@Rick. I interviewed a listing agent yesterday. I asked if her suggested list would be below market or at or above market and why. She said below market to get offers quickly. My question to Rick is does that sound like a good idea? I never argue on an interview just take notes to consider what I heard.?!Rick, could you reply with what is a reply to that? Good bad or it depends which is the nonsense reply I get sometimes. Thank you!

@@2023Red First of all what is your price based on your research? Then you need to to have a pulse for the market. Inventory vs supply varies by area. If the market is shifting to below balanced you have no choice but to price below comps. That does not insure higher offers. That was a 2021 strategy. Today you simply need to know your range and bottom price. It leans towards quality of the listing at a fair price. Any price far below current market will get attention but not necessarily multiple offers today.

@@Rickhelps We have two in San Antonio and one in Avondale. We plan to exit Texas then buy in chandler to south Scottsdale in a year. We are uncertain though as demographics heavily influence us. I note Phoenix is the nation’s capital in meth users. Seattle is number two. Even worse than Philly per capita. It appears we do not have the will to end it.

@@2023Red I have not seen the meth use in our suburbs. Perhaps the Phoenix stats differ. Gilbert was recently rated #6 as a place to raise a family.

that is a very open question. What is a Nice home? Avg sales price is simply the number of homes sold divided by the sales price to get an average.

Many companies that own air b n a plane n Florida and Asheville are taking huge loses and need to sale their other locations like Scottsdale to survive a bankruptcy
