My son and his wife about three years ago decided to stop waiting while the interest rates were starting to climb and the prices had not fallen yet in Montana. Luckily they both had good credit and had squirreled away about $15,000 as a traveling nurse during Covid. They bought basically the junk house you showed us with a fresh coat of white paint on it. turns out it had been a section 8 Rental for 25 to 30 years straight. The neighbors all said whatever level the grass and weeds naturally attained in the summer months is how tall the grass was. It was never mowed. Our son and his wife did everything to that house. It looks incredible now. He is a contractor the neighborhood has no view of anything pretty around them. They paid $340,000 for 560 ft.² it has a very large lot which is what pulls up the value. he said that the competition on that house that they had to buy sight unseen with a rural home development assistance was a contractor. The contractor was going to build a beautiful two-story condo looking place with Steel, Glass and a rooftop patio like he did a few blocks down the street.

You’re so right on these points… we checked at least 50-60 properties before we found the right one… we lived in NY state when we started searching in MT … one was right on river.. but the power lines was right above the house, that was not mentioned on listing also to get to the bridge to get to main road took 15 miles on a bad road, which is not plowed in winter.., this is just one example.. we got 10 more bad ones to talk about… finally we found a good one but still had a hidden lie .. about a spring water share .. so you guys really have to check out what you’re really buying!!! I wish we had this honest real estate agent who tells all the hidden info about buying property… good job !

Am a retired truck driver, and have been up your way many times for my former co. Love that part of the country, and would have moved there back when i was a younger man, but the high prices of now have put it out of my finances. But still love that area.

Absolutely great info! I've found those magical locations only to pull up on Google Maps or Google Earth and there is a massive inactive in ground mine in the direction that wasn't photographed. Also, I would add that if you pop in to Google Earth, you can adjust the angle to be ground level and actually see the steepness (if you forget the good advice on close lines = cliffs). Lastly, you can also pull up the address (if listed) in Montana Cadastral maps and see who owns what around the property, to include if land is State, Federal, or Commercial.
