Lived in Puget Sound for 20 years, then moved back here in 93, glad we do not live over there. Thank God for the great election results, I think I smell the fresh scent of freedom again!!

Thank you, Kory! I appreciate your experience based opinion. Being in my mid sixties with ownership experience in a whopping four homes, I know that there is a cycle to home values which varies depending on location. The first house I bought was a 2 bedroom one bath 1KSQFT for $54k. Home is currently valued at over $300k. Which I think illustrates your inflation point. Yet the two properties we currently own are down about $120k collectively according to Zillow since May of 2022. I like that you acknowledged you could be wrong. I think much like the stock market, the real estate market is behaving in an unusual manner due to recent extraordinary events from Covid and Fed rate hikes. I am also skeptical of Trump’s potential effect. Not only in light of the recent efforts to assassinate him, but also considering the tremendous resistance he experienced in his first term. He is making better staffing decisions, but the administrative state can probably put up a good two year fight, until the midterms. Thanks again for the video and offering your perspective. We want to move to Idaho but, would want 5 acres at least with something to live/stay in on owner contract so we can move there and then get our place here ready to sell. Old, disabled couple

Land is way over priced, some lots that were 40k in 2017 are selling for 250k or more today. And that's for a steep slope with no utilities. If you want pretty flat and usable land next to town its half a million not much of that left, it's rapidly turning into high density metropolitan area north Idaho area is super small when you take out the unbuildable terrain.

I know and agree. Been looking in Idaho for years, the prices are screaming high. We have no more expectation or hope. We are 68 yrs old. Only the rich! That's fine. That's the market; that's the circumstances.

god i have two friends doing just that. One sold his house and is sitting on 500k so totally sure the housing mkt will soon collapse. Been doing that since 2020.

Cash buyers are still coming in and scooping up anything decent. Don't kid yourself, N. Idaho is still Shangri-La to a lot of people. I've got new neighbors that feel like they've hit the lottery just being able to live here (Oregonians).

No argument here from me. North Idaho prices will not go down until people no longer want to move here. I just can't see that happening when people do their homework and see that there are few places like it for Conservative Culture, low population density, and outdoor recreation/living.

Yes, the majority of the new subdivisions are zoned to be dense as the builders and cities maximize their profit. Even with this, the remaining land to build on within the cities is limited. North Idaho, even with the population of the cities, is very low in population density due to our rural zoning, wilderness, and resource lands . I am with you on prices being unaffordable for way too many. My own kids and their friends can't afford it here. My message is for those who still have a chance. Go back to my videos in 2017-18 and you will hear my message was the same message...a ton of people got burned by "waiting for a correction" back then. I tell it like I see it...not like I want it. Truth is, if prices were lower, I would love it because many more of my family, friends and clients could afford it. Thanks for your honest opinion.

The real estate agent doesn't want me to wait to buy and his reasoning is that price has leveled off since 2022 the same way it did from the period of 2005-2007. I will not be paying $800/sqft for your listing's and I won't be using you when I purchase in 2026. This entire video was pure manipulation.

Check your stats "professional trader." I am a Professional Real Estate Agent. Full time in RE since December 2016. That's 8 years. The last five of those years my team has ranked in the top 1% of sales in the... wait for it...entire country. I can boldly claim that I am a market expert...especially here in North Idaho.
