You could have the house held under an LLC, then personally rent your house to the LLC, and the LLC rents to the tenant. You’ll be able to write off the loss on the business and keep it seperate from you personally. Each property can have its own LLC and roll up to a holdings company. Just to further insulate you. Sometimes people have the LLC hold the title, loan, etc; other times people own personally then do it like this. A weathered CPA could help you better navigate that discussion

Case get yourself Land Lord Insurance and make sure any renter you approve have renters insurance that covers the dwelling (meaning your rental) property. Keep vlogging I've learned a lot as well from your vlog. Much appreciated

@@yehorkostyshin7857 I’ve been hustling since I was around 14 or 15 started cutting grass dipped into a few other ventures as well. when Covid came and we switched to online classes I started doing construction during the day and would do my work when I got home. I’ve been a crane operator for almost a year now and it’s good money.

Look into how much you can save on interest if you make extra payments on your mortgage. Possibly a good idea to build and sell to pay down other rentals. Less mortgage means more cashflow.

With the house appraising so much higher, your actual profit is much larger than the $25K. Built for $264k, could sell for $430K, equity of $166K. The tough part about renting it out is you pulled out that home equity and are paying hundreds of thousands of dollars in interest over the first 15-20 years (interest built up front in loans). If you sold the house and invested the $166K in the market averaging 8% growth, you would have over $800K in 20 years or $1.8 million in 30 years.

what your missing though is that when he cashed out refinance it’s completely tax free and he can keep building his rental portfolio and housing is only going to keep appreciating.. between rent increases (which he has no money into the deal anymore it’s all rolled into the loan) he has almost infinite cash on cash return with the rent.. and probably a 3-6% appreciation in value. But the key is that every time he builds he can pull that money out and the profit is completely tax free and has his initial investment back

Yes he will still have the full loan balance on the house to pay but if he uses this as a rental solely it’s basically a free paid off asset in 30yrs , minus the -350$ cash flow which will offset itself after the first 5 years . The renters pay the mortgage while he simply holds the loan in his name taking the all responsibility and risk . If done correctly with no vacancy he won’t have to pay the mortgage at all. He could choose to sell and make the quick 166k profit but he’d have to do this a few times to buy or build that same house cash, which he still can do in the future . Both are good options but in my opinion it’s better to have the “free” asset then risk having to find more land build deals that may not be as profitable the next time with how the market can be .
