You missed a major advantage of interest free mortgages is that inflation erodes the value of the loan overtime. This allows you to pay back the principal in the future with funds from other sources at a greatly reduced value.

Mortgage interest isnt deductible with SALT limit at $10k unless you have a million dollar mortgage! Most dont! Not applicable to discuss as such!
