Kevin is right about moving to a high cost area. The thing is the msrp of goods is mostly the same around the country. An Iphone cost the same in Kansas as it does in California so making twice as much money in California means that Iphone was 50% cheaper in California than Kansas

Real estate will never be the same. Low interest rates and government pumping brought a decade of future sales into the present. First, it will teeter. Then, drop. Then, crash. Real estate will have a funky smell on it that it won't be able to shake for many years. All real estate portfolios will suck the hind tit for a decade.

A lot of your recent content has been news/current events and providing great (probably the best on KZbin) insight on whats going on in the world and markets. This attracts and provides consistent content for finance and current event enthusiasts. However, this video seems like a summary of your best points and would be super valuable to new subscribers or people new to personal finance. Which, for the enthusiasts that has followed alot of your recent content, it comes off as repetative and not interesting because we know these principles already. I understand why you need to make this type of content to attract new viewers and help more people out but it is not entertaining/helpful to your long time veiwers. Essentially you have two halves of your audience, enthusiasts and noobs. Both have different interests and needs. Both want/need different types of content. I don't envy you on figuring out how to best resolve this but I personally owe a lot of my financial success to you so I will support you no matter what content you give us.

I would share my life story but it’s partly sickening, through stricken saving and investing I have $50k I make $32k per year after tax I have a college degree in culinary arts. I need to start a business so I can actually make some money.I can’t decide what to do ,I can’t continue to be a chef I hate it. I moved with my wife and son to a new town to start a business and I’m now stuck back in the rat race to pay bills.

Im was a farmer..we had a 11 year drought here and Dad want out which is fair enough at 80.I brought over on my own.But the risk became 50% more. In hindsight I should of pulled the pin or downsized... knew about the cycle so keep going harder. But it got worse with irrigation rising $350 a megalitre to buying town water for $1000..those that had outside income won out.Thats business.. just needed a good year in price..came a year after I stop growing my lettuce/ broccoli etc...lol

So funny that part to time to find another job, I’ve been over performance my goal for over 20-25 % with a rate of 99,15% of quality , getting multiple certifications , data analytics, project manager , now front end engineering and prompt certification to work with A.I and every time I apply or even sharing my certification and recognition on LinkedIn I am not getting even and interview I must be doing something wrong 😅 .
