Clancy! Not sure if you’ve changed the island colour yet but the wood is actually really nice. It adds warmth to the kitchen rather then just the harsh contrast of white on black / black on white. The wood helps break up the sterile look and adds homeyness and more character 😊

Agree! And I actually just deleted a comment saying the same thing. So I’m glad to see you say you are going to keep it as is! My island cabinets are gray and the wall cabinets are white… and I really like the contrast. Plus, when people sit at the island stools and their shoes inevitably kick the island cabinetry, the marks/dirt don’t show up as much as they would if it was white.

It’s been a year and I’m still unpacking. I did put contact paper on my Ikea desk and it works really well. I had to come back and edit, we sold our home and it appraised for 25,000 more than we asked. We were shocked and we were in Florida. We just took the loss. Congratulations on your new home! 🎉

My husband and I will always unpack on arrival, whether returning from travel or moving in. We'll literally stay up all night if necessary to unpack every box/bag and put things in the room they belong. From there, it's easier to organize them. Of course, we deep-clean everything before starting this process. It works well because we have high stress for max 2 days then we're settled and feel at home and relaxed.

I think getting the boxes out of the room you are primarily finished with helps so see the end of the tunnel. With the entertaining area still having boxes of some other place things makes you feel you are not making progress. Put them in a room you really aren’t using yet to have a visual of finality in the dining space

Re: the wooden island - it's likely intentional that it is wood, as its actually in very on trend to have a different colored island than the rest of the kitchen. We actually just did this to our kitchen! But totally cool if your preference is the other way.

When we sold our house we had 2 offers and we accepted the higher offer. When we got to appraisal, our house appraised a little less than the offer and so they came back and offered that amount. I think it was because of the bank they could only do what the appraisal was for. Anyways, we took it because we were in a time crunch and wanted to be done with the house. We still made good bank on it so we were happy. It could’ve simply been what happened there. No games involved, just the bank wouldn’t pay more and they kept going with the offer as is. We knew that if we backed out and went through the sales process all over again it most likely would happen again so it would’ve been a waste of time. My friend had the exact same thing happen to her the year prior. Blame the bank and home value lol. Happens all the time.

That was my guess too possibly. It was happening a TON in Ohio a few years ago. A lot of my friends had to come up with the difference in cash which some people just can’t do so the seller sometimes just has to settle for less unless they want to re start the entire process with finding a new buyer!

For hair straighteners, I loooove the Remington Ceramic anti-static flat iron!(the black one with the pink ceramic plates) It's not even expensive but I've been using it since I was a teenager, literally I got one for my 17th birthday, and I've been using the SAME exact one ever since and it still works perfectly, and I'm turning 29 this year!! We missed out on a house too where they actually accepted an offer 50k over ours and we bid 30k over asking, and when I found out someone paid that much for the house we didn’t even want it anymore. The corner vanity’s lights probably won’t overpower the window light, so it may be difficult to do makeup with uneven lighting. Now that you aren’t doing your makeup at 2am in the dark anymore!

On the appraisal thing for the other house that you were talking about 22:02 - there’s not usually a cap, but they put in a right to terminate based on the lenders appraisal in a sales contract, and then the buyer has the option to proceed with the asking price the seller wants or they can back out of the contract if the seller will not match the appraised value. That seller must have been very confident that their house was worth more. So I’m glad that Zack decided to lowball them so that y’all did not get taken advantage of. And it’s funny because it turned out not even to be a lowball. Lol!

An appliance repair person told me that pods for the dishwasher and pods for the washing machine significantly diminish the life of the appliances. The material holding the detergent gums things up.

@@ClancyBurkeX also, we asked for his opinion on the best brand for new appliances (he was fixing our ge ice maker that wouldn’t stop spewing water out of the freezer at an alarming rate when turned on). He told us new appliances today suck. All of them. LG and Samsung are what he gets the most repair calls on. The days of our appliances lasting 10, 15 + years are over. I almost started crying right there. * when leaving your house for an extended period (days, weeks) turn off the water supply to your ice maker.

As far as your bar being different color than cabinets, seems to be what they are doing a lot on HGTV. However, it is usually a bolder color on the bar. You will get it done and the old saying “Rome wasn’t built in a day!” Definitely applies here😊. Pretty funny that the other house sold for less than your offer but just reaffirms you are where you are supposed to be. Anxious to hear how you liked the church, but glad you are looking for one.

That story about appraisal is similar to the other offer that was bidding on the same house we did. They offered 100k more than we did (note, SF Bay Area, so prices are obscenely higher here), but they had an appraisal contingency. We offered what we offered, but zero contingency. Luckily they went with us, because around here, the ‘game’ is to offer MORE money and then when it appraises lower, the sellers are stuck with the appraised amount. You guys lucked out with the better house in the end.
