I totally agree that GREAT photos are essential. You never get a second chance to make a first impression. If your agent doesn't come with a professional photographer, find a different agent. Negotiating agent fees depends on where you are. I live outside of Houston and it is more common here. With more expensive properties, it is even expected. Serious agents will often even offer a lower fee to get a good listing.

Why do you need a agent to sell? We just need someone to handle the paperwork for us, which is usually done by a flat fee.

Hello there! I used to sell my own properties "For Sale by Owner." I am on the other side now that I am a realtor. In my area, if you hire a good realtor, they know what is customary in the area regarding repair requests, terms, and do spend quite a bit of money staging and marketing your home (at least I do) potentially fetching a higher price, limiting costs and liablity. When you put your home on the market, you have an agent representing, guiding and fighting for you through the process. In my experience, homeowners can get emotional when selling their homes. Buyers typically don't like working directly with the seller. Every situation is different. When I sold my own homes "for sale by owner" I did leave quite a bit of money on the table because I didn't know what I was doing. Not saying you can't sell your property with good price and terms...I just haven't seen too many homeowners being successful with it. Every area and situation is different.

Super great information! I reduced my commission because I already had all the photos, and video with drone footage...plus, I wrote the listing....my agent didn't want to do a broker's open, like he promised....so I am not really happy with him....can't wait to sell my home and move on. Hi, I find your videos very informative. We are listing our house right now in Washington state and I was wondering if you could look at our house pics and give us your opinion? I am Not happy with the quality of the pics and ended up taking more stuff down off my walls to look more minimalistic. You said in a video that the house should look near naked. It’s been a couple of days and we’ve had 2 showings. No one came to open house. Houses have sold within a weekend here. Just wanted your opinion if possible?

Amy, I am very impressed with your question. You need to earn your client's respect and business by getting educated and protecting them in the process. Not sure what state you are in but my number one biggest issue with new agents is that they don't know how to write a purchase contract. As an agent, you should literally know EVERY word of the purchase offer. You should be able to write a contract up in 10 minutes flat if you had to. Lucky for you, you have KZbin. There are more than likely many videos on the purchase contract in your state. Practice practice practice. Bing watch real estate influencers on youtube and if you are with a broker go to all of their trainings. Its a commitment but it will pay off.

My best advice is to partner with an experienced agent you respect. If your principal broker is not giving you guidance through the process, I suggest to look at other companies. Remember, you are not an employee but an independent contractor. The house commission split is an expense. Make sure you are getting value for those dollars.
