I have been living in Seoul for quite some time now and i have friends that live in officetel as well. From personal experience 100% put your bed next to the window. Beds on the "second floor" are super uncomfortable and you might feel stuffy because of the low ceiling, also during summer it gets pretty hot fast and even the air conditioner can't save you (air doesn't move that much up there). Most of my friends ended up using the second floor as a pantry/plus area where to put clothes etc. Tbh it's quite convenient to use it like that since you don't have much space in the house, especially when you buy in stock (hello coupang lol) or when you have to find a place where to put your winter duvet/blankets etc. Your ceiling looks also pretty low compared to the ones i've seen up to now so i recommend option 2!

As someone who like to sleep by a window too, option 2 ftw! know some apartments have a sofa bed and coffee table that pulls at the top up as a desk. I believe you can get that table on Coupang if that’s something you’re looking for.
@MeganOsten

I agree! But I actually don’t like sleeping near a window without curtains and I don’t know if I can get them up there with the high windows easily… but yes!! Coupang to the rescue!!! ❤️✨

Buy thick blankets. Sleep in the floor. A bed is nice, but no need. And when you're not sleeping or laying down, fold them away, creating more floor space.

If you don't mind, I'd like to give you some tips on how to use heating and hot water. 1. Heating: (1) If you want to use heating, just press the heating button. And, if you set the desired temperature for heating temperature control, the boiler operates until the desired temperature is reached. However, this causes the boiler to run for too long and consumes a lot of fuel. (2) If the boiler operation time is reserved, the boiler operates only for the reserved time. This is cost effective. 2. Hot water: (1) If you press the heating button in cold weather like winter, you can use hot water without pressing the hot water button separately when using hot water. If you don't need heating, just press the hot water button. Even if you press the hot water button without using hot water, the boiler does not start, and the boiler starts only when hot water is used. (2) In warm weather that does not require heating, such as in summer, you can use hot water at any time by pressing and holding the hot water button all summer long. So, even in summer you do not need to turn off the boiler. Just press and hold the hot water button. I hope these tips are helpful. If these tips are incorrect, please leave a comment and I will reply. Always be healthy and happy.

Personally I think of like how much time I'm investing in each space. So I'd say desk and a chair to tuck under it at the bottom with a sofa bed. Then you could move desk out of the way to pull out sofa bed. Then on any days you need "mattress-sleep" you got your bed upstairs, or on days u can't be bothered--sofa bed is ready as back up lol. Having a good workspace where you'll likely spend a lot of time at is the main reason I would prioritize the desk.

[Advice] At winter when the outside temperature goes under zero, make sure you always turn on the boiler and set it on 외출. This way the boiler will pump the water around to prevent a frozen pipe, which is pain in the butt when it happens and costs a lot to repair.

Thanks for showing us your apartment. How about getting a sofa bed which can be used as a sofa during the day... Sofa + Desk by the window. A small table and 2 chairs for dinning area by the stairs would be nice! Upstairs can be used as storage.. and/or a guest bedroom. :)

Hooray for storage! In an ideal world changing mattress into a fold away futon but since you gotta use what ya got 100% place the mattress downstairs. It will become you sofa during the day. You can definitely squeeze a desk in against the wall, I think? Then everything not being used daily up in the loft as more storage. Hurrah!

Well you can put ur desk against the window and having ur lil reading nook under the stairs but maybe consider getting a japanese futon. You’d have to roll it up and out every morning and night but it gives u more space to work with bc it’s not like a permanent space taking mattress. If you have a small corner desk (or big enough to work with desk) against the window on one side and like a twin/single size bed against the window too on the other side, i think that could work too. It depends on how much space u like in general and for a bed tho.

My Mother in law always freezes her garbage too like chicken bones, so it doesn't smell lol Looks like you could get a hidden bed in a couch (hide-a-bed) when you can move it to sleep? Like a light or collapsible desk back and forth when you plan on pulling out the bed and going to sleep? I think this would help you a lot.

I was having some curiosity about coupang so I looked into it and I saw there’s this kinda like shelves you put over the bed it has wheels so when you don’t want it you push it back against the wall and it’s like bed frame shelving unit and when you wanna use it just roll it upfront and use it , I’m sure it has a name but I can’t think about it atm but basically it’s kinda like table , idk how it’s gonna be with only a mattress but maybe there’s similar options , I’m sure there’s even more options you don’t have to buy it there but it’s definitely gives you an idea of furniture you can find for small places in Korea
