Breath of fresh air this channel. Please keep the detail as much as possible, looks like you like your detail and I’m keen to do something similar next year. Any guidance you can share on building within regs without planning is a massive help for us idiots. 😂

Hi. Fellow (retired, electrical) engineer here, originally from Edinburgh. Have really enjoyed watching the shorts vids you've been putting up on YT and would encourage you to make your future videos in some detail. I've got a wee DIY building project underway at the moment, just a shed/workshop much smaller than your micro house (overall footprint approx 4m x 3m) but working to Building Standards. From searching through YT for information and subbing to lots of channels like yours, it's pretty clear that viewers essentially crave detail and you would struggle to provide too much. Your project is a bonus (to me) in so far as you're dealing with Scottish Building Standards, not the oft quoted building regs of E&W. I've almost given up commenting on other YT creators' vids correcting their references to 'UK building regulations' (sigh). Anyway, we've already got a garden office (built by pros 2019, 5m x 3m) and even though it complies with PD requirements, I still applied for and received a Certificate of Lawfulness from the local planning department to confirm it does tick all the boxes. Even though my wife and I have no intentions of selling up and moving, there will come a day when the house will be sold. Anyway, we reckon the first thing a solicitor for a potential buyer will ask is 'does that outbuilding have planning/building control completion paperwork?' Regulations and standards change all the time and so we thought it's better to get something in writing from planning at the time of completion to confirm we were within the rules. Is this something you've considered despite designing within the PD guidelines? (In our case - just to complicate things even more - it turns out our housing estate in Clydebank has limited PD, which I didn't know existed. The outbuilding was/is fine under PD but we DON'T have PD rights for any extension works - all has to go through full planning application). Looking forward to the forthcoming vids.

Thanks for the comment/feedback! Appreciated :) I get you on the detail, I know I would've loved some detailed vids to watch before I started, couldn't find one! 😅 And from my experience most videos online, ones speaking about english regs, are riddled with falsehoods... It's pretty different in Scotland as you say, and a lot more enforced/enforceable from what I can see! Well done on correcting people :))))) I have a certificate of lawfulness. I applied before I lifted a spade, even before I got a building warrant. Do yoh have your warrant in place yet?

@@micro-house fortunately my wee workshop falls into the 8 sqm < floor area < 30sqm so standards must apply but no warrant reqd (no 'plumbing' in my project 🙂). Also, clearances to the house and adjacent boundary mean it doesn't require a warrant. Same rules of engagement applied to the garden office back in 2019, as confirmed by a telephone call I received from a Building Control Officer, which was prompted by my CoL application to Planning. A very common comment I see on YT channels regarding taking a DIY approach to projects is the lack of trust people have in general for building trades, which is a great pity as there are some excellent people out there. One of my close neighbours here is, coincidentally, a builder and he's always asking how I'm getting on with my latest project. He said himself that the only way to really get a job done the way you want is to do it yourself. I spent most of 2022 and a fair chunk of the first half of this year completely upgrading the drainage in our (relatively large) back garden, which was absolutely dismal. Now it takes everything nature throws at it. It's probably over-engineered but it performs extremely well. If I'd asked a landscape contractor to do the work I doubt they would've done it to my spec' plus it would've cost me a fortune. I'm pretty sure you've found the Gosforth Handyman channel and seen how Andy and his wife ended up parting ways with his builder at an early stage and building his house extension himself, getting in specialist trades as and when required. If you've got the time and some project management experience, it's definitely the way to do it when you come to build your extension. (maybe you've already built it!) I think being an engineer helps a lot too, depending on your particular discipline and specialty.

@@protectiongeek Ah, I see, sorry, misunderstood you there WRT warrant. So what stage are you at? Exactly that for me, sadly I've had almost universally bad experiences with tradespeople, and that's what turbo-charged my DIY experience. Drainage stuff musta been fun! I love digging :) Going by your use of the word 'dismal' I guess you don't though... Nah I'm noway near on the extension! But aye, would def manage it myself, and probably do a huge amount of it. Probably the roof and insulation and everything that comes after that at least. Also the plumbing. And the timber frame. Not leaving much there though whoops... How far are you through your build? And where you based, if you don't mind me asking?

@@micro-house we're based in Clydebank. Our garden was a typical 1990s housing estate garden - dense clay full of building waste, boulders, spilled concrete just under the top soil - total mess. One of the roles I had working for the local DNO was taking care of the mains and services to estates like this. I've seen how the site 'tidies up' plots before the turf goes down. We have four dogs and having a back garden that takes weeks to dry out after wet weather was getting us down with constantly dealing with mud dragged into the house. Dug French drains along three sides of the perimeter and re-graded whole area to rear and side of house. Exported 90-100 tonnes of spoil. Imported about 30t 20mm gravel for the drains, dug a big soakaway pit and installed a 3000 litre soakaway void to handle prolonged rain or heavy downpours. Levelled-up the surface with 20mm granite chips (another 30t or so) turning the back garden into essentially one very large French drain. Hard work (particularly as some of the French drains had to be hand dug as I couldn't get a mini-excavator behind the garden office) so about 30t of exported crap was dug out by hand. Had great fun too with a mini-ex I hired for three weeks! Lots of geo-textile fabric and much care taken to prevent contamination of new drainage to make sure it lasts. About 50 sqm of stone slabs laid along with channel drains to intercept run-off. Took 20x longer than the pros but it's exactly the way I want it done! Workshop should've been finished two months ago but other things get in the way. I've got the floor ring beam square and level and floor joists in but latest weather plus a bout of man-flu are slowing up proceedings. We need this space to move all my tools etc out of the house (at last) and also to give us room to temporarily store bits and pieces while I replace the kitchen and install a downstairs shower room next year. We're also getting air-to-air heat pumps installed to replace our gas central heating (and provide cooling when we need it). Plenty to do! I'm not taking video of my build but just lots of stills, as I did for my drainage works. One day I'll make them into wee vids for YT with some commentary. Looking at the excellent job you've done on the micro-house, you'll be well set-up to tackle almost all your extension works, just getting in specialist trades on a need-to basis. It's definitely the way to do it.

Thanks for sharing your experience. I dream to build my own house one day, as a computer engineer a lot of the mechanical stuff is daunting (tools, skills, trade knowledge) but I hope to build first a small workshop and then a micro house with the skills I learn from the workshop. Grand adventure to follow along with, keep up the hard work!

I'm sure you can definitely do it! If there's one thing I'd advise, it's to start building up your tool collection. Don't believe anyone that says you can get away with having very few, the more tools you have, the easier the job will be. But we're lucky to be doing these things in the 21st century, with all kinds of information on the internet, so don't be too nervous! Sure you'll do all good. Any challenge is easy enough when it's broken down into small enough chunks. Good luck!

Sound was great no worries about that. If possible upload the lot 😂 Potentially be good to see a start to finish timelapse. Either before or after individual videos from start to finish in more detail? Just looking at permitted development in England and its 2.5m if withing 2m or boundary not 1m like yours? Would be great to see the work done, so annoying that they cant legally be used as another bedroom without getting planning permission if im not mistaken? Good video thanks!!

I'd love to hear why you made the choices in materials. I'm dreaming of building a small house out back but it's daunting. I'm considering straw vales actually.

Be careful what you wish for, you'll be bored of the sound of my droning voice eventually :) straw bales sounds cool! Is that basically a timber frame house, but with straw for insulation? Sounds fun. I'm maybe a bad man to ask about the daunting aspect, cause I'll just tell you to go all in, and make it as complex as possible... :) everything is easy enough once you break it down into digestible chunks.
