There can be no doubt that this year is shaping up to be tougher. When I look back, I see I made poor choices with money last year because I was focused on my investments. I had to decide between adding to my portfolio or buying a house. Selling my things made me realize the house needed more repairs than I had planned for. I’m struggling to keep going

Invest in companies with steady cash flow to protect your portfolio. I got an advisor at the end of 2023 to guide me, and in a few months, I’ve gained access to over 50,000 markets. If 2024 has taught us one thing, it’s that luck is temporary. Even in good times, we need to plan for bad ones.

While I don’t always agree with your bullishness on REITs, I really really appreciate your introspection and lessons learned in the process. Kudos to you for this. Many investors are incapable of learning from their own actions.

@ I think a lot of lower quality REITs have rallied this year whereas the higher quality ones are still suppressed. I think there’s an opportunity cost to investing when other sectors are performing much better. I have positioned myself with a 0% reit allocation in 2024 and it performed marvelously. There’s no denying REIT performance follows long term rates, so to me, there’s a time and place for buying REITs. I am looking at Alexandria, Rexford, and some other high quality names that I would love to buy eventually.

@@ukikiki7034 aside from those two, I also like KRC, SUI, and ADC. I swing traded KRC because the office thesis was overblown and KRC has very high quality office buildings and are very well capitalized. If I see KRC dropping below $30 again, I may consider a re-entry. Although I don’t like O, I think it’s getting to a price point that may be attractive for some investors too.

Strongly agree with quality value > deep value, not just for REITs but all investments. I can't recall any deep value investment going well unless it's a part of a general market crash like the GFC.

How much debt to equity did these reits have would be nice to know and dont must reits have like a 30%/40% cap to debt to equity?

They were near 60%, but that quickly expanded further once risk factors played out

what I don't understand is why in the video description there's a disclaimer only about ARE and in the video you never mention it. I even rewatched the video to make sure. I am very interested in ARE and also own a small position in it, so I was a bit disappointed in this discrepancy between the video description and the video itself, which was a good video in itself, just don't understand that mention/disclaimer
