Investing the equity from our house sale when we retired and downsized to an apartment. We show you when our house sold what we did with the money, fundamental investing tips. We suggest things for you to consider when downsizing from your family home and investing the capital for your retirement.
What did we do with the money from our house sale, there are certain things that are common sense, pay off any debts and credit cards you may have. Walk away from your family home debt free. Start retirement with a fresh slate and being able to live on a smaller amount of money.
Retirement and being debt free reduces greatly the stress of retiring and makes life more enjoyable and frees you of time and worry about managing paying loans on time. We were lucky our house sold and what we did with the money is our experience, we are just sharing ideas. More importantly we are not Financial Planners and if you have any doubts about your retirement income or money please find professional advice.

For those in the United States, the TFSA mentioned here by Norm and Tina which is a tax deferred savings account in Canada which doesn't tax the income and is totally tax free, has an equivalent in the USA called the Roth IRA. Both work to save retirees on tax. A great vehicle to place your money in if you're interested in researching it.

what a lovely couple . i am 64 & newly widowed . We raised 5 kids on one average salary , had a really good life and lots of fun and travelled to over 48 countries in the last 10 years . Basically we were able to accomplish this by investing in humble real estate and improving it with sweat equity and not getting into debt over cars , clothes,eating out or buying new furniture . I am so happy to have no debt ( own my own home) and also good rental income from 2 dwellings on my property to support me . So happy my husband Dennis retired at age 55 as he passed away suddenly at age 67 , leaving me a widower at age 62. I will have the funds to travel when Covid has passed and continue my passion of gardening and volunteering .

Hey … I am in Australia and I just love your videos. You both make me feel so happy watching you both and how you really are a team. You give great advice and I love hearing about all the things you have learned along the way and how you share that with people,like me. My husband and I both have executive jobs and I am looking at stopping work next year (I will be 55) and my husband will work until 60. I won’t have to touch my superannuation. I have wanted to stop work for a long time but we have been working really hard to pay off a couple investment properties and become mortgage and debt free. I can’t wait be to a homemaker and hearing your stories makes me even more excited.

Yup my plan too I am 45, smart move. Invest home equity and have interest paid monthly wow you now have your home equity paying you. We did this with my mother's home and it basically paid her room in a private room in a nursing home was able to give her the best we could.

I've been watching so many of your videos and the two of you greatly impressed me! But I'm in tears literally because after my husband died he left me quite a bit of life insurance and Investments and I had not very good advice. I had a lot of debt that I wanted to pay off and my financial advisor recommended against it, and that kept me on the path of staying in debt come even though I have the money to make the payments. Then the money ran out and I still have the debt so I feel like I'll never be that comfortable even though I'm already retired on disability.

Thanks for the video! You 2 are a wonderful couple! To those wanting to buy a home or keep a home in retirement- buy a small home where you don't need a tractor or loans (lines of credit) for window improvements. Decisions at the beginning of the home purchase process will make coping with ongoing operating costs easier. Statistics show that seniors have become (way too) comfortable with debt. We can afford less than we think at the outset. Recently a lot of landlords were evicting renters in rent controlled buildings in order to do needed renovations. These buildings were then sold so the landlords do not have to rent suites out. Renters then had to find other places to live.

Myself, I’ve made a Lot of “ tax free gains “ on our primary residence ...monies I don’t think I would have come close to in anything else ....plus I live rent free ! I’m thinking about buying a winter/summer residence in Saba , Dutch West Indies . Only 1900 population and No Crime ....but it can become a capital gain .

It reminds me of the college days, noisy neighbors and limited space. But I can see the positive points like no hassle with maintenance or property tax. Good luck to you both.

We are very fortunate we have lots of space 1350 sq ft 2 bed 2 bath and a huge balcony , great neighbours as 60% of the building are all retired LOL 😂😂 Cheers 🍷🌺🍺

I'm 58 so I only have a couple years to go also. My husband and I are looking into ways to save more money, also. We only owe $70,000 on our house, and have no other debt. If you are not a person who knows all about financial saving, you don't know how to save. We do have stocks, bonds, 401K, etc

Hi there… I’m in US and invest a lot. There are ETFs now that are same as mutual funds but trade like stocks. Some have very low fees. There is one that tracks the div aristocrats NOBL which has a 0.4% fee. Personally I’d split money between VHT & VDC (health and consumer discretionary) instead as these have 0.1% fee and perform as good as NOBL and with less volatility. Be careful with high dividend companies, even aristocrats; some may be declining in value but pay out large divs they can barely afford - AT&T. Better off with a growing company that pays dividends they can easily afford - JNJ . Can always sell some of its stock if need more yield and pay capital gains.

Another great video guys. My wife Deirdre and I seem to mirror what you guys did. We retired at 61 and 63 years young. We both started our CPP when we retired. Me at 61 and my wife at 63. Sold our paid off house just about 1 year ago and went into a 2 bedroom, 2 bath apartment with in suite laundry. We also bought TFSA's to the max so about $70K each minus the 2020 tax year. Never thought to do it for 2020 so missed out on that. The remainder of the house sale money went into an unregistered account with our Wood Gundy retirement accounts. A high interest investment account to keep it as liquid as possible. Might have to do something with that eventually. We haven't started drawing any income from our retirement portfolio's. We have/had money in the bank to live off of for the last 2-3 years without touching any RRSP's. We also are a big believer in dividend paying stocks. It's the only ones we have. Thanks for the good and informative videos. A question: when you sold your house, did you consider not selling and renting it out or selling and purchasing other home/homes in areas where rental income would be good. In other words, rental income vs investment in savings/stocks. A video on that would be great too. Thanks again.

I think in retirement having 50% of your money in secure cash or near cash investments is often a good idea. It buffers you against volatile markets and you have money you can count on. There's a lot to be said for peace of mind when you are retired. My investment mix is quite a bit different from yours and we haven't started our CPP & OAS yet (we are waiting until age 70) but we've been retired for 6 years, travelled etc., and like you our capital has hardly budged. Of course there have been good markets over that time, and sooner or later that will change, but it sure is confidence building after you take that step into retirement with no certainty of how your finances will pan out.

Love your videos!!! Your bungalow is beautiful with plenty of yard space. I had been wanting to sell and downsize to a condo but hubby’s not ready to give up land and garden, with Covid and all I’m actually glad to have this space. Being in the GTA though with a large 4 bdrm home and a crazy market, it’s also tempting to cash out.

Another clear and informative 'Saturday Session'. We elected to buy our apartment as opposed to rent so that is a huge difference in our situation. I think many people wait too long before looking into all the possibilities they will face at retirement so your videos are certainly a good wake up call and valued asset to those already orientating themselves. I'm in my early 40's, you guys remind me of my parents, who are also from England (came to Canada in '73), relatively newly retired, have a travel trailer etc. I think ultimately they should go down a similar path selling their home and travelling but it's tough to part ways with the home they've been living in for over 40 years now. I really enjoy watching your videos and you have me thinking about my own retirement now also. You two have really invested wisely and made some smart decisions in my opinion. We're retired as well, however after 6 kids (all grown) it wasn't always easy financially. We're comfortable and happy. One thing we held on to was our cottage. Our great escape, especially since covid.

Hi Norm and Tina, I truly enjoyed watching your video about the things that surprised you when you moved to Canada. I moved to Canada from the U.S and had a few surprises of my own. I also liked your ideas about living in Portugal during the winter. My nephew and his wife purchased a beautiful one hundred and fifty year old home there, and across the courtyard are five three hundred square foot one bedroom apartments. He is deciding what he wants to do with them. I am thinking of renting one during the winter months. Perhaps it could be an answer to your query as well. We have to grab all the gusto while there is still gusto to grab. As soon as it is safe to fly I am going to take a look. Thank you for the entertainment. All in all some good plans and somewhat hedged but CPP is not quite the same as social security in the US plus with the increase in the real estate that far exceeds passive investing profitability I don't see the reasoning to rent over own. Maybe downsizing to a condo in a cheaper market would be a better option. Seeing that you're confident in dividend stocks, why wouldn't you self invest dividends in your TFSA rather than high interest accounts there? I guess it suits your lifestyle to travel but trailer park living in the summer also comes with extra costs and responsibilities/restrictions to the lot so you may as well own. My wife is from the U.S and I have opted to take my CCP early but my Canadian Old Age pension and benefits will bring an added level of freedom as well as ownership downsizing (condo) can provide a great hedge and TFSA max out will guard us against clawbacks.

Property ownership comes with unplanned unexpected maintenance repair costs, renting does not, the costs of ownership are not the profound pocket, real estates sales commission, lawyer fees, land transfer and moving costs. Most people have no idea about carrying costs of home. ownership. You either get it or not.

That's a good one. Interesting about keeping the money pot to what it was whilst enjoying all those cruises. Possibly similar to things we do although I tend to choose Funds rather than stocks for investing. The return is good and the risk is greatly reduced. Some index linked funds like Vanguard have huge holdings, some with thousands of companies in one fund so the risk is considerably reduced. You could actually hold only one fund and be spread so widely that the normal ups and downs of stock markets are hardly worth talking about.. I like the sound of the Aristocrat dividends. I haven't heard of those but they may be something that is available in Canada and USA, but not UK? Will now look for more of your interesting videos.

Not so sure I would have unloaded the house. We are going it seems like hyperinflation Wymar style. In the past year lumber is up 400%. In a house you had a currency hedge and locked in your housing cost. With all the money printing, keeping money in paper currencies could be very high risk.

Okay I'm a newbie so bear with me! Trying to figure out the dividend stocks doing all the research but how do you buy dividend stocks within your retirement account? Appreciate any advice on this or direction. Thank you you guys are wonderful and you have helped me to put a plan in place! Is it like a brokerage account where you're designate with stocks. Can you control it yourself buying and selling on your own or you have to go through a brokerage?

It doesn’t matter if you have an RRSP already, future payments can be directed to a discount brokerage like Questrade, or InvestorLine, etc you contribute the payment to them and then buy dividend stocks and then the dividends are paid into the account. You can also do the same for TFSA.

An FA is fine if you don’t mind losing 2.5 percent of your 4 to 6 percent return on investment. Most FA’s are non-fiduciary which means they make money on your back regardless of whether you make money or not. If you a going to get advice from an FA make sure it’s a fee based advisor. If the service is “FREE” then their hands will be in your wallet all the time. There’s lots of information out there on the internet, do your homework, focus on safer aristocrat dividend stocks and remember the key to succeeding is not timing the market but rather TIME IN THE MARKET!!!
