◎ 1. ㄹ 것 같다
[Rule]
1) When a verb ends with a vowel, put ㄹ
* 가다(To go) + ㄹ = 갈 것 같다 (To think that one will probably go)
* 하다(To do) + ㄹ = 할 것 같아요 (To think that one will probably do)
* 청소하다(To clean) + ㄹ = 청소할 것 같아요 (To think that one will probably clean)
2) When a verb ends with a consonant, Put 을
* 먹다 (To eat) + 을 = 먹을 것 같다 (To think that one will probably eat)
* 맛있다 (To be delicious) + 을 = 맛있을 것 같아요 (To think that something will probably be delicious)
3) When a verb ends with ㄹ, you have nothing to worry about, just combine it with the sentence ending
* 놀다 (To play) = 놀 것 같아요 (To think that one will probably play)
* 팔다 (To sell) = 팔 것 같아요 (To think that one will probably sell)
◎ 2. 은/는 것 같다
- 는 : Particle for present tense
- 은 : Particle for past tense
○ 는 것 같다
[Rule]
1) Put 는 after a verb stem
* 가다(To go) + 는 = 가는 것 같다 (To think that one is probably going)
* 먹다 (To eat) + 는 = 먹는 것 같다 (To think that one is probably eating)
2) When a verb ends with ㄹ, take out of ㄹ
* 팔다 (To sell) + 는 = 파는 것 같다 (To think that one is probably selling)
○ ㄴ/은 것 같다
1) When a verb ends with a vowel, put ㄴ
* 가다 (To go) + ㄴ = 간 것 같다 (To think that one has/had probably gone)
* 자다 (To sleep) + ㄴ = 잔 것 같다 (To think that one has/had probably slept)
2) When a verb ends with a consonant, put 은
* 먹다 (To eat) + 은 = 먹은 것 같다 (To think that one has/had probably eaten)
* 읽다 (To read) + 은 = 읽은 것 같다 (To think that one has/had probably read)
3) When a verb ends with ㄹ, take out of ㄹ and attach ㄴ
* 팔다 (To sell) + ㄴ = 판 것 같다 (To think that one has/had probably sold)
※ You can also use 았/었/했 던 것 같다 form in spoken Korean.
There's no exact rule on how to conjugate verbs with this pattern.
But in Korean, ㅏ,ㅗ are considered to be a "bright sound" whereas ㅓ,ㅜ,ㅡ are considered to be a "dark sound". Therefore, each of them has a tendency to get along with each other that has the same characteristics.
For example,
* 알다 (To know) + 았 = 알았던 것 같다
There is 'ㅏ' in 알다 so do as in 았.
* 가다 (To go) + 았 = 갔던 것 같다 (o) / 가았던 것 같다 (x)
(When it comes to a verb ending with a vowel ㅏ, you just have to attach ㅆ)
* 좋다 (To be good) + 았 = 좋았던 것 같다
(There is ㅗ in 좋다, so ㅏ has to be attached)
* 먹다 (To eat) + 었 = 먹었던 것 같다
(ㅓ + ㅓ)
* 만들다 (To make) + 었 = 만들었던 것 같다
(ㅡ + ㅓ)

Wow! This is really complicated. I need to listen and look for real life examples of this in the kdramas I watch. I have learned Korean for a year but if I hadn't seen your video, I don't know if I'd recognize the verbs or think they were totally different verbs. Loving the content! I wish these videos and others like it had CC (Eng and Kor) added to KZbin (in addition to/instead of) embedded in the video. I use duel subtitles (that also allow me to save words and sentences while watching) when I can and it would be helpful to be able to use the Language Reactor Extension on this great content. Though I know that usually takes a lot of time. *And* embedded subtitles do ensure that the subtitles are always available for others. Thank you for the video!

It's a best way to practice! yeah! (but I found just one mistake :) 이 비디오는 진짜 좋은 것 같아요~ 좋다 to be good (adj) 좋아하다 to like (verb) I think this video is good 이 비디오는 좋은 것 같아요 (좋- + 은 것 같다) I think she likes me 그녀가 나를 좋아하는 것 같아요 (좋아하- + 는 것 같다)

Since this is a 4-year old video, I am not sure if you even see this comment but I wanted to make sure I understand the whole 았/었/했 던 것 같다. Am I correct in assuming that this is only for the past tense and that you basically take the so-called past base of verbs + 던 것 같다 and call it a day?

It’s a past tense because 던 is used when you describe something happened in the past or recall the past event

3:40 sorry but i have some question..I often encounter conversations ending in "을 / ㄹ 것 같아요" but it sounds like "을 / ㄹ 것 같 에요" .... 아 sounds like 에 Is it really some kind of accent that is often used like that to make things easier?

'같아요/같아' (polite/casual) are correct. '같애요/같애' are wrong, but really common expressions.
