A lapse on flashing details resulted in my chimney chase nearly falling off the side of the house, substantial amounts of water coming in when it rains, and a really expensive repair. The water managed to rust out the chimney box, so the end result was a wall with a window where there used to be a fireplace. So Jaime, keep being on that flashing game. Your homeowners will appreciate it later.

@@BoudicasQuest yea, it wasn't fun. After going to a wall and window, no more water issues. But we sold the house a couple of years later. I still get a little nervous with rain, always waiting for what is going to leak next.

Thank you! It’s for mechanical and some storage. I don’t like dark dank spaces, and money doesn’t grow on trees here. Living on the main level with direct light and what will be an incredible deck for outdoor living and entertaining is what it’s all about for me!!!

The 1900s cottage is taking longer. My house is ready for interior paint since Monday. Hoping it’s just one more week. I’m going to vacuum up the drywall and mud dust to help speed things along! Grateful the guys let me put in some sweat equity!

Just for clarification, CCA treated would corrode aluminum. ACQ treated will, in about 200 years, or when the treated is no longer treated. If you were on the West Coast, it’s a different treatment and material. They use Doug Fir. Having said that, I appreciate Jaime’s little flashing jobs and the thought that goes behind all of your details. Peace!

I just retired after 40 yers of commercial painting in southeast alaska. 8' of rain a year. your right about flashing done right. the homes that had and the homes that don't. PLUS the poor people who buy a home with a big high wall don't see all the mistakes up high. Love your work ethic guys. Blessings from alaska

Texas Electrical Contractor here. I've used those canvase bags for a long time for organizing socket sets, combo wrenches, drill/impact bits, screwdriver sets, specialty stuff like cameras, laser measures and such. I'll have to score some Perkins ones.

I heard mold grows easier with multiple layers of vapor barrier.. basically the moisture gets trapped between the layers and NEVER dries. Hope there's a dehumidifier down there. Awesome house 👍

The siding looks really good, quite professional 😉 As for the 12" x 2" board fitting on deck support, kudos on the accuracy. The non-basements is huge, I know it will make the plumbers job easier, but it does seem a shame not to use it for something practical. The building does look good. I would have done like under slab details, vapour barrier, a few inches of crushed rock and then storage for all kinds of stuff like chain saws, lawn mowers etc etc

I can’t agree. That siding totally cheapens what has otherwise been a very thoughtful build. Did the builder get the siding for free? That raised fake woodgrain is so tacky. Ruining the project for me.

Tell Jamie for his tentitis, to try acupuncture. Working with power tools and swinging hammers can take a toll on your elbow. It took 2 sessions of acupuncture for me and it got me 90% better.

It all comes down to proper installation. If you don’t take all of the proper steps to install it, it probably will fail. But if installed correctly it’s a great product !!!!

Two questions: 1. why put the utilities upstairs with so much crawlspace headroom, especially if the crawlspace is going to be conditioned (no vents visible)? 2. Are you going to be doing a blower door test on this house? If so whats your goal

That "not basement" would be a great space to dig out. Pour a floor put a ramp in from the door to the floor. Huge amount of storage space.

Seeing you inside that crawl/wall space and how close so much of it seems to basement depth, and then recalling how much work it was for you all to layout the foundation on that hillside - why not just dig the whole thing down to basement depth, even if you did just leave a dirt floor and treat like a crawl space?

hey... good question. Ive got some friends that use a track saw for everything, but it was a tool we just never had as we were learning to build, so we just learned to rip fairly straight by hand and use a table saw when it needed to be straighter
