I think the safest strategy is to diversify investments. Like spreading investments across different asset classes, like bonds, real estate, and international stocks, they can reduce the impact of a market meltdown

I’m from San Francisco, another equally expensive city. I moved to NYC in 2017 and I remember my friend lived in a one bedroom in Kensington for $1500 and another friend lived in UES for $1600. At the time, that was still high but nowadays I can’t find anything under $3000 a month. Meanwhile, my salary hasn’t changed a whole lot in this time period. I couldn’t understand it. I even tried looking further east but I draw the line at Crown Heights, BedStuy, etc. Any further east and I may as well live on Long Island. I kept thinking what am I doing wrong. Why can’t I afford anything. The comparison of the median rent in what used to be an affordable BK neighborhood helped me see I’m not doing anything wrong. Rent more than doubled in less than a decade while income hasn’t increased much at all. Wowowwow

The problem is multifaceted. The corporate interest in the rental market has ruined everything. Landlords leave units empty creating a false scarcity. Then they just increase the rents to make more money rather than renting out everything. There’s also no competition anymore. Landlords can just keep all the prices high due to fixed pricing. When we get wall street out of services need to live, things will be better.

The worst thing we ever did was allow corporations to buy up America's real estate. It's directly to blame for this issue. People talk about zoning issues and "not having enough inventory," but this is all corporate propaganda. I'm totally for revamping our zoning laws and agree that it causes a lot of housing shortage problems. The true culprit is the cult of corporation that wanted to turn the real estate market into a new stock market.

I recently met someone and they were telling me how their friend lives in the Village. He said they pay $4000 in rent and their salary is around $140k. Do the math!! Wild!!

If you make $140K a year, then $4K a month is very doable and you don't have to eat ramen noodles. But if you make in the 5 digit range, then $4000 monthly rent is way too much. Pray for not getting laid off.

Of course exorbitant rent prices and increases isn't limited to 'just' NYC - it's way out west in towns under 250,000 with nothing under $1500 for a 2-bedroom unless you qualify for low-income, then the waiting list is up to two years. The problem is nation-wide. 🙄

The part about people not voting if they can't change their address due to housing instability is eye opening and something I never thought about until now. It also made me realized just now that my nephew has never voted. I kinda forgot being able to vote is tied to where you live/what your documented address is. He lived in new york and registered to vote there, but he moved with my sister to Connecticut. For years we've been getting his mail telling him to go vote, and I'm only just now realizing this means he never updated his voting address, and so he hasn't been able to vote this whole time because he hardly visits nyc anymore. He is the type to "not vote for anyone" but I also think it's due to laziness or not knowing how to change your registration. I'll ask him about it when I see him next.

Sorry to break it to you but no. If he hasn’t voted its because he doesn’t want to. He could’ve registered in CT when he moved. If changing address is “too much work” he could apply for absentee ballot if he still has a valid NY ID but he’ll have to actually show up to NY to cast a vote. I think you’re own the right track when you mention laziness. We’re talking maybe 1 day at the dmv and a few minutes online.

My total comp is almost 200k, and it feels like a lot of NYC is even unaffordable for me. If I'm in the 96% of income and feeling it, who is the city for? There needs to be some serious looks into what is driving up rents. I think that there should be some serious looks into these rent setting software companies like RealPage. There are about 3 rent price setting software companies that are used by nearly every landlord. You can see situations where like 90% of rentals in Boerum Hill could have their rent set by the same company. Absolutely wild & dangerous economic systems.

I didn't say I was struggling. I said that it seems unaffordable, which with savings goals is partially true. $3k a month to not have roommates in a desirable part of the city means you need to make at least 120k a year to afford it. Realistically you probably want a bit more than that to be financially responsible. The average person in NYC isn't making 120k a year.

Many ppl living in Flatbush on various government programs. Also if your apartment is rent stabilized the rent should rise slowly every 1 or 2 years. Get a report of rent history from HDCR.👍🏻

I grew up in Flatbush,during the 70s , left in 93 to Boston. My wife and I bought our home for 166,00 , we got a bigger home in 2006 in GA, raised our family,,we bought our home new 4 bd, 31/2 bth, plenty yard, full basement at 245,000. Couldn’t imagine it in NY

As properties get fixed up…the city and the home insurance company raise the expenses for insurance and taxes on the property owners……this automatically gets pushed to the renters…..it is impossible to keep housing “affordable”

it really is amazing how little housing NYC is building... anywhere. go look at Philadelphia on google earth and you'll see new developments on every single block, its overwhelming how many units are being constructed at any given time. NYC on the other hand, almost nothing. there's entire lots and low density homes that are sitting in prime areas. NYC could probably fix this whole problem if they built new developments on all of the surface parking lots. i feel like it really isn't that confusing of a problem, more housing, that's it. all of it does make me wonder though, seems like the entirety of the US stopped building decades ago. a vast majority of our towns and cities are stuck in the past by decades, nothing new built, nothing new anything. how did these areas even grow in the first place? this country needs to start building again and creating a new identity for ourselves or were all dead

I had to leave CT because it's so un-walkable that it isn't feasible for me to live there. I have a seizure disorder and can't drive. There's no help for people in my situation. You just have to hope that you find a good deal in a walkable place.

Rent control/stabilization does not work. Many scholarly papers have been written about this subject. The issue is not enough supply, zoning restrictions, etc.

I’m a New Yorker. There are a million rent stabilized apartments and their median rent is around $1,270 outside core Manhattan. The other ‘market’ apartments go for much more WHEN they hit the market. That said, many people in the RS apartments are on fixed income.

A lot of people in Staten Islland have a car, partly because they don't have a subway. Most of NYC has a massive subway network, so a lot of New Yorkers prefer to not have a car.

How you make a video on the housing crisis and never, not even once, suggest that perhaps, just possibly, we should build more housing... This stems from a total rejection of market economics. Too many on the left think that rents are skyrocketing because landlords are greedy. With this is the implicit belief that at some point in the past, when rents weren't skyrocketing, landlords were generous and compassionate. Bullshit. Landlords have always been greedy, but that greed can't make someone accept a bad deal. A housing shortage can because people don't have any other option. If we build more housing, they will have options and landlords will have to compete for tenants. NYC has tons of capacity for density, they need to unlock the power of the market. Rent control and rent stabilization is just shuffling around seats on the titanic. You're making a small number of people more comfortable while the city sinks into the abyss. BUILD MORE HOUSING.

This argument doesn’t make a difference if market rents are fixed by RealPage. There could be half a million additional units and the median rent would still be $4,000 a month. They have to address the rent price fixing issue before this can be an effective solution.

@@joeherrera8826 the rent is high because there isn’t enough housing. That’s it. That’s the only reason. A lot of people want to live there, but there’s a finite supply of places for them to live. The people with the most money win. This only changes if the market is flooded with supply. Abundant housing is affordable housing.

@@xivinrah realpage maximized the rents in a way I believe was illegal, but even their system couldn’t artificially inflate prices in a market with abundant housing. Not all landlords participated with realpage, so they would just undercut their prices. Realpage would have had to lower prices to compete. Real page benefited from scarcity.

It's partially a culture thing. I grew up in the 80's-90's in nyc and my parents didn't spend on unnecessary things. The same ppl i grew up with however always bought the latest electronics / clothing while renting an apartment. To this day they're still renting. My parent who spoke zero english (and still no english to this day) were able to save enough for a house with minimum wage jobs.

You said it. 80s and 90s. Much different era. Factory jobs available, immigration was controlled, most working class didn't have a credit card. Green card was like Gold back then. Commit a crime you can't renew the green card and get deported.

@@TomikaKelly Cost of living was low in the 80-90s but they made minimum wage the entire time. The point was people spend on useless crap for appearances sake. As for trying to attack my parents for not hiring an econ tutor (what?)? Why would they need to, both me and my sister graduated with finance degrees and also own our houses. Even my cousin who was a waiter his entire life also owns multiple multi family homes in queens.

@@VendieSolde He’s not stating him or his family is better than us. What he means is the culture is different and prioritizing ownership and family is higher. If his folks lived in a community of their peers chances are they do not need to speak English. My folks are the same way and worked their way up financially. They bought a rental property yrs later. I bought a couple rental properties out of state. NYC is not landlord friendly. Don’t be surprised in a few yrs some migrants become landlords.

I think you missed the point lol. She’s saying that the price has gone up so high that most black New Yorkers can’t afford to live there. Because yes race and financial status do correlate believe it or not. These things are easily researchable if you’re genuinely interested in what affects a different race than yours.
