The media needs to understand that these people are in need of financial assistance, or cant keep up with their property, whatever the case may be, you as an investor, or whatever you want to call yourself, are providing a service that helps them get out of a tough situation by purchasing their house hassle free and quickly, at the end of the day its up to the seller if they want to do it or not.

So if a person is trying to sell a home for $10,000 you know it can sell for $19,000, you can’t sell it quickly for whatever reason and you go back to the seller and tell them to lower their price , your In the same boat as a realtor to some

I am an agent in Illinois and support wholesalers and the wholesaling process. Wholesalers services a different market that some realtors won't go near. Most realtors only deal with the beautifully finished homes bcus it helps their commission but also their image. This is where I found my mark, I love dirty homes and helping people in troubling situation. Hi Jerry, my name is Lev and I'm a real estate broker in Atlanta GA. Both sides are true. There are great wholesalers who care about people and there are scandalous wholesalers in our market. Last year, I had a dumpster in my backyard to empty out my garage, but I wasn't selling my house. I received a call from an attorney's office wanting our trust docs because they were ready to close on the sale of my home. WHAT!? A wholesaler came to my house, took pictures of the outside of my home and the dumpster, and turned in a purchase and sale agreement to the attorney. If my home were not in a trust, they could've had a fictitious seller sign for me and take a buyer's money on the sale of my home without my knowledge. It is CRAZY. I threatened to inform the bar on the attorney and all docs were voided. This may be just one incident in hundreds, but it is happening. Not all wholesalers are saints and it only takes a few bad apples to spoil the bunch in the eyes of the news media.

I like Jerry but it seems even Jerry out to make a killing on this one. Wholesaling is just a step up from bird doging and now that's what alot of wholesalers will be knocked down to. Now you'll have to pay someone like Jerry to borrow money to double close which will only make you offer the seller less (which Jerry has stated in a previous video). The only winners here are the government who'll receive more money from licensing and have more homes on the foreclosed list (which gives the distressed owner nothing for the home no matter how much they've paid on it), or just more taxes they can get out of you for the double close.

My boyfriend and I started wholesaling, we would never force anyone to sign their house over. It ends up helping the families out- when they are on the verge of getting their properties taken by foreclosure, tax deed auction, etc, we wholesalers go out there and give these families thousands of dollars and more time to find another place to live, instead of having a foreclosure on their record. Hey what’s up Jerry, are usually comment on my regular channel. thank you for making another video man. It seems like people have hatred in every industry these days. I learn how to do wholesaling lease options and all those strategies I’m just looking for those men and women who could use my help so I focus a lot on my online stuff I’m one guy doing everything. The way I was taught is to be very ethical and honest with people. I have met many realtors who give people strong legal advice when they are not lawyers and that Should be done by a real estate attorney. I am so tirer of people in real estate and companies sending letters wanting to buy my property. People that I don't know parking in drive way ,to try to see how large the property is.When I come out the house 🏠 they take off.these people are going around buying nice houses in great neighborhoods Especially houses that have a large lot.This is getting out of hand ✋, They have become bullies. Furthermore the author of the article told me that he wanted info on assignments vs double closing. I NEVER call people about buying their house they call me. It's very simple. Wholesalers enforce the principles and obligations of contracts that is in every State's Constitution and the federal version. it is lawful. So long as it is done in good faith and disclosure of intent is given. Simple. Everything else such as the bitter Real Estate agents behinds these articles remains trash.

Personally, I think this is good news. Although the article may have some slight inaccuracies, the overall article is TRUE. In addition, there are also some examples that Jerry stated that favored his point of view, but dont really reflect what is happening in the Wholesale Industry. (i.e. Treadmill and Detroit examples.) The majority of Wholesaler's aren't flipping contracts for $100. or even $5000. Profits. Wholesalers are making an easy-money KILLING per deal. The figures mentioned in the article are more closely related to the REAL Gross Profits Wholesaler's are making. And, Elderly, Disabled, Distressed, and Lesser-Educated Sellers are often targeted -- and are, in fact, DUPED. Many of them also happen to be Lower-Income or Financially Strapped. These inexperienced and unsophisticated Sellers *DO NOT* fully understand what the Wholesaler's are doing -- due to the lack of Disclosure, and the use of ambiguous language, so as not to alert the Seller's to the fact that the Wholesaler intends to assign/flip the contract for TENS of THOUSANDS of $$$. And, if by chance, some of these Seller's do happen to hire an Agent that they *THINK* are acting in their best interests... Some of these Wholesalers utilize the shady tactic of persuading the Listing/Sellers Agent to work for them, (aka: "Dual Agency") to reap a higher commission, and then they take their cut (Wholesale Fee), and then turn around and assign the Contract to one of the Agents "REAL" Buyers. This is why there is such an UPROAR!! People are being RIPPED-OFF!! There are A LOT of unethical and immoral tactics occurring within the Wholesale Industry, and REGULATION IS NEEDED! 100% FULL DISCLOSURE IS NEEDED! Professional Wholesaler's need to be LICENSED and HIGHLY REGULATED with STIFF PENALTIES and LAWSUITS if they do not follow FULL DISCLOSURE LAWS, and Behave in an ETHICAL Manner. Many Wholesalers have become *PREDATORS* , and Vulnerable Sellers NEED to be protected from them! And, "DUAL AGENCY" needs to be OUTLAWED!

I understand, my family has no choice but to move out and my mom is on fixed income. My brother and I have been rebuilding homes and can easily fix up any home. The problems we are having finding a cheaper house around 14grand to 20grand and we can't get a single response or the house is gone before we can even get the information. The houses we do find are in such a bad area my mom would become a target.
