Either you have property rights or not. Any tenants problem or misfortune does not give them a claim on a landlord. If you’re rents are going up, take a lesson from Vancouver, if you don’t make it easier and cheaper to build, you will end up like us.

Landlords in Vancouver can now charge their tenants up to %3 extra a year for three years to replace "essential systems", such as carpets in the building. These rents do not go back down after this capital expenditure is paid off. They can replace the carpets every five years. It's the new renoviction. BC's new Capital Expenditure law is absurd and shame on the Provincial "N.D.P." for allowing it to continue.

@@sakomanleeOk, but I’m not going to pretend that mortgages, taxes, supplies, labor etc. hasn’t ALSO skyrocketed. If your landlord’s mortgage went from 2.3% to 6% with the bank, they’re going to raise rent so they’re not paying YOU to stay in their unit. Land hoarding is a problem, but there are other ways to deal with that. We need to build more high density housing that actually has infrastructure to support it like reliable transport, schools, hospitals, stores to get essentials etc. We’ve been importing a small city’s worth of immigrants yearly for almost a decade now while being 20 years behind our housing needs for the population we had then. Suburban sprawl is also killing out city’s ability to support its own infrastructure. Insurance companies and laws also necessitate constant renovations occurring on rentals. People kept on complaining about “slums” so laws were passed saying you can’t claim a damage deposit on a bunch of items in a rental that are over 10 years old. They also ensured you can’t raise your rent, even to keep up to your mortgage and condo fees etc unless you can demonstrate you’ve been doing Renos. So yes, your carpets are going to be constantly ripped out. These laws have gotten so bad, banks are refusing to even insure a house, or approve a mortgage for financing if a house’s roof is over 10 years old regardless of the materials or state of the house. Very awkward if you’ve got a metal roof that’s supposed to outlive you. I grew up BROKE in the “slums” everyone always complained about. Our rent was CHEAP and we always cautioned people to focus on safety, and utility over aesthetic. Was your water running and clean? No leaks? You’ve got heat in the winter and can open windows in the summer? You’ve got power? It’s safe? Everything else is gravy. People wanted endless gravy and now it’s enacted into law with financial penalties, there is nothing but pain for the poor. Lord forbid a cheap rental have a dated kitchen from the 70’s and yellowed linoleum floors. No, no, need modern everything and sky high rents.

Tenants seem to think other peoples property is there for them. Entitlement runs rampant. Interest rates have increased massively and any landlord on a (traditionally better for decades) floating rate had seen their mortgage payment increase equally. What will likely happen is many will sell their properties to new owners and those properties will no longer be available driving up rent costs. Socialist fixes don’t work and leases should never be “transferable”. Good landlords check references and credit and agree to a particular tenant.

And it’s not stopping. They want to bring in 500,000 a year in “normal” legal immigration. That doesn’t include the refugee resettled program. It doesn’t include people seeking asylum. That doesn’t include the people crossing the border on foot at “irregular” crossings (entering illegally). That doesn’t include international students that just decide to stay after they complete their studies. That doesn’t include those approved immigrants bringing their spouse, children, parents, in-laws, siblings and extended family over once they get here. The real number is probably almost double that.

Houses have been unaffordable for young families for about 20 years now. You can be honest and note something is wrong in our system, or you can be a coward and blame a tiny minority if new immigrants because it suits your desire. I am not saying Trudeau is doing the right thing, but blaming immigrants for this long standing issue is bull.... and pathetic.

I don't blame immigrants but don't act like they're not effecting Canada and all its economic markets. Also these people are getting paid more to sit in a hotel that an actual Canadian gets on Social Assistance...think about that bud. Factually, Libs gov and ungrateful immigrants are the issue here, that and not enough houses or proper self investment in our own nation and economy's growth. Our government is to busy jerkin everyone else off for chump change and favors to care about the common Canadian or immigrant, blame them they are responsible 100%. No, to every point you mentioned. The problem is the commodification of housing, the centralization of wealth into the hands of a very small few (this is a feature of Capitalism, not a flaw), and the dismantling of Social Democratic Economic Policies that allowed people to enjoy some wealth between 1945 and 1970. Of course you wouldn't know this since you weren't alive at the time, but the horrendous wealth inequality we are experiencing right now is NORMAL. This is what's SUPPOSED to happen under Capitalism. Things like the New Deal, Bretton Woods, and a slew of other economic policies, were what allowed Boomers (and to a lesser degree, Gen X), to enjoy any prosperity. Prior to that, it was economic collapses, or the Gilded Age. For your reference, highly recommend you go look into the work of economists like Yanis Varoufakis. Landlords need to be removed entirely from the economy, it's an absolute waste of economic potential, hoarding wealth away in assets rather than allowing renters to all simply become homeowners, and reinvest the capital they save (from not paying rent) into the economy.

I live in leasing apartment in scaroborough built > 50 years ago, the rent for 2 BDR is 2600 + parking + water+ electricity extra with no laundary, dishwasher, AC or microwave in unit. Condo is near area is going on lease ~ 3000 includes parking may be water Can any one help me to understand how come the first one is affordable. govt is simply fooling people, their definition of affordability is fully vague.

Justinflation isn't just a joke. Check real estate price between 2015 and now. This specially affects younger generations. People who could potentially own their own property back then are forced to rent forever. The higher the rent, the less saving for down payment.

middle class and upper middle class can never be able to buy their home and follow prosperity journey like their ancestors did. this guy is devaluing the currency value which simply inflating the price of assets, this is simple economics. rich who has having assets will love to see their assets price keep going up, while majority of canadians will forever paying for their landlord's luxury life through EMIs aka rent. :)

There needs to be more say for the landlord. I find myself charging higher rents because there is no responsibility for bad tenants and unfortunately the good tenants are taking the burden to offset the losses I have with the bad tenants. If I can kick out the bad tenants the rents won’t have to be higher for the good tenants

I live in a subsidized rent. I was on the waiting list for 15 years. I now understand why it took 15 years. Here is what i am seeing. My downstairs neighbor (family of 4)moved away April 1 2023. The week after the family moved out the apartment was renovated and cleaned and ready to live in. Well that 2 bedroom renovated and family ready apartment has been sitting empty for 10 months, So if any of you are on the waiting list and wondering why its taking so long well its because the city leaves rent subsidized renovated and family apartments empty for almost 1 year.

Come on dude...a quick Google shows the housing crisis is multi-factorial. If you're truly interested in combating it, every level of governement has a role to play, and so do Canadians. It began ages ago in various parts of the country. Debt was too cheap for far too long, leading to over-investment in real-estate (our GDP has been far too dependent on the housing market for ages). There are municipal and provincial problems too - dozens of cities that have unnecessarily restrictive zoning laws, AirBnB is a cancer that took units out of the long-term market and few municipalities seem to have effective enforcement mechanisms to regulate it. Provincially in Ontario, the Landlord and Tennant Board has been kneecapped by inadequate funding / staff to get hearings done in a reasonable time frame. Federally / Pronvincially, we stopped funding and building affordable housing what, in the 1970/80s? We stopped these needed programs that had been in place for 50 years. Of course immigration is a part of this overall story, and the federal liberals have their share of the blame to absorb, but if you actually want to solve the problem, myopically focussing on one cause isn't going to do it.

@@Observer168 it's not the governments responsibility either. It was just their job to not create the policies that created this problem. You can't bring in over a million people a year for a few years, and not have this problem. Throwing money at this problem will not fix it at all. Not until we acknowledge what the root cause of these problems are, will we be able to solve them. But ideology prohibits the woke left from doing what needs to be done.

I was a renter for decades (college student - 40s). Today's renters are spoiled brats who think they're the smartest people at the table. I feel sorry for the property owners who worked, scrimped, saved, invested...

I understand your point and I somewhat agree. The problem is that buying a house is out of the question for most canadians nowadays. This pushes more canadians towards renting which makes renting unafordable as well. The entire issue is not with tenants or owners. The issue is the fact that we dont build enought houses to bring fill the demand and we have record high immigration at the same time. That would be my guess at least. The problem is no one wants to build houses anymore and immigrants might help us with that. It is a tough dilema but nothing as simple as tenants bad investors good.

@@antoinebenarrous39The stats are available though? The immigrants Canada has been recklessly pouring in are not builders. That could be said maybe 20 years ago when the Praries were short on welders and had their contractor programs deliberately reaching out to professions we were short on. Manitoba for instance has a large Filipino population that came over because they were qualified, proven to be experienced welders, plumbers, masons etc. Recent stats showed that there were under 1000 qualified trades people for the 400k immigrants Canada took in in a year. Canada’s immigration policies for over a decade have been an abject failure, not only for Canada but for the immigrants scammed into coming here, not just from the fake diploma mills.

welcome to land of permanent renters, solution to housing problem is very easy but it requires courage and real intent to resolve, not just pretend to nations that govt is working . if for last 9 years they are working on this then why this problem is getting worse year over year. root cause - majority of MPP and politicians are either land lords or having multiple real estates. so why I would burst the bubble when it also hurts me.

Countries that have rent control and strict Rental Board laws have full control on their inflation. In most cases landlords and tenants live happily together. In North America most landlords are very abusive, this practice creates serious social and economic problems.

What are you talking about? Most places in Canada have rent control; my province of BC has rent increase capped at 3.5% for this year (with at least 3 months required notice). It was around 2% for many years as it was supposed to match inflation, but the goverment won't follow their own rules and made it around half of the inflation rate while mortgage rates can get more than 6%. Not to mention all other expenses like insurance, maintenance, appliances, etc.

Ontario did away with rent control for any unit first occupied after November 15, 2018. So, for units built after that date, landlords can raise your rent however much they wish, for whatever reason, every 12 months.

@@Observer168you are correct. This is why rent is so high and this is why people can’t find rent because to rent from me you need 800+ credit score and 80+K a year job. I only rent to people that have something to lose. Because after I had 40K damage to a property I became a very picky landlord because the only decision I have is who I choose to rent to.

The same thing is happening everywhere California people are going into Mexico and and buying buildings then they turn them into apartments then they make the rent to high , for the Mexican people , they are not able to afford the high cost of rent , I had seen the video of this happening

They’re protesting a bill disallowing “lease transfer” but talking to reporters about evictions. If I were a landlord I’d definitely want the ability to choose my tenants myself. Can’t even evict people who don’t pay rent, can’t get people to leave when you sell the house, it’s a disaster for landlords out there, they have no rights.

@@Baraz_Red You haven’t kept up with the news. When they refuse to leave you have to take them to court, and the courts are backed up. There are people living in homes without paying rent. Same for selling the home, people are selling and the tenant won’t leave so they can’t close the sale. Tenants are extorting landlords even, asking for massive cash bribes to leave.

Most of the immigration goes to Quebec. They accept everyone. Because of the recent surge of immigrants, Quebec landlords see this and thus a way to make extra money.

A Landlord should have a say in who is renting the property. Why would a tenant be allowed to transfer their lease to hoodlums, or gangs, or asylum seekers, or a cartel member, or a vagrant who can't pay so claims squatters rights, or, or ... Who do these tenants want to transfer their leases to? Of course the Owner should have the right to say no. Break the lease, pay the fine and let the Landlord choose the next renter. This smells fishy.

Home owners also need more rights. The governments job to provide affordable housing is getting pushed onto the landlords. The home owners in Vancouver are being forced to subsidize tenants while property taxes skyrocket.

they are not homeowners but investors piling up housing stocks ( litterally hoarding) , i think govt should allow hoarding of everything like medicines, groceries and leave upto owners discretion to decide the rates , whom to give or whom not to..

You might as well go "some Montrealers are saying the sky is blue" 😆As always landlords want all the rights without the accompanying responsibilities - as a landlord you're free to use your property how you wish, that's the great innovation of capitalism. When you choose to take advantage of the ability to rent your property in part or in whole, you don't then get to shirk the responsibilities of a rentier as though you never made the choice to rent the place. You've chosen to take advantage of all the benefits of being a landlord, and now want none of the costs or risks - such childish behavior needs to be slapped down by the state, which has that responsibility to keep people in line. Unfortunately the people in power within the state are overwhelmingly more wealthy than the average Canadian, so the people often have to protest like this to remind the government who it's supposed to serve - the people, not the pampered rich.

I say "yes" to the bill because the landlord has to be the only one to select his (her) tenants. I have lived in many places, only in Quebec a tenant can impose to the landlord who will be the next tenant to take over the apartment. It does not make sens. Find another way to control the cost of renting but let the landlord be able to choose his tenants.

@@Observer168 It is difficult to make people understanding how small landlords are pushed back to the corner by high interest rate, taxes skyrocketing, maintenance fees...without forgetting bad tenants who don't pay on time or don't even pay sometimes. Try to take them to the housing court, you will spend six months in the process if you are lucky, otherwise it's more than six months usually. Once you take them to the court, they just stop to pay their rent and enjoy housing without paying rent because they know that in Canada, the system will not do anything for them.
