I've ran the models on pricing and nothing recovers until prices fall 30%.

Affordability against volume? Supply and Demand are the only two metrics that really matter when trying to figure out prices. So long that demand out paces supply prices will continue to rise. Additionally, real estate is a hard asset. You could wait a life time before you see a 30% drop in prices. It’s happened 3 times in 100 years. Very rare.

If Paul Volcker would raise rates to 20% if he was the FED chair only way to fix CPI. Wages are still way out of whack with prices.

Good morning Rick. As always, your information is above and beyond what a typical Agent will provide. Thank you. My question: IF I have a two story I want to sell, MUST I only use two stories for a comp, or can I use a one story home with similar characteristics (Bed, bath etc)...

@@Detached_AZ The report will pull up one story homes. It is a general report but then if I want to get closer to a number I use the mls to filter them out. It doesn’t throw off the value too much.
