The argument is that gentrification displaces people and causes homelessness in uncivilized countries like the US without proper housing subsidizes. People who were already poor were living in the poorest part of town where they could afford rent. What happens went rent goes up and you can't afford it? You end up homeless. This has happened to multiple friends of mine with disability and single mother. The single mother had to move back to her parents house with her child because she could not afford the rent going from 1200 to 1600. The friend with disability crashed at my pad helping to pay his share of expenses until he found a roomate he could move in with. Not everyone is as lucky. Speaking from personal experience.
