I have a cleaning fee.. just not absurd like other hosts.. cleaning fees actually make renting cheaper by lowering the daily rental.

i just began a Airbnb for fun on our old farm with my horses and we’re already 80% booked! I was in shock. And now I watch these tactics……. I never did that. 😅

Shelby Church really struck a nerve ah? The problem is; a lot of influencers got people reaching for the pie in the sky ( the old real estate with nothing down revised scheme ) then sell courses or books to offset the cream which in reality those schemes are great when the sunshine however on cloudy days leaves the unsuspected broke. Then the retaliation starts when exposure happens.

Inflation ate up a lot of ppl's disposable income. Even people well off live on budgets and that budget just got trashed by the democrats. So time to trim some fat. if it isnt producing income. goodbye.

I purchased a 3 unit back in 2018 for 600k at 2.5 interest rate. It's now worth 1.2 million. I am doing well, especially in this economy. I airbnb 2 units and rent 1 unit long term. my mortgage is roughly 3400 a month for all 3 units. Last year I made 22k on long term rental and 196k on the two airbnb. I planned to get more buildings when it really gets bad and other host/landlords are forced to sell. Also my unit have 3 bedroom each so if I really needed too I can easily undercut the 1-2 bedroom airbnbs.

When you say "dynamic pricing" do you mean Smart Pricing and Price Tips in Airbnb or this a third party software?

Hi again, Sean means a pricing model based on good 'ole suppy & demand. It's up to you ( and U$) to find out what that "IS." One thing that it "IS" - is (pun intended) DYNAMIC. Thus, it's EVER-CHANGING (aka dynamic). You can use 3rd party software, Airbnb tips, etc BUT you CAN'T rely on just one of these "systems." Sean has talked about it several times and it's working for me!

@@funmiester Thanks for the clarification. I thought it was a name of a software or function, not the concept or idea. Like calling "quick dry," "driqwik," or "moisture wicking" like some brand proprietary word for polyester.

Yep, 0% of 0 = 0. The algorithm change is killing us. Even with dynamic pricing and price reductions. I started in 2013 (early adopter here) and never had a gap. Booked 100% of the time. Now it is 75%.

Cutting losses is a form of making money. Ego can hurt your business. Spend the time to actively use this advice and experiment with the platform. Laziness will cost you money.

I took your advice on the whole "fill everything out as much as possible. don't leave anything blank." I even took your advice on lowering the prices, allowing one night stays, building the cleaning fee into the nightly rate, adding more amenities, painting accent walls, changing the furniture, adding plants, allowing one night stays at a high premium and offering massive discounts in the rulesets. The results: my listing continues to sit empty while the illegal listing in DTLA are piling up and getting booked months in advance. Additionally, I only get about one or two views per day and sometimes I think that's just me previewing my listing logged off. My listing is definitely being suppressed. My performance tabs tells me similar listings are getting 1500% more views, have 60% average occupancy, and 20 wishlists average per day. I have 1 view, 0% occupancy, and zero wishlists... I'm thinking who the hell am I being compared to that the disparity is so large. I can't be a similar listing if not getting similar results.

Try reducing your listing fee to super, upper low ( like 50.00) no cleaning fee, no extra fees..etc only for 1 week ( weekday) then see if you book a few nights. It worked for me. Then I changed my dynamic pricing to adjust every single day. B My home is a six bedroom / 5 bath Salt Water pool, spa bathtub, 2 fireplaces I wasn’t showing up on Air B at all. Thank VBRO they allowed me to get the mortage paid.

Go to room layout - make sure you have bathroom with private sink turned on. It's turned off by default

Your post is FACINATING as HE// to me! Is DTLA, downtown L.A.? If so,I would love to work on the with you. I live in the valley & my wonderful wife & I own 2 STRs in Magnificent Mammoth Lakes. 2021 was pretty good & last year was GREAT. LMK if you're interested.

@@kimberiysmarketstrategy The no cleaning fee doesn’t work. Why? Because Airbnb shows the base price of all listings up front. When you remove your cleaning fee, the guest do not notice this until they actually check out. You need to get them to first click on your listing and removing the cleaning fee is NOT going to do that

Hey there companero, Jan. and Feb. so far are down for me but I am lean and my niche is secure; folks that want to save 30 bucks to stay at my competitors (old, smelly motels with no privacy and questionable neighbours) are welcome to it. Nothing about being a superhost is passive but even in this recession ( there, I said it) I'm unsinkable- remember that old melody "the navy gets the gravy and the army gets the beans"?

Fact: we are in a recession. Fact: people are putting normal items on CC's because prices are going up so much. It's only a matter of time before people are going to have to cut back in a major way. Be the best airbnb host, but be realistic.

There are expert realtors out there that can do the math for you. Make sure that you are a client and not a customer.

In defense of Shelby Church, I don’t think sue could have used your tactic of lowering price as much as it takes to get occupancy. Heating a pool and cooling a house in Palm Springs is very expensive. She may have a high minimum price below which she actually loses more money than if it were empty. On the bright side, she can take all her STR losses and offset them against her KZbin income.

Contribution margin is the answer to whether she can use a dynamic price model. I have a couple videos on that as well. But yes, no matter what, she will be ok

Hey Sean! 👋 I would love to get your expert opinion... We have had a dry spell but had a sudden booking come up late last night so we took it. They have been in the home for a little less than 24 hours now and they are asking for a refund on a couple of nights. There were no prior messages complaining about anything... They just out of the blue said. Can we get a refund for a couple of nights. They are still using the Wi-Fi so we know they are still there and they had booked through to Sunday. I'm not sure how to go about doing with this? I thought I would ask my Guru for any thoughts or advice 😊👌

Hotels > airbnbs and their chore list, bed times, quiet times, restrictions, rules, fees, hidden cameras and audio decibel receptors. AirBnb is dying for a reason… mainly because it deserves to.

@@kelsey809 I would not recommend anybody in their right mind to even consider living permanently in a hotel room … just as I’d advise those same folks to stop treating homes like hotels. Airbnb’s are a cancer to everyone in the neighborhood. A huge nuisance to the people who’ve worked their asses off to raise a family in a home based community environment. Y’all invite loud, noisy, unpredictable strangers to the neighborhoods and live 80 miles away in a housing track that ISNT plagued by people like the host. Lucky them
