People who buy into condo life shouldn't be surprised by ever increasing higher cost. It's inevitable when so much is managed by services affected by inflation and increasing product cost. Fuel for grounds and maintenance alone has been a game changer across the board. Contractors are in higher demand and now charge more as well as tools and labor cost going up. If you want the standards that your HOA provides without the hassle of owning a home it's going to be an expensive luxury.

@@chrisfarkas5225 Condo boards were filled with "flippers" unwilling to make repairs because they were just in the building for a quick flip. The last thing a short term investor wants to hear is "assessments". I dont think you can come up with enough other BS to blame it on something else. You are dealing with a bunch of 80 year olds that cant afford the assessments. Nature of running a retirement community. At some point you gotta let granny move into the retirement community and let a young worker have the condo.

BTW The landlord said he would evict me and I would be out in 3 days. I laughed @ him and said good luck with that. As you know, eviction takes much longer than that, especially if you are willing to go to court. I bet that eviction docket is piled up.

We have a triple wide on 10 acres. It’s paid off and we retired 2 years ago. It was always affordable and I could be a SAHM and invest money for the future. The best decision we ever made

This is for real. My dad lives in a 55 mobile home community in South Jersey and he has been paying around 550 for the lot. Now the new owners of the park are starting to charge for the new tenants 800. Means, that as soon as my dads contract ends ,chances are he will be paying the same. I feel so sad for all the old people that live in a fixed income 😪

I regularly drive past three fairly nice, well kept senior mobile home parks. After seeing a couple of Michael’s videos about lot rents with huge increases, I wonder if the residents of those parks are dealing with this.

The federal gov't needs to do something, this is when gov't should protect the most vulnerable, I bet those congressman and women (most are about 55) are living it up on the taxpayers dime, they need to get off they arses and do something !!!

Corps in florida are buying everything they can purchase. People are are being put out in the street. We have begged our governor to put cap on rents. He refuses. In the meantime his homeless rate increases weekly. No one cares.

Here in Canada....regardless of " Change of owner", the rent on a pad, house , or apartment can only be increased by 2.5%...year over year ! America needs to adopt these laws to prevent this outrageous practice !

When the govt has created inflation of 8% and you are only allowed a 2% increase in rent then anyone who provides affordable house is going to stop renting and sell…and then you have no affordable housing. You guys aren’t very good at simple math.

Canada cares about its normal working people, I go to Alberta quite often and marvel how well they manage fairness. Its not about handouts its about if you work an contribute you get rewarded with living essentials. Of course if you want more there are ways to do it, but its the basics that are the most important. In the US its all about the rich people. Just look around and see, I dont like putting my country down but it failing.

The best defense against exploitation is for the tenants to organize and purchase the park as a Co-Op. There are lawyers who can organize those transactions.

@hvaball150 not necessarily; the owner may have had other plans. Giving the residents the first right of refusal on the purchase of these properties is what's needed. Of course, they must meet or exceed the best legitimate offer. Legislation allowing resident buyouts is gathering momentum.

@@comeon_manMaybe or maybe not. It may be a close offer but it's obvious that the monthly fees to service the coop mortgage will be less than paying someone else's profit and will be stable to boot. I lived in a CoOp once in San Diego.

This happened to the Costa Mesa, CA neighborhood I lived in 20 years ago. The neighborhood was decent and the rents were affordable and then corporate developers came in and bought many of the fourplexes in the neighborhood. Rents went up from $1,400 a month on the average to over $2,000 a month after these developers moved in and jacked up the rents. Many neighbors that lived there for decades were priced out overnight.

What is happening to tenants in mobile home parks today is scandalous. Unfortunately, the politicians of both parties don’t care about working people anymore. On the other hand, I can’t feel too much sympathy for people struggling with a $1,000 per month car payment. Yes, the past two years have been very difficult for car buyers, but buyers were financing their purchase over 84 months even before Covid. If you need more than 36 months to pay for a car, you can’t afford the car. Buy a car you can afford, and don’t worry about trying to impress me or the guy who lives down the street. You won’t impress anyone if you’re living in a tent.

At a trashy mobile home park that I drive by everyday. There are quite a few $70,000 trucks sitting in the driveways.

@@hec07 how many Chinese you do see in the USA??? Most of immigrants come from Latin America, there are no Chinese at all. Do not believe in this BS about Chinese investors. The real investors are Americans who exploit Chinese and Indian people for pennies instead of paying a real salary to local workers. Look how many American IT companies have offshores in India and Eastern Europe (Ukraine and Poland). They must be obligated to hire people within the USA but US government allows the to send American dollars abroad and make a lot profit on foreign labor market.

@Randy I'm crippled now I've tried so hard . I take care of people with Disibilities who are blind and have downs syndrome and MH/MR. I'll never be able to own I drive by I see people going up to their houses I just look in awe and cry . I've worked hard I work hard but I cannot afford to own I just know I could never have enough for a 10,000 dollar roof if need be or other repairs . yes it is possible if I lived with like 10 family members and we all pulled together . you just don't realize how many of us are good people out here trying we see people with homes and we know with tears in out eyes w e could never will never live that dream . u could be a little kinder toward us

This is something that I know a little bit about "a little". My husband and I had always lived in an apartment on the third floor. Teddy was 21 years older than me. He came down with early onset Alzheimer's in 1998. In 2014 he had cancer too. 2016( my least favorite year) I was in an accident and broke my hip. Sooo we needed user friendly housing. However.. 16 years of medical bills.. no money for traditional house. Option: manufactured house. My lot payment goes up 20% each year. The house payment 550 a month. Lot 753 a month. Husband died 2019. My income much less than when we bought/rented here. Developers are always approaching the owners. They want to buy the developments, get rid of the manufactured homes and either go commercial ( shopping/businesses) or build regular houses.

My lot rent went from 250 to 550! We have eviction court Monday. It's almost impossible to contact a manager or owner...it took me over four months to get someone to speak to me. My daughter was going to take over my home and fix it up since she just started a nice good paying job. They REFUSED to give her a rental application...!!! Lots of false promises and no management to speak to. I had to resort to Google and the State websites to see who even owns it!

Its happening right now , i have corporations banging on my door , they want to buy my property and when they make the right offer , i and many others will sell ,and corporations are ruthless. I give breaks to my tenants , some are on fixed income , corporations will not be so kind.

Mobile home parks all over the US have been increasing the lot rents.If you put a mobile home in a park,you will wind up paying thousands of dollars for a little strip of land that you will never own.Your best bet is to find a one acre tract out in a rural area,at least this way it will be yours and you never have to worry about lot rent increases anymore.

This what I'm doing, buying a piece of land and throwing three double wides on it, one for me, one for my mom, and one just because. Why mobile homes? Because their quality nowadays is actually pretty nice and easier to maintain IMO. Plus I don;t care about keeping up appearances for housing or vehicles.

@@Turbotef Anyone able to purchase some beautiful land with trees, a stream, & 40 minutes or less to a grocery store - you are GOLDEN. Mobile homes can be very nice today - it is definitely a very livable option.

Why should landlords have restrictions because people have "no other options." How is that the landlord's fault or responsibility? This whole system that someone else is obligated due to another person's life choices or circumstances is ridiculous. I'd love to go through life thinking my plan "A" is someone else will foot the bill, pick up the check, and pay for my existence no matter what I choose (or choose not to do) to support myself. Apparently, most of KZbin commenters feel the same. Good grief.

Out of country investors can no longer purchase homes in the Canadian residential real estate market. They are also taxing un-occupied homes owned by out of country residential property owners. This is now forcing out of country investors to park their money in the US housing market.

We need to do something similar although I personally think we should go much farther. 1) Just like Canada. Residential real estate can only be purchased by either U.S. Citizens or people who are living here legally. 2) I don't think Large corporations should be allowed to own residential real estate at all. There will be allowance for Home builders and foreclosures but those should have strict time limits on how quickly they have to be turned around. 3) AirBnb listings should be limited to a certain percentage in the town. (renting a room in your owner occupied house is fine, renting a full house would be limited).

There was a really nice mobile home park in Clearwater, FL. Everyone got evicted, the mobile homes were torn down and now it's a huge, very expensive apartment complex. Land in Pinellas county is pretty much all gone, so what mobile home parks left in this county are all doomed.

My parents bought in Orangevale, CA in 79 with interest rate of 11.25% but the home was close to 30K. At that price almost anyone could afford a house. House was built in 63

greater Sacramento population was 1M in 1980. go to most 1M metros today and you will find a similar opportunity as your parents did in 1979. Tulsa for $210k would get you almost the same your parents had.

This is 💯 happening. Even to regular apartment complexes. Owners that bought in high 70’s low 80’s are selling off. Their kids want nothing to Do with it.

Theres just too much paperwork, red tape and taxes and bla bla bla. I aswell refused inheritance because the cost of repair necessary was twice the actual worth of the building. So if i fix that up we are looking at an increase in rent regardless to pay that off and if noone can afford that increases then whats the point? Id rather just live in a tent at this point.

The new landlord has a name that sounds familiar to some people in my hometown. These people are notorious for buying up laundromat's. Gas stations. Motels. Then they raise the price on the service/ goods immediately. Suddenly a gallon of gas at their gas station is worth 10 cents more then any where else. A room at their hotel is $25 more then any other place in town. The washing machine's goes from 75 cents to $3.50 to use. I think you get the picture.

A 100 unit subsidized senior apartment community in Zionsville Indiana has given the senior citizens until Feb 2024 to get out. The Zionsville area is a high dollar location and that building sits on a lot of prime real estate. They're going to tear the building down. There's nothing worse then seeing an 85 year old woman crying and facing homelessness when she loved her apartment and thought that's where she'd be spending the rest of her life.

Wow so glad i saw this. I am in the process of buying a mobile home for 50k. Thought the price was great. However land fees are 750 a month plus hydro and gas. I thought i would be saving with a mobile rather than renting my apartment but i will be in same position, and as you say here, my fear is the land fees increasing yearly. Going to opt out of this decision. Great info

In less than 2 years my lot rent went from $480 to $655 with new owners, I was also served an eviction notice to be out in 3 days because I made a mistake and paid $9 less than my monthly statement: never any prior problems with anyone. I never have water bills over 20 dollars because I bring in water to drink, cook and bath in, when they got here $50 water bill, that was the only one I guess they saw that $20 was the norm for me.

I looked at my old mobile home park. When I rented a lot in 98 it was around $180 a month. Now its $425. A new single wide is over $80k. I paid $33k brand new.

@HVABALL Inflation adjusted amounts, 1998 vs 2023: 180/330 33k/60.57k Inflation adjusted differences are 120 and ~20k, respectively. Not as dramatic but not as dismissive as "gas was $1," especially considering that $1/1998 adjusted is $1.84/2023, which currently does not exist anywhere in the U.S.

As soon as you started telling this story I knew that it was going to be a legal disaster for the new owner who was trying to evict the tenants, and thankfully so. Landlord and tenant law can be very tricky and you can’t just kick people out willy nilly because they don’t meet your demands. It immediately sounded like a bad case of self help eviction from someone who didn’t know any better.

Landlord who owns the land has every right to kick them out. Just because they live there a long time doesn’t mean they get to stay. They don’t own it, gotta go. It’s not the landlords problem, it’s their problem. It’s your own fault you never bought anything. You’re at the mercy of the owner, period. You have zero leverage. You should’ve planned better. You’ve had decades, did you think the cost would never go up? Poor financial decisions are. It your landlords problem.

Why? If you don’t like it, don’t live there. What do you do for work? What if I said what they pay you is absolutely disgusting and you don’t deserve to earn that much money? You’d lose your mind. Why is it not ok for property owners to make $? After all, it is a BUSINESS! Like any other. Not a charity. Your landlord doesn’t owe you housing. The cdc screwed landlords out of 2-3 years of income. How would like it if you went to work all that time and never got paid? Would you go? You wouldn’t even go for 1 for 1 day let alone a couple years. Also, the whole time you were responsible for 3 whole families housing costs, mortgage, insurance, taxes and maintenance. They get it free, but not you. Would you like it? Sit down with your superiority because you’d never do what landlords have been forced into doing.

Great subject! This is why I would not want to have to rent or own a mobile home on a lot that you rent. These mobile home park owners are getting as greedy as these big companies that are buying the condo buildings on the beach in Miami, and forcing owners out. They all just want as much money as they can get! Love it that you are using Nick’s info in your videos. Showing love! I have family in Peoria. Much more affordable there, for sure!

Why shouldn’t they make money on their investment? Why is that such a crime for landlords? They’re operating a business like any other if you’re dumb enough to rent land and think the cost won’t rise that’s your fault. It’s not greed to make as much money as possible. How would like it if everyone said- you suck, you don’t deserve a raise and should only make what I deem fair? That’s what you expect property owners to do. All while their costs sky rocket! I just wouldn't want to rent and pay huge jumps in price, especially if the cost for rent, whether it be an apartment, or the spot a mobile home is on, has increased so greatly and so quickly. I am not a renter. Not sure if you are a landlord, but I would never buy a mobile home without buying the land too, because you are still basically renting and at the mercy of the landlord. It's times like this when skyrocketing land rental prices are extremely high too, and if you are renting and barely getting by, you can end up with no place to live.

When it comes to the affordability issue, to buy a decent house in a decent neighborhood - something like what a childhood friend's dad would have bought on an engineering salary, it would cost me about 50% of my monthly salary and I am in a better paying job than he had. In 2019 I thought landing my job would have me set for life. If I get married I want to be able to support a family and now I wonder if that will ever be possible for anyone but the upper middle class - higher status surgeons, lawyers, lead engineers at big tech firms, etc.

I've been watching over in Pinellas County and it seems like the areas I have been looking in has gone from 600 to 750 a month lot fee to 1000 or some even more......Thats almost rent on a regular apartment. Prices are going down on these mobile homes for quick sales. The rental prices are screaming high !!!

In my area no one is buying the huge McMansions, but you can still find modest starter homes. If you own a regular house at least you can get a fixed rate from a bank and you won't have to worry about a landlord raising your rent every few months.

Mobile home parks that were sectioned off in the 80s are now on prime real estate expansion for commercial and high-end residential use. Unfortunately, the working class and retirees living on fixed income are being asked to accept inconvenience for economic growth. I'm in Indiana and have seen the "game over"in the local news media for mobile home parks over the past year or so.

this is so true. we lived in a 30 year old crappy duplex because it was affordable. We were told our rent would be raised to double over 2 years. luckily we were able to get out before things caught up to us. it is crazy, We just made it.

a fixed amount which I spent most of for cleaning products! When I moved in, my rent was $295.00 a month! When I was forced to move out. The rent had increased to $795.00 a month! The Park was bought by a corporation that owns many Mobile Homes Parks and also manufacturers modular homes! They changed the name of the Park to Serene Terrace Manufactured Homes Park! The rent has increased even higher since I was forced to move out four years ago!

Really this has been going on for decades, I remember back when I was growing up in the 70's some company bought out the local trailer park, jacked up rents and evicted a bunch of people to try to "raise the class" of the trailer park. What this does signal is the end of the real estate boom as they have run out of other things to flip.

The New Tennant Bill of Rights for Miami Dade residents will throw a wrench into the game-plan of many unsuspecting owners. I believe it requires a 60 day notice for an increase of 5 % or higher. It also allows tenants to deduct repair expenses from the rent if the landlord fails to make repairs

You don’t need a 6 month notice to figure out if you’re going to move, or pay the higher rent. The typical 30 day period is enough time, 60 days is definitely enough time. It should only take a few minutes to determine if the increases fits your financial situation. Wanting a 6 month notification period just seems like you want a longer period to take advantage of a landlord.

The new owner of the Mobile Homer park made a great investment decision. It is a mobile home park most renters don't leave. The cost of moving a unit is not low if you have no savings. Even if you can afford to move it most parks do not allow anything older than 3 years to be placed in their park. More than likely the new owner planned to lose 35 to 40% of the tenants. His only problem is not following the state laws regarding evictions.

Mobile home park residents if you read the small print in the contract they have little say in the site. The owners in most parks control everything from how often the homes have to be replaced to keep the Park up to date. As you say it is for the Land so it can be redeveloped.

I’ll just stay in downstate Illinois. We got our share of problems, and our property taxes are high. But I’ll know that I will always have a roof over my head, instead of some developer taking away my property, or worrying about skyrocketing rent increases and a less chance of becoming homeless. Yep, I live in a mobile home park in Fla, I bought it 21 years ago rent was $400, now its $1000, Im disabled 65 and have an 80 year old roommate but if something happens to him, I have no clue what I would do because I dont get enough to pay, they even charge $75 a month for pass on tax. I feel for these people.I pray God makes a way where there seems to be no way IN JESUS NAME AMEN

Michael, it’s so sad these people are being forced out. In Marin County, California, some of our cities have very stringent rent control. In San Rafael, which is 30 minutes north of San Francisco, their was a court case that went to the U. S. Supreme Court, the property owner lost the case, it was a rent controlled mobile home park. In California, this rent control for mobile home parks is on firm case law. I bet eventually, Florida will pass rent control. What do these poor people do? In California we are building hundreds of rental units. In San Rafael ,there are at least 200+ units going up. We are flooding the markets with multi family units. I expect rents will start going down because they will be over building for the demand.

Once they get on line, they will be competing with each other and more competition usually brings down prices. Basic supply and demand theory states that when you have more supply than the demand, prices tend to come down. It’s a proven economic theory that has a proven track record. For the sake of the people that rent, I hope you are wrong. Everyone needs a comfortable place to call home.

I hear what you’re saying about the new owner paying too much for the property but I don’t think it’s fair to blame the new owner entirely. The previous owner didn’t have this problem but that owner was selling out. Anyone else coming in was going to pay whatever the FMV of the property was. The old owner was going to sell to someone…🤷‍♀️

Michael, I wonder this: 1. is it realistic for people in mobile home parks to expect to live there until death and not have rent increas4s? 2. Investors buying these places, how much do they think they can realistically jack rents up and that be even acceptable? It is a trailer park and people live there because like you said, they've always been affordable..but that seems to be past tense now. These buyers are over paying (like you said, poor investment decision). Seems that if there is a bunch of deferred maintenance in play, it makes no sense to buy. Same situation as you been talking about with the condos.

I’ve seen mobile home parks sell for amounts I thought were ridiculous. Yet after all the dust settles, they transform them into tiny home parks; newer, more modern mobile homes in the park, and even saw one that put in modular homes because zoning allowed for it. Also saw one after ridding everyone from the park get zoning changed to apartments and put in a large apartment building. (These were all in Virginia that I saw it.) Most buyers have an end goal in mind and it’s not just to tread water… it’s to make millions.

I was in negotiations to purchase a small mobile home park when covid hit. The deal fell through. The owners had neglected the property and there was a lot of delayed maintenance that needed to be done on the property. The reason for the delayed maintenance is that they couldn't afford the upkeep on the property at the current rental price. My plan was to increase the rent $100 per month each year over the next 5 years to get back to comps in the neighborhood, while at the same time making the necessary investment in the property to bring it to a higher standard. I don't think its a good practice to increase the rental fee by over 100% or all at once. This guy should've negotiated a better deal with the owner that would allow him to gradually increase the rent as opposed to one huge increase. People can't handle that kind of shock on their finances. I've got my eye on another park in my area that has really been let go. I'd like to make it into a tiny house village since most of the homes in this park are deteriorated and almost unlivable. If the market is going to crash like I think it is, It is my hope that I can pull it off!

Totally agree that interest rates per se have little to do with the current situation as compared to "long ago." I have looked for a house that I could afford for the last 3 years and have finally given up. Paid 9.25% in 2001. No problem.

About 7 yrs ago, I was interested in a mobile home in the Laguna Beach California area after this video. I’m glad I did not pursue a purchase in a trailer park. I think I dodged a bullet.

Just left/sold my double wide mobile of 20 years. In Sacramento CA. Space rent was up to $1000 a month!!

A couple lived at the mobile home park for 45 years and just now starting to save up to buy a home??? They had every opportunity to buy an affordable home for DECADES that was easy to qualify for and did nothing. 45 years of savings up even a bit of money they should be well off by now. I'm a retired hairdresser and was able to buy my house and multiple rental properties doing perms and hair cuts. I'm amazed at people my age that never bothered to prepare for retirement when they were young and able bodied. My sister was born without legs, rather than go on disabilities she became a nail tech and owned the salon I worked in. she owns 9 rental properties. Even with a disability she made a fortune in real estate. The times are different now for the young people, but we older seniors had every opportunity to buy a house.

That might be a good topic for a future video, or at least a tidbit. Most people probably couldn't relate or care less what marina slips cost people can't even afford a place to live who cares what it cost to park the boat lol.

@@MichaelBordenaro I have a close friend who lives on a sailboat year round (for 20 years now) and rents a slip in Fort Pierce. They always have their ear out finding the cheapest slip. Ps… I couldn’t live on a boat. You give up a lot of everyday comforts of a house.

Yeah think the market peaked in the last 3 months N of Tampa. I am not seeing big increases in lot rents or mobile home prices in Zephyrhills. I am seeing vacant or for sale MH not moving not a lot of vacancies yet but more. There are thousand of new apartments and new homes too that should keep lid on prices. As interest rates go higher corporate owners or REITs will do poorly and get out of mobile home parks hopefully before there are mass evictions. Years ago in Clearwater and St Pete I had patients who along with every other resident had to vacate their parks so development could proceed. Havent seen this in East and mid Pasco yet.

My mom went into a park, but owned the land mobile home was on. I was thinking about getting into mobile home park. Park lot fees are really high and what you are talking about could easily happen.

...and this is why I have rethought purchasing in mobile home parks, condos and 55 and up communities. You have no control over the monthly fees.

All these greedy corporate own land it the problem, all they care is money not their loyalty tenants . our government should put in place rental protection.. That why we have so many homeless in this country
