As most of you know, Matt and I have been friends since we were in 7th grade and have been fanatical about cars for the last 30 + years. However, for the past 5 years, Matt has been building his dream car business is LA called: Westside Collector Car Storage. This building will hold 150+ vehicles, full detailing, concierge service, customer lounge, whiskey lockers, etc..and house his offices and Smoking Tire Podcast Studio. On a personal note, I'm so happy to see Matt build his dream, get married to a wonderful person, and become so knowledgeable not only about cars....but even more so about laws, building codes, profitability, and the massive scheduling/planning necessary to build such a huge warehouse. He has really become a powerful businessman and I'm excited to watch his future successes.

He runs all over the world reviewing cars and buying the likes of Ferrari TDFs etc and it's all with daddy's money. That's OK I suppose but don't seek respect and pretend you started your business off with $500 in your pocket!

Lol guys looking at a 3D animation and are bothered for a crash 😄 Iv been doing 3D for years, and can tell u guys they need Collision Detection to even be able to get em programmed to be "crashable" in 3D LOL... If u dont have that in 3D, it will just float straight through the object... 👍 😄 👍

So amazing to see Matt's dream coming true. This might be one of the most over-engineered buildings around... which is perfect if you're holding millions of dollars of other people's cars. Can't wait to see it finished.

Very impressive and very thorough in concept and design. He has obviously done an extraordinary amount of research to design this facility. Having been involved in construction work for over 30 yrs, I know he is spot on in his detailed descriptions of how things are done to construct a building like this. Thanks for sharing.

Kind of interested in the money to be made here. There are going to be some numbers left out and estimated because we aren't sure what the financing arrangements are at. Let's assume maximum occupancy of all available quads and tandems. 30 tandems at what is assumed to be $2000 a month and 18 quads at the $3000 rate he provided in the video. There are also 15 valet spots which we'll assume are $100 a day. 12(30*2000) - $720000 12(18*3000) - $648000 365(15*100) - $547500 Best case scenario he makes - $1,915,500 a year off the property. As for expenses this is where it gets dicey because we are assuming the property value and cost of financing (if financed). First, let's assume the property is worth an estimated 16,500,000 on a $1250/sq ft valuation of the buildings around the area. So yearly property taxes from what I can tell are 1.25% per $1000. Then you have staffing, which I assume to be are security 24/7, valets 24/7 and management. That will not be cheap. Let's assume valet will be paid $15 an hour (got to love that minimum wage in CA). You'll need 2-3 valets at all times depending on volume. You'll need 3 managers assuming Matt works on site to split the hours of being open 24 hours a day. You'll also need maybe 2 guys running security at all times, which I assume will be outsourced to a business like securitas or something. Security: 365 days at $250 a day - $91500 Valets: 2.5 persons working on average at any given hour of the day 365(3(24*15)) - $394200 Property Tax: 1.25% of 16.5M - 206250 Water: $2000 a month seems a fair estimate because they'll be washing cars and use of restrooms. $24000 Electricity: $15000 a month x12 - $180000 (It's a 13200 sq ft building that will need power running to lifts, gates and elevators as well as the lighting inside and outside running all day long. Management: Average manager salary is $60000 and you'll have 3 so I assume that will be $180,000 a year Payroll expenses: Businesses are required to match FICA of 6.2% Valets and Management are part of payroll 6.25(180000+394200) security is outsourced so no FICA match - $35600.4 Interest on financing - I'm assuming he's getting a loan to build this out and let's assume its a 10M dollar loan. Construction loans are generally subject to much steeper interest rates than your standard mortgage. I assume he's in a rush to build this out to refinance the terms of the loan when the property is done to get a much lower rate since the property will be served as collateral and therefore a secured loan. Anyway let's assume after refinancing he will secure 6% at 10M. He'll be paying roughly $60K a month or $720K a year. Let's add up the expenses. Mortgage Payment/Financing - $720000 FICA - $35600 Property Tax - $206250 Security - $91500 Valets - $394200 Management - $180000 Electricity - $180000 Water - $24000 There are other expenses, but this is a crude and quickly drawn up. $1,740,050 Best case scenario he clears over 200K. Not a bad gig for a small business best of luck.

Unbelievable!!! Concrete 36” thick. I half expected Matt to start quoting MPa of the pour. He’s one enthusiastic dude. This has just become my #1 teaching tool for my Engineering classes on Composite MaterIals and Concrete. By the way, what MPa did they use for the pours on that downstairs roof, especially the 36” sections

im loving his excitement. Ive been watching matts videos for years and the best part is watching someon's dream come true. I wonder what the construction cost for a single parking spot is for this project. It'd be interesting to know which is more costly: the parked supercar, or the parking spot itself?

The building cost 10 million to build so if you're doing a break down just on the 155 parking spaces then it comes to $64, 516 per space.

Such a great idea and seems like Matt has it fully thought out! Wonder if he is going to offer a maintenance type of deal? Saw on the app that you can order a car wash and such prior to pick up but offering a basic maintenance service I think would be a good second step. Although that does open a whole can of worms that may not be worth dealing with also.

Indeed. I had the stock exhaust resonator removed from my car during my last year of college because it always scraped the parking garage ramp, and I finally got sick of it!

Very exciting, happy for Matt. That concrete planter in front of the entire shop will come in handy if traffic ever tries to drive inside. Man, and so many crazy ordinances; the filtered rainwater, $20k fireproof windows. Do they have to do any air filtration since there's cars running indoors?

I'm near completion on a house, a couple of miles away from you, and had to build the same "planter boxes". Front and back of house. I'm thinking that once i get through final inspection. The backyard one is going to become a small pool- sort of Jacuzzi thing ! there are way more scorching hot days, than rainy ones out here.The amount of soil it took to fill them, was insane. Funny - looks like those planters were the first thing you built! : D CONGRATS! Looks like a quality build. P.S. regarding paint. If white were to be painted from the ceiling, then fading - (subtly) - to that natural concrete using a sprayer. It would give a visual impression of a much taller ceiling. sounds difficult. But it's not.

Ugg elevators and the technical term for the concrete defeat is “honeycombing” and can be caused by improper pouring and not using the correct tools. I work on commercial developments and seem all sorts of fuck up. You got a smart concrete guy.
