Great overview, Nat. I think any visitor can see that there is not just one perfect neighborhood to live in, as so many appealing areas to choose from. I have seen all the general areas you listed, but surely NOT all the varied neighborhoods. Obviously, budget plays an important part in any decision, but you sure present yourself as both a knowledgeable and welcoming realtor, who is here to serve, and not just interested in a quick commission. Your resources are so much more complete than most of the realtors I have experienced in the 10 states I have lived in. This was a good first step summary, and then we can all check the links to various specialty videos by area. Greater Charleston is such a wonderful place to call home - with no shortage of amenities, whether one is a boater, a foodie, a culture hound, a horse person, a rural person, a sports lover, a history/architecture hound, an avid shopper - or some combo of all of these things. Thanks!

@NatWallen-Realtor-Charleston4 жыл бұрын
@@101trez yes, values peaked in 2006c then dropped down a little during the crash and then rose again. The primary thing to think about is not how much the price of the house is, but the monthly costs. Rates are so low which makes borrowing inexpensive- I just sold one in there last month and the price was $420,000... which is about the midline. I’ve seen others in the mid to high 300s. how to get the elevations (higher ground) areas?,...i’m curious as to what areas flooded when the big hurricane pushed through?,...thanks
@NatWallen-Realtor-Charleston4 жыл бұрын
Hi Jim, the main area that sees flooding here are a few of the streets downtown... it’s because some of the streets were fill land back in the 1800s, so they used to be creeks. The main water event we had recently was in October of 2015. That was called the 1000 year flood where we got as much rain in a weekend that we get all year. That essentially showed us agents the “low areas”. There is one section in West Ashley to be cautious of. Also, if you look at the construction type, like if a home is built on a slab or a crawlspace, then that will help paint a picture. Long story short, even though we have flood zones and flood insurance, flooding is really not an issue for the majority of the area. I was here during Hurricane Hugo in 1989 and for every hurricane since then, and there were very few issues I am aware of. Hugo was a massive storm, and construction requirements have changed as a result of that and more specifically after Katrina. We have evacuated twice since Hugo, and we typically go to Asheville as a little forced vacation. Hope this answers your question. If not, feel free to reach out... my number is on my site at natwallen.com

@clientown4 жыл бұрын
neetrab that’s a popular misconception. The majority of the flooding that we ever see are a few streets Downtown. That area floods because portions of that part of town used to be marshland. When Hurricane Hugo hit in 1989 of course our beaches flooded as any beach would with a direct hurricane hit. There is also a large neighborhood in West Ashley that has some known flooding issues and a few pockets of James Island, but that’s primarily due to storm drain issues which have been worked on recently for some resolve.

@clientown5 жыл бұрын
somecallmeelvis - I’ve never lived in New York but I’ve traveled there… You don’t have to pay $16 for a hamburger here. Or like 10 or 11… Mini of found that it’s less expensive to buy a home here than it is to rent but markets fluctuate all the time so that can change periodically.
@texasgina5 жыл бұрын
It’s cheap! I lived in Summerville 7 years ago and I live in San Antonio Texas now. It was about $200-$300 cheaper a month to rent than here. I lived in a huge 2 bedroom brick duplex with a large fenced yard and I paid $650 a month. The rent I’m paying here is $715 for a one bedroom. When I moved here the 2 bedroom apts were starting at $800 a month. I loved the Charleston area. There are a lot of crackheads in the lower income areas though. And honestly I miss the beaches especially isle of Palms and the rich history and historical sites. It’s gorgeous in the fall too. The ocean water is warm and salty. Unlike cold and dirty where I grew up in Huntington Beach California. I do like how fun the people are in Texas though. I found South Carolina to be a little bit of a culture shock coming from Southern California. The Mexican food was horrible I usually ended up cooking my own. The people drive slow and the police and judges don’t really like outsiders. I have experienced it first hand when I was hit by a lady who ran a stop sign and the cops refused to find her guilty. I did find South Carolina behind in the Times culturally speaking. I still heard white people call African Americans the N word. Hopefully it’s changed and changing since I moved. If it weren’t for my kids I’d probably move back because I miss the scenery, all of the seasons and the beaches
