A person who truly believes in private property rights….i.e. freedom understands the blade cuts both ways, the guy with the “junkyard” in your video most likely has zero complaints about what a neighbor does which is truly what respecting everyone’s freedom is supposed to be. It’s all about viewpoints and understanding, being a classic car guy myself, I see this a lot, just in your panning across the car collection I spotted 5 vehicles that could easily bring close to 100k in classic car market. While a neighbor next to him is hoping their home will simply inflate to 100k higher price than when they bought it. Love the video!

Yup, my neighbor built a shed/shop 4 inches off of property line making it to where access to my side gets used by him for storage. Had to tell him that my insurance was going to be dropped and his stuff isn’t going to be covered by my insurance if it’s damaged or stolen or he hurts himself when trespassing onto my property. I also informed my insurance carrier for my property by letter so if something does happen, I will be on better legal standing than my neighbor will be. Part of the problem is having a fence in place is difficult because electric company needs to be able to have access to pole that splits our property and neighbor’s building blocks access forcing utility company to have access through my property.

Protect your property rights and make sure you know and trust the people who you elect locally. You have people being drawn in by Montana’s beauty, peace, and nature. Oddly enough, the first thing most of them want to do is change things in an attempt to put a high price tag on something that is priceless. HOAs can be a good thing, BUT you are essentially giving more people power over your land. All over America large hedge funds are buying up American homes and land, making it harder for Americans to own a home. Our land is a limited, and valuable asset, otherwise they wouldn’t be trying so hard to con you out of yours. Teach your children the value of having a home. Invest in your land and your home, leave it to your children, and ask them to do the same. Make your home the foundation upon which you build your generational wealth. God bless y’all.

The restrictions are OK only if the government entity (in my case the county of Santa Clara, California) DOES NOT ignore their own restrictions and try to verbally change what was in writing to make you guilty. If you don't agree to do what they want, they threaten to put you in jail. In my case I legally cut trees per their regulations and the county did not like it even though the amount of healthy trees (not diseased trees) cut was not that much. I had a 4.5 acre building parcel (approved subdivision map). The county did not like all the trees that I cut even though probably 80% were diseased. They verbally declared me guilty of not following their regulations and THREATENED TO PUT ME IN JAil. I had 6 giant Douglass Firs (36 - 42") rot and fall over where neighborhood kids would play. One of my neighbors in the area did not like that I was cutting diseased trees. I showed him the 6 -165' to 180 foot tall trees that had fallen over right where his kids played. I asked him what did he love more: the diseased trees or his kids. After a lengthy fight with the county, I proved that I had been right all along. It took $5,000.00 of attorney fees and arborist fees to prove I had properly followed all tree cutting regulations. Even then they did not want to give me a release letter. It took legally threatening the county, including the planner who threatened me with jail to get them to finally back off. I think I should move to Montana and build but this video makes me wonder if even that would be wise. I will build my custom home when I move out of state. I Like the Kalispell area and Flathead Lake. One of my cousins lives there.

You mention the lakes and streams. The local authority may not have restrictions but they do fall under federal restrictions and likely state for proximity, contamination and wildlife access.

A homeowner can do there own electrical,seen it many times.Hows it any different than Eagles crest or Iron horse or Meadow lake.How bout man made waterski lakes, just outside Kalispell.

Thanks for all the great info. Are Covenants in a POA enforceable if the POA isn't in good standing with the Secretary of State? POA was registered in 2017, but due to lack of annual reporting the state file indicates involuntary dissolution in 2020. We purchased in 2021.
