I’ve said this a dozen times already, but I will repeat myself so that everyone gets the message. Realtors and their affiliated companies are never going to say that sells are going down. If they told you that, or house prices are going down people with simply stop buying. Think of it this way. What would you do if they told you houses are going to be cheaper in the near future? Exactly you would hold off buying for a while. What do you think that would do to the realtors? Yes, exactly. They have families to feed too.

They find someone that will list it at the price they want it listed and complain about the realtor not doing enough to sell it🤡

As someone who works in Mortgage. I can tell you. 1st Mortgage Purchases in my area (St. Louis) barely any and are generally 5 figure per month borrowers. Refis, 1st and 2nd Lien Home Equity Lines of Credit are off the chart and guess what the largest credit cards are we are paying off... It's Sam's Club, Costco, and Wal Mart. People are refiancing their homes to payoff their food.

I think its going to be regional. Florida.... and places south I do see the housing market going down. The money is just not there, the market is overvalued, and insurance rates are going through the roof. I see the North East being a booming market. Between New York and Boston there is a lot of "old" money. Market ups and downs really dont effect this old money, people are now wanting to get out of Hurricane prone areas, and in general I just dont see the poverty in the North East that I see in the South.

The cure for high prices, is high prices. Observing the glut of homes on the market, wages not keeping up, inflation effecting tax's and insurance to the upside, the incentives price cuts of new built homes, this next year is going to be a bloodbath in the housing market. I've been anticipating and waiting for this to happen for the last 2 if not 3 years. I anticipate the market to drop at minimum 60% in the area that people were moving to during covid. Median house price will fall to mid to low 200K. In bubble territory, like Florida Texas where things are massively over built, its going to be even lower.

From '06 to '12 (peak of housing prices to bottom of price sink following the Great Financial Crisis), the national Case-Shiller Index fell from 184 to 134. That's about 30%. I live in an expensive area and in the more bubble-pumped parts and I can only think of a few isolated incidents of individual neighborhoods seeing 40-50%. And even then, it took 6 years from the top until the bottom was reach, with the first 2 holding fairly steady. Without the disease of stated income loans and interest-only introductory periods, what would happen that would drive a faster and deeper drop?

Even for the ones who qualify, banks arent giving out mortgages. Most banks are in serious liquidity crisis. The FDIC has been bailing out banks behind the scenes the last couple of months. Either bail us out now or bail things out here shortly when we fail. Huge amount of bad auto loans and housing mortgages given in 2020 through 2023 and the sh!t is starting to hit the fan with it.

Weird times. I think the housing may decline in CA. I also feel like if things get really bad and economy worsens, everything will fall. I bought a fixer ranch for 840k (Got lucky) and when done with it, im moving in and selling my old home for 800s so this really worked out for the best. I didnt want to buy a semi fixed up house for 1.25M and still not to my taste and be in a lot of debt.

The 7% rate is actually 140% in interest. To calculate this, double the percentage 7 times 2, which is 14%, then multiply it by 10 and its 140% in interest. Basically if a 500k home is bought at “7%” interest rate, then the person borrowing will pay $700,000 worth of interest over the span of the 30 year mortgage. Let’s not forget the additional 500,000 that has to be payed back so the actual total would be around $1.3 million. Now this is a huge issue because if the average salary on the US is around 65k, who is going to afford this unless they are going to spend the rest of their lives paying off this house? Not to mention how high these house prices were and that these homes were way cheaper just around 6 years ago.

CAVEAT - LET THE BUYER BEWARE ! We live in North Central Florida, where the Ocala area is #2 in housing construction nationwide. What we see is this - upscale homes being sold to Northern transplants, rich with $$$ from the sale of old big city homes. As for "affordable housing" - the typical 3/2 houses are being sold to INVESTORS, who then put them up for RENTALS. Workers in our area can't afford the high down payment, nor the current mortgage payments. WELCOME TO FLORIDA !

All i can speak for is locally, my wife and i were thinking of upgrading from our "starter" house and stopped by a few open houses and spoke with the relators and the overall response was locally houses are sitting for much longer because people cannot afford and its better to stay in our current home for the foreseeable future. I've also started to see a few foreclosures starting to pop up, we shall see but i highly doubt this is going to end well. I will also tell you outside of the mortgage, insurance, and property taxes when something breaks in your house its up to you to pay for the repairs. Its not like oh man my air isn't working hey landlord get this fixed, that repair/replacement is on you.

Not really if you're shopping for homes in your budget. I qualified for a 400k mortgage, found a modest home for 180k. Even with high rates the monthly payment is only 18% of my income- which is MUCH less than the safe 30-40% normalcy.

Rates aren't, prices are. And they are cutting rates and they are still going up. There's going to be a massive repricing in the housing market. In the 80s with 18% rates, a median worker could save for 3 years and buy a house in cash. That seems ludicrous to people today.

@@j887276so you make a lot of money, the median worker makes 70k a year full time. Can always tell the people who aren't so bright when they highlight marginal cases when talking about population groups

Unless private equity firms keep buying houses at these interest rates, I don't see who of the public will be able to afford it. If housing is to boom, someone will have to be buying. Who? In my area it costs $1000 more a month to buy rather than rent a given home. The only think I could imagine pushing housing up is run away inflation.

WHEW! He scared the ehll outta me until the end. Taxes go up slightly, insurance goes up slightly, house still wins. If housing market crash and youre investing, your portfolio will still crash as well. If you lose your portfolio, rent will hurt a lot more than a mortgage. As long as you stay liquid, youre safe.

For 2025, sales might increase some, which is what they are talking about, since we are at the bottom in sales activity right now, but price will remain flattish, +- 3% for most locations imo.

I highly disagree with you. Inflation is going much higher. Wages are not keeping up with inflation. Millions of people got laid off and inflation according to the world economist is going much much higher than 25 bad information.

These bankers and realtors don't make any sense. How does inflation come down with home prices going up? What components of CPI will be in deflation or flat in order for headline to get back to anywhere close to 2%? Food? Energy?
