I can't tell you how much I appreciate your point of view, well both of you. I agree with her about always listening to those with whom you might not agree, but for me, I take all emotion out when buying real estate. I know you both have a lot of emotion when discussing this due to the baggage from 2008. My family lost everything back then, and I was graduating college, so I learned never to use emotion when buying real estate. As for those sad stories, I can't feel bad for them. The first person bought a home they qualified for and is now blaming an ex who left. Why does that hinder you from getting a promotion? Did you expect them to pay all your bills so you could go back to school? That was foolish. The next person with the flood-shouldn't the agent and lender have informed them it was a flood area? Don't we pay a government agency for that? If they lived in that town or nearby, they should have known better. The person with the in-laws is just funny; I have to laugh, I'm sorry. Sometimes it feels like adults don't want to take any responsibility. I don't see people bullying others for not buying, except when I tease a good friend who is a top agent about how crazy it is that he sells so many homes but still hasn't bought his first one yet. It's all in fun. First, do servicers have to pay to get their numbers reported by Black Knight, or does Black Knight have to pay them? If Black Knight is a private company, could this be why they don't have everything? Next, she mentioned a lot of increases by percentage, but is it that bad? When you look at 4 million total behind, I think she said that’s only 4.8% since there are 83 million total. That’s only on owner-occupied homes with a mortgage. Two ways to look at this: does that include defaults on investment properties, or is that 4 million ONLY owner-occupied? If it's only owner-occupied defaults, then we need to look at how bad non-owner-occupied properties are because that then is a game changer as we all know renters are behind which means land lords might. If it's 4 million for all, then shouldn't we look at 4 million divided by the total housing units in America, which was 146 million in 2022? If so, then it’s 2.7% of total properties behind. I would love to see more data, but I believe we will never get a clear picture from any business or government agency. Even with the data, you need to take the advice you always give, which is very DEAD ON: LOCAL, LOCAL, LOCAL. In my area, it's hard to believe it’s as bad as you say when I always see lines at stores and restaurants, and tourists are still abundant. My rentals are booked really well. I would love to see what the numbers look like in specific locations. Out of that 4 million, is it mostly TX and FL? If you remove those two states, is it more normalized? I wish we had a data nerd who could pull all the data from everywhere and really see the trends.

Shame Shame on Every State municipality that is grossly fleecing the Elderly, Veterans, Retirees and Homeowners with egregious property tax bills! Where are the State representatives to put a stop to this egregious ABUSE by city/county tax assessors??!! People ARE losing their homes of 60 plus years ownership! Even when homeowners files an appeal, the tax assessors use comps from other areas to justify the fleecing property taxes. They all work with each to fleece the poor homeowner. Homeowners who simply upgraded their aged homes are overcharged property taxes on their homes. WHY does someone 60 years old, who has one home have to pay Property taxes?! WHY SHOULD homeowners have to pay ridiculously high property taxes to compensate for commercial buildings not paying their property taxes!!!? The municipalities MADE the BAD investments and allowances to those businesses NOT the Homeowners!!! How can these crooked tax assessors be allowed to overvalue someone's property by hundreds of thousands of dollars, when they are not investors and those homes are their only homes. NOT ALL States have HOMESTEAD, not sure WHY??? But Why should an elderly person, over 60 years old, who only has one residence, be charged $30,000k per year for their home! Anyone 60 years of age or older should not have to pay property taxes at all for their paid off homes as that is their only residence. Property Taxes, HOA Fees, Condo Fees, Overpriced homes, are making hard working taxpayers lose their only property (Home, Condo). How can it be legal to suddenly raise Condo fees by 40%. How can it be legal to raise HOA Fees by 50%. Many areas are becoming like Detroit and Mississippi - desolate and empty as the working class is continuously fleeced in these manners. The vile tax assessors are getting multi-year promotions using Taxpayer dollars because these tax assessors ARE Overvaluing people's properties to bring in money to the municipalities. They don't care that people end up homeless (many veterans and elderly) or their home comes into foreclosure because they had to borrow against equity and credit cards; work jobs at their old ages to try and pay their property taxes or HOA or Condo fees. Where are the State representatives to put a stop to this madness??!! STATE WIDE LAWSUITs AND INVESTIGATIONS MUST BE SUBMITED BY ALL HOMEOWNERS. WHY DON'T ALL STATES OF THE UNION HAVE HOMESTEAD!! Just shameful and egregious abuse by the municipalities Mayor's and city employees

I believe in saving. I’ve always been a saver, still am. However, inflation punishes savers. I was pretty close to a 20% down payment on a home. Then the pandemic hit and prices skyrocketed. Not only did prices skyrocket, rates also shot up, and now I no longer qualify for the same mortgage amount as I did 3 years ago.

The pricing increase is out of control, I get gouged every time I do anything, dental, car repair, grocery shopping, fuel, but my pay doesn’t change. 5 years ago I had a spare 2800 every month to invest (thank goodness I did), I have changed nothing now I have a spare 6 dollars at the end of every month. I have never been a pay check to paycheck person, my living standard has not changed, I have the same 2001 vehicle, same mortgage payment, same insurance provider. I don’t think it’s all the purchasing alone. Try looking at cost of living basics and expand from there.

Built my house in 96 2nd floor was unfinished just rough plumbing n electrical we lived on the 1st floor we have a full bathroom on 1st floor as well a bedroom took 4 years to finish the 2nd floor. Hired all subs. Hired a electrician for$25/hr house is beautiful now my kids are older my neighbor house sold for $625k but I’m not going to say what we bought it for cuz it’s was soo low but a lot of maintenance was involved to keep it up it’s still evolving that’s what’s great about it. A wooded lot stone walls great fires in the fire pit. Sometimes I hate it. But when I kick n have a beer it’s great . And our street now is on the registered nation scenic road ways It’s all about being patient

We can't ever let them bring mortgage rates under 4.75% again. Low mortgage rates dropped payments to low levels never before seen. Bidding higher added $50 to mortgage pmts to add almost $17k to offer. AND the people with sub 3.5% mortgages not particularly desperate to sell, a once in a lifetime gift.

I have always said if a person can take the emotion out of a real estate transaction, typically you will win because the decisions will be or should be based on a well informed (buyer/seller) decision. the repair man likely lied and could have repaired it for a few hundred dollars. Usual problem is the start/run capacitor which cost $20 and takes 20 minutes to replace. Always get 2nd or third opinion and if compressor did not fail, just find someone who will repair the problem instead of pushing a new system. Too much dishonesty out there in the HVAC repair business. Do not trust anyone who says the whole system needs replaced.

That’s pretty cheap $5000 for an air-conditioning. They’re usually seven to $8000-$9000. That’s what an AC runs believe me I know I just replaced one.

In this case, we’re talking about changing the compressor, changing the air conditioner the furnace and lines that’s what you’re looking at. Don’t forget when you change the air conditioner you might as well change the furnace because they got match up.
