I'm guessing should buyer change his or her mind and not buy, you keep property (like an Asset Base Lending)? On the 10k club member, you're the buyer for that program, so I'm just trying to understand how it would benefit you for the funding aspect. Also, I like that comfy brown chair of yours; I'm due for a new one but I need a real leather chair and mine is peeling right now. Yikes!! I’ve been working in Memphis for about 2months and the market is kinda hard because of how the neighborhood change in such a short distance and it’s really hard to properly negotiate or make an offer. For example, there can be a house that sold for 100k on one street and a house not even worth 50k just 1 mile up the road. What advice do you have on that ?

I just lost my first deal and 15k profit I followed every step and it all worked until i got to the proof of funds part i found a wholsale friendly title company that was cool with the double closing but the agent wanted to make sure the proof of funds was for sure when she contacted JLN the told the agent it wasn’t for sure it was just a pre approval so the agent canceled my contract because I couldn’t prove I would be able to close I don’t understand what i did wrong how am i suppose to find a buyer if i cant get pass the proof of funds i pay 1000 fo the 100% funding program and fell like i just got left hanging all i got was a email basically saying sorry for the misunderstanding and funding is not guaranteed how am i a cash buyer if i cant prove i got the funding that’s the part that’s missing that i feel you should break down a little more I understand funding is not guaranteed for any deal but I thought this was to at least back you up I’m don’t understand what did i just pay 1000 for the 3moths free and all the tools? I thought after i paid the 1000 this would take care of the proof of funds issues i been having guess not man this so disappointing and discouraging 🤦🏾‍♂️

What if one close on a deal but then arent able to find a buyer. Say because one bought for a high price. I guess what im saying is- how can one know how good of a deal one have? Ps: great vid as always😺

If you can't find a buyer, you write in your contract that you can cancel the contract with the original seller within a certain amount of time (like 30 days), then you'd get your earnest money back and seller would still would have their house to sell.

But yes, all wholesalers have that in their contracts because there WILL be deals that you just can't find a buyer for, and what, are you going to buy every house yourself? No way. If you can't sell the contract, get out
