Thank you for your tips as we live in a complex where leaseholders have stopped having annual meetings and their dictatorial behaviour is menacing and a death of a resident from 3rd floor in lift due to maintenance was not allowed to be discussed and residents are forced to pay for exterior repairs where water pipes are blocked,waterproofing and exterior painting being made to pay by committee chosen by head of complex and not residents😢

Superb explain sir .. we are facing some problem in our flat, president and associates members didn't give any records, documents and all, unauthorised person is handling all this and associates member also.they don't file any return and audit of fix deposit..they stop water and no security .. same time they charges maintaince to all per month.also they said no more record register was misplaced.Totally dadagiri.

Hello Sir, My Society is charging per flat maintenance for which I have objection , as there are 1BHK 500 ( sq ft )and 2BHK flat (950 sq ft) huge difference is size , which should be charged per sq.Ft wise . Can you please suggest how can I legally ask them to change

Sir I need suggesstion. Committee has called there known owners in AGM whi are always with them for any decision they take. Now this committee has increase parking charges from 400 to 500 which is very much high in out area. No security for parking. Out of 257 owners only 60 were present and out of 60 30 are from there side so all decision which they take would be final what they said. So how we can raise our voice?

Hi sir , Humare building main sab kaam secretary aur tursty kara teh hai ... Kiyu ki secratary ne 6 saal se kisi ko chairman banne he nahi deti .... Sir Excellent guidance on common serious matters suffered by members What to do if managing committee fails & neglects to a) recover huge arrerars from certain members -except issuing notice which is thrown in dustbin. b) turns blind eye to members using tenements for commercial purposes and / or carrying out illegal alterations. Is it not the duty of Society to take appropriate action in such cases ?

I stay in the 1st floor, the entire building doesn't have safety window grills, there is high possibility of robbery without grill also a small child can fall down from window without grill. I asked committee to allow to install grills, but committee is like as per bye laws it is not allowed. I need grill as Right to safety. What should i do?

Dear sir main resale mai falt kiya jis k share certificate mera naam dal na hai but o bank k bas hai ku loan pe liya hai. Sir please suggest as in our society decisions made without quorum and president resigned but secretary not disclosing the same and running the society affairs and expenses above Rs 5 lacs along with treasurer only. नमस्कार वकील साहेब तुम्ही आज खूप छान माहिती दिली त्याबद्दल आपले धन्यवाद सर मला एक प्रश्न विचारते तुम्हाला माझ्या वडिलांनी वडिलांनी आम्ही जो राहतो त्या सोसायटी गिफ्ट दीड म्हणून माझ्यावर नावाने रूम केला आहे केला आहे आम्ही रीतसर रजिस्ट्रेशन सेशन केले आहे त्यानंतर मी जेव्हा आमच्या सोसायटी अध्यक्ष व सचिव यांना भेटलो एनओसी साठी वना मुनिशन चेंज करण्यासाठी तेव्हा आमच्या सोसायटीचे अध्यक्ष व सचिव आम्हाला बोलतात की तुम्ही आम्हाला विचारल्याशिवाय तुमच्या रुमचे रजिस्ट्रेशन कसे केले त्यामुळे ते आम्हाला एनओसी देण्यास व ना मी नेशन चेंज करण्यास आज दीड महिन्यापासून टाळाटाळ करत आहेत जे त्यांना मी विचारले तुम्हाला कोण कोणते पेपर हवे आहेत ते बोलत आम्हाला काय माहित नाही तुमचं बघा आज शेवटी काही सदस्यांनी त्यांना सांगून छोटीशी मीटिंग घेऊन एनओसी देण्यास सांगितले त्यानंतर ते बोलतात की शंभर रुपयाच्या पेपरवर नोटरी करून घेऊन या आणि सर्टिफिकेट चार्जेस साडेपाच हजार रुपये लागतील सरी किंमत बरोबर आहे का कृपा करून मला सल्ला द्यावा

मीr सोसायटी कडे गेल्या दोन वर्षा पासून उपलब्ध पार्किंग स्पेसची मागणी केली आहे त्यावर आद्यप कोणतीही कार्यवाही केली नाही उलट आमचा अध्यक्ष ,त्याचे कुटुंब ,मित्रपरिवार आमच्यावर रात्री अपरात्री घराची बेल वाजवून घरात घुसून दमदाटी करतो यासाठी मला १७४ ई कलम साठी पोलीस तक्रार करायची आहे त्या साठी आपली मार्गदर्शन मिळावे हि विनंती मी प्रतीक्षेत आहे कृपया याचा स्वीकार व्हावा

Sir, My society is charging non occupancy charges of 200(i.e 10% of maintenance) and now they hav started taking 5000/- as shifting charges from tenant. Is this legal to charge shifting charges ?

Dear Sir, there was a leakage from our flat into below flat which we cleared from our end but during this period, committee members had clicked the photos of our house without our permission and shared those to the whatsapp group of society (where all the society members are in the group) to defame and slander us.
