Awesome! I had a couple questions about virtual wholesaling. Does the title company have to be in the same state as the seller? 2. Does the seller have to be physically present at the title company to close on the house? Or can they close electronically?

Hey Sam! I’ve done wholesale deals and creative deals (subject to, lease options, etc) virtually. As long as the title company is registered & license to do business in a specific state, the title doesn’t have to be in the same state. For example: I have a title company based in Maryland and they close my wholesale deals that are in Pennsylvania because they are license to do business in PA and other states. To answer your other question, the seller does not have to be physically present at the title company to close on the house. What we do is we have our title company sent out a mobile notary to meet with the seller and with us and our buyer. I hope this answers your questions
