you dint get the keys until the sale is recorded with the courts! And, last i checked, most closing attorneys wont meet outside their offices.

Like you mentioned .. she was jobless and so probably did not have anywhere to go after the divorce! I've seen people like her .. and the best thing is to get her out and keep her out!

SAME! We closed and went to take possession and the previous owners were still there. We slept on the floor of our old place that night as everything was in the U-Haul. Next day they were still there and we had to get a hotel room that night. The following day we came and her cats and dogs were still there in the house along with stuff of theirs. Our realtor told us to start putting their stuff on the front yard and we kenneled their pets. It WAS CRAZY!

I learned the hard way, I have bought and sold many many homes through the years, I learned the day of closing, I do a walk through, and will not sign the closing papers if there is an issue, which includes anyone renting from current owners. If they are not out, I don't sign.

By sound of it, I'm guessing the husband was the earner, she is getting half sale price, ex-husband has moved out. So she couldn't find place to buy with what she got. Her tactic here is to try get the ex-husband and buyer to give up on the house sale and she get to keep it fully. The court ordered it sold and money split. She will now have to get a job and work or see the money drain quickly into rent and expenses.

First of all..she is " crazy" based on what exactly? Not having an income? Or for thinking she could count on her husband? Well..then my great grandmother. Grandmother and mother must have been " crazy"too..their whole lives.based on their roles as home makes too. The only difference is that my grandfather and father were honored to care for and provide for their wives. This lasy has shown no " craziness" she did mot destroy the home. She is not crazy. She is abandoned and rejected. I do not know her from Adam.. I have no dog in this race..but I for one word be very interested in hearing from HER.. Getting Her side of the story. Every ex husband dismisses their wives as " crazy". I just pray she gets half of the value of the home..I am sure she" paid for it in full" by being with her uncaring and unsupportive ex.

@sissyrayself7508 she's crazy based on her behavior with regard to not being out of the house that SHE signed the papers to sell. Sitting on the couch instead of moving herself & her dogs before closing time, locking herself in the bedroom, leaving a basement window unlocked, etc. She was hoping after closing she'd stay & then they'd have to go to court to evict her, which can take months in some cases.

Nice house, ugly situation. I would pull the electric to that Garage Door so you can be assured all door openers were turned over and she does not get access to the garage where she could break back into the house discretely while you are away.

First thing to get Rid of. That Useless Ugly gas fireplace. Switch it out to a wood burning one. Replace it with wood burning Stove. At least the Kitchen stove looks to be Electric so that's a plus. Remove any gas appliances and furnaces. Cause Gas is just Crappy and Costly.

Actually a very sad story for the woman involved. We don't know all the details on how things got to this point for her but that looks like a lovely home. We can mock the poor woman but she is now homeless, divorced and i imagine at an age she'll struggle to get either back if she's unemployed. How would you all feel in her shoes?

You can only guess to some things. She's getting divorced and has yet to find a job. Of course this was the end of the Covid Shutdowns so jobs were still scarce so she might be looking but having bad luck. She had roommates he mentioned in one spot .. but they could not afford to repair the heating? That was strange. This was a bad divorce as the court ordered the home sold (so the husband wasn't continuing to pay on it or lacked the ability to do so due to covid). Her attitude implies he left her for some reason. Still no real details. All guess work. All you really can do is hope everyone eventually ended up better.

Which one decided to divorce? It's by far usually the woman. If it was her, then I'm sorry... but she got what she wanted, and all the bad stuff that's happening to her now is what she earned. If it was him who divorced then she has all sorts of ways to live decently... AND wreck his life.

The house was clearly a place they planned to live out their life in. Whatever went wrong doesn't matter. Its sad that it did. Its sadder to be a youtuber slapping this online and mocking the woman as if she is crazy. She is now as the chinese would say a forgotten woman. She is past her prime, unlikely to get her life back. Have some grace and compassion. I'm not saying he should have let her stay there rent free. But he didn't need to air out her dirty laundry on youtube to humiliate her.

20 years ago, in the 1960's, we did flips and short sales, duplexes, quads, and a bunch of single family units. Last adventure was over 10 years ago.... Thank you for reminding me how much of a hassle it was! You work for every penny! I'll certainly say, you folks have a good business model, and seem to have the determination to see it thru! The first thing is to get the heat fixed in the house. The corner bathroom tub needs to be replaced by a modern one. The kitchen needs work on the small island not working for the layout. Wow that former owner won't leave when she is handed the keys. Can't wait to see how you remodeled this house.

I had the same thing happen to me in upstate ny.Went to show my family my latest flip and the prior owner had his car backed in the garage and was in the house.NY State police did a great job in helping me out.

You have been playing the Devil's advocate all through these comments. That woman is homeless and jobless through her own choices. Before you jump in and tell all of us how saintly she was, we can see how she lived by the trash all over the house. She was/is a loser, plain and simple. That goofy woman threw as many roadblocks as possible into the actions of selling that house. Most of the commenters see you for what you are. You must not believe that women, ANY WOMEN, should be held accountable for their actions. EVERYONE needs to be held accountable for their actions! Even people like yourself. That last comment about money tells all of us a lot about your ability to pay for what you buy. If you can't afford it, don't buy it!!! That is pretty simple. But, again, that goes back to being accountable.

Yep, on closing they are OUT and the locks change. Give no opportunity to claim they're a "tenant" because you "allowed" them to stay.

My friend got scammed into accepting an offer at closing. I her state, The owner doesn't meet the people that make the offers and their real estate will tell them the different offers and they will pick the one they want. She picks the offer that the new owner would work with her on move out date (she was getting married). She chose that offer..... Well they didn't hold up to their end of the bargain. Always get offers in writing. She could have accepted a different offer that paid more for her house.

Had many situations similar to yours ,the heat probably works ,I had tenants that wouldn't leave so when they were gone tampered with the heat .

My parents bought a foreclosure.. The previous occupants stayed a month longer than they were supposed to, we ended up moving in in a blizzard... Got in the house and they had taken ketchup and mustard and sprayed all over the walls on the main floor. Also left about $20 in pennies in a corner.

Oh you got a canoe for the River House!! WOOO HOO!! That does not look like it's in bad shape. I do like the home, it's a great size, nice yard, even with all the garbage in it. Keep us up to date on how it goes. Beware of crazy lady. I would try and keep an eye on it and recode the Garage door if I where you.

Maybe you should look into a restraining order against the woman if she keeps on leaving her stuff at a house she no longer lives at, this Karen sounds like a piece of work, and should be monitored by a social worker or by police. I don’t think attorneys or an ex husband are powerful enough forces to keep her out. You might need to borrow The Force from Yoda to get through to her.

The right buyer might be willing to pay up for this house since it has solar. You almost have enough material to write a book on house buying experiences involving former owners that won't leave, squatters, etc.

He must be talking about divorce court and the judge was forcing her to accept the offer because the husband is the one that was paying the bills and he wanted the house sold ASP. Because it was divorce case the judge probably has the power to order that she vacate the house by a certain date, without going to tenancy court which would explain why she did move her stuff out. Also if she caused major damage to the house that could effect the final settlement of the divorce.
