The move in costs would be 650,000 pesos, Deposits 450,000, if rented at 200,000 a month. While you say no way, for the total down, it could be more. Many developers want 3 months advance rent, and 3 months security deposit, plus Utility deposit. That would make it 1,250,000 pesos move in costs. And yes, I have seen properties like this rent with those type turns.

I agree, most will not rent this. But I guarantee it will rent, and it will rent for 200,000 a month or close to that. Have been doing this a long time, know the market here, know the other people handling units, I see want other units rent for. Angeles City is changing, if you look close, you will see big changes. Very near this complex I know a house that was just completed, private owner, over two years to build, 2 stories below ground, 3 stories, above ground, 3 elevators, rooftop pool. Has close to 3 million dollars invested, turn down an offer of 4 million dollars, cash deal (USD), told the guy, build your own I waited 3 years to have mine.

Someone from the Wolfpack group it looks like. From the layout, they were using it as housing for staff. Nice place and really pretty reasonable price for what you get. Plenty of nice places around there in the $1-2 million range. Not that any of us are allowed to purchase if we wanted to. Renting or condo for us foreigners.

Why would an expat spend all his money building a huge house in a 3rd world country, and his name is not on the deed, its his wife or girl friends name, very risky I wouldn't build anything here.

Another unit that did not last long on the market was reserved within a week of listing it. And yes, did rent at the 200,000 a month rate, but includes pool maintainable, which is 10,000 a month. Todd, Angeles City Expat Rental Properties

With 10 bunk beds and a giant entertainment area with pool, it looks like it was set up as a Playboy Mansion type of business for the more affluent visitors. I'm guessing the local security guards were well paid

I will state it again, Angeles City prices for real estate are insane, the infrastructure in Angeles does not warrant these prices and the bubble will burst at some point. Nothing personal Todd, before you reply, just my opinion LOL With the amount of bunkbeds in that place, my guess is that it was used for Cam models and whomever leased it made some good money off that type business to pay that type of rent price

you may be right about previous renter 🤔 and as for prices around Angeles City, im getting a better idea of areas developments housing infrastructure etc… of the places ive visited in the PI it is clear AC is a meca for the bar scene call centers modern hospitals hotels casinos an airport a race track, with all this comes higher prices then most places in the Peens and people will spend 😁 to be part of it all

As an expat in the Philippines I have noticced prices have gone up dramatically, those expats who have a pension of $3000 USD per month will barely get by, remember you have to feed your Filipina girlfriend her family, I'm stunned at the rental price, I rent a 1 bedroom apt. in Dumaguete and I'm paying 16,000 pesos per month, the owner who is an expat inform me the rent will go up to 20,000 pesos in 2 months, I gave him my 30 day move out notice, Dumaguete to Manila flying one way cost you 9,000 pesos round trip 18,000 pesos, it's obvious expats are just greedy people. This is the reason I'm going back to the USA.
