Just got my keys to the 4-bedder duplex in One Canberra EC, Yishun. This project recently MOP in 2020, so the condo is just 5 years old. just2me.com/20...
Reasons for buying: Near to Canberra MRT (5 min walk), family is in Yishun, and a bigger place with 1 more bedroom for parents.
Reasonable price too, at $1.5M. With 2,260 sqft, that's $660 PSF.
I took a home mortgage with Standard Chartered Bank, with 1.25% interest (as of 2021, 3m SIBOR). Due to the pandemic, interest rate is at a all time low :) SCB gives the lowest rate and good terms eg. after 2 years lock-in there's 1 free refinancing. They also provide additional loan with pledging or a show of investment portfolio. More details in another vlog.

very good value indeed, i am also an EC penthouse owner. my unit is smaller but still cost more overall 😭 maybe i should move to yishun

Ya location is one thing. The other is how much courtyard (non-liveable, lower psf) space you have. I suppose yours less courtyard.

Nice video, good presentation. Just a quick check you said in your video its $660 psf, most of the online portal shows $900 psf..so the reality is quite different from what they project in property websites? am I correct?

@@pjj1947 I bought a resale EC, so no resale levy. Yes, if it is a new EC, then I need to pay resale levy -- which I would not advise anyone to do, plus now new EC prices very high :)

Thanks for the nice tour. We are looking for Penthouse options in 1C but the price on property portals is 2 mil. So you think there is high room for negotiation? It the psf for these units inflated?

Yes definitely can nego from the listed. The past transactions has been around $1.6-$1.8m. I saw the listings, and they have some renovation (unlike mine). So if you value those reno, it could worth a bit.

I’m also staying in Yishun, but near Khatib. Your EC is facing a main road, would you consider the traffic noise before you decided to make the purchase?

Ya, traffic noise definitely a big minus. I used to stay near MRT track, and I realized i am immune to it after a while. Hopefully can immune to traffic noise :) Otherwise must close the windows then wont hear, which means must on air con.. I'll see how I can sound proof better in the future.

@@JundaOng I’m staying on top of NTUC Khatib along Yishun Ring Road. Traffic along this road is heavy, sometimes car horns but I’m gradually getting used with it. It’s convenient but sometimes the environment noise can be little bit annoying haha

Khatib central, that's very convenient, everything also have! I think traffic noise a very common problem for Singapore properties. No choice but to live with it.

I bought 1.2 million high floor 4 bedder Queen peak condo right in front Queenstown MRT, much more worth it in term location and easy maintenance compare to your such a big house

Queens Peak sounds very good for $1.2m! Yishun is for me since whole family stays in Yishun, and work either in the North or flexible. Need big house too since parents staying with us.

I see that Queens Peak 4 bedder listed at least $2m at $2,000 psf. What is your psf?

@@eo9784 hmm i looked up URA transactions. I don't think there is a $1.2m 4-bedder :) The cheapest unit with 1,001 sqft is already $1.59m, sold on Nov 2016.

Kids bed headboard never along the same side as door entrance, using the hack down side staircase area to park the double deck beds would be ideal

We considered at the stairway area too but think it is a corner, with lower ceiling so won’t be good for sleeping. What’s so bad with headboard on door side?

Used to live at 1C with the same facing as you. The traffic noise was real bad. Would recommend you invest in some good windows. Cheers and enjoy your new house.

There are. I was in fact considering a strata landed town house in Yishun. Much bigger, but the lack of lift and not near public transport not great for my family.

Thanks for sharing. May I know how much is the conservency charges per month? It is definitely not easy to buy a condo nowadays because of the huge loan... I have never bought bto or ec .. At that time pte property was still affordable to many and I took a 675k loan at 6% interest ...now is 1.1% You will be thinking the interest got so high meh .... Currently I left with 200k loan but the interest I owe to cpf is about 150k, if you can reduce your 1 mil loan bit by bit, please do it....

Personally, I dont like roof terrace. Not many buyers like the idea too. The total sq ft is inclusive of the roof terrace. I much prefer to big rooms, or proper bedrooms.

Agree but I guess Its preference so long as the psf makes sense. Outdoor space is worth abt one third of built in.

Cheap district or not but your still able to buy a 1.5m penthouse. I won't be able to do that cause no money. I will be satisfied with 5 room bto, more then enough for a family of 3 and a dog

Thanks. My $1m loan, at current 1.25%, for 28 years, monthly payment is $3.5k. I think my screenshot in the video shows the same details. 😄

@@JundaOng Yishun “ electoral” includes part of Sembawang just as Holland Drive is in Tanjong Pagar and parts of Serangoon are in Marine Parade. But this isnt that far off, can be considered border .

@@JundaOng i agreed, any 99 yr ppty below 30 yrs old can still hold its value till the bala effect takes place later. i.e. but you should have made capital gains by then. This PH can easily hit 2m in 5-7 yrs time.
