Great HMO tips Tony. Love the tips on being choosy with your tenants. That pays dividends. And understanding why tenants leave is very important too.

Hi there very insightful video with my hmo I find it really helps to keep the tenants informed when tenants move in then give a bit of information to all the existing tenants so they know who they’re living with and keep them all informed about maintenance all the issues via group text

Great video, my friend has just turned a house into a HMO. How do you deal with tenants that cause problems with the other tenants? Thanks
@YourFirstFourHouses6 жыл бұрын
Hi Scott, good question. I would try to resolve the issue, but if i couldn't, I would have to get rid of them. But if you choose your tenant week at the outset, you shouldn't have any (or many) problems 😊

I wouldn't of thought you would get any professionals living in a HMO, yes I think it's a good idea to get tenants with similar interests and age.

Hi Scott, yes indeed... Professional people work really well in HMO's 😊

Could someone tell me if council tax is payable if the whole hmo property is let out? I know if students there’s no council tax, how about a combination of working and students, just the working adult to pay l guess?

How can we minimize voids while having an agency manages and finding tenants for us?
@YourFirstFourHouses6 жыл бұрын
Isn't that the letting agency's job?
@odysseasv71386 жыл бұрын
Yes, but I mean what we have to make sure that the agency that we will trust will be doing a good job? or what can we do ON top of the agencies responsibilities to help with the voids.
@jol665 жыл бұрын
Odysseas V why pay for a service and do it yourself? Why not just do it yourself if you willing to do extra work on top of the agency’s?

@14:43 May get even more 'honesty' if send them a link to your questionnaire (think Google forms?) should there be no time to complete during moving out. As not vis-a-vis, may be more open with answers! Similar to 4 In A Bed (C4 prog) feedback sheets, they know wont be seeing them again and so dont hold back! Many rather not 'hurt their feelings' and dont say what really want to say when verbal (phone or vis-a-vis)

Yep! To create a FREE questionnaire: Open Google mail and to make it easier to locate forms (especially if first time) open new tab and type in 'Google forms' in browser. Should get directed toGoogle questionnaire creation dashboard Take it from there. Got YT or their own help page if stuck
