Wow Jesse, I absolutely loved this content. One of my fav things was the music playing and the camera panning the room to enter another room. Your brand of humor, especially with the number crunching is so much fun and keeps things really interesting, not that your content/content delivery could ever be boring. Part of my interpretation of that is that one doesn't have to be exceedingly good at something to still benefit from it and be prosperous. I've always thought that co-hosting+ MTR+ creative financing = success!

Great story. Uve never been able to make the numbers work in the Bay Area and started in New Orleans awhile back and done well. I found you thru bigger pockets also how I found Pace Morby and interested in CF but have a property in New Orleans that’s an interconnected fourpkex so can be 1,2,3,4,5 or 6 bed 6 bath and looking to midterm rent that. Checking out all your content.

When you "co-host" a property and you accept a 30+ extended stays, don't you legally need to operate under a broker or be a licensed broker? I'm pretty sure if you are managing anyones property and are accepting extended stays then you definitely do in CA. I would caution against doing that. The fines are pretty hefty if you get caught operating a PM company without a license. I know you own it now, but I was talking about when you first picked up the property.

Lender can call a due on sale, but we covered all the bases with attorney. SUBJECT TO isnt new its been around for years. It’s gaining a lot of popularity due to Pace Morby and some other folks who talk about it regularly. The previous owner doesnt pay the loan, we are.

@@raifcilasun1597 it’s not Fraud, the lender can just call a Due on sale. Which means we would have to just assume loan on new rates etc✅ The attorney walks through all these scenarios ahead of time. I’ve only heard this happening a few and full of times. We were definitely prepared and so far everything’s great.

I see this type of deals can be hunted personally; you do the direct sales talk with the owner , convince them etc. but do you think it would also make sense if I ask a buyer agent to search, call and do the talk and get me a seller financing approved MTR suitable deals if the seller is going to pay my agent's commission fee? Does it make sense to offer it to an agent concerning lack of time , busy W2 job etc. I would like to hear your opinion on this. I will appreciate. Thanks

@@JesseVasquezAirVenture Will do! It's a 2 bed 1 bath in Gary, Indiana and it's from an off-market owner. I'll be giving her $15,000 cash and then getting renters in there to pay off the $30K HELOC. Because we're having trouble getting the squatters out, I'm considering restructuring the deal so I only need to pay $5,000 outright since we don't know if the current occupants will take their anger of the whole situation out on the house as they're being kicked out. Real estate investing is an adventure!

@@dividenddave6833 oh, gotcha, I’ve actually seen people give money to the squatters so that they didn’t take out any frustration on the actual property. I’ve seen this go both ways were folks can like literally put holes all over the house all kinds of crazy stuff

Great video. So, how do u talk the owners into furniture the property and, if the can't afford to do it. How do u finance it?

Hey James, in the situation, I had to manage the property as a cohosting property. Which means the owners had to furnish it. If they didn’t furnish it. I would get a low interest credit card and pay off within the first year.

not sure if you already did a video on that but in your experience what kinda property does best for healthcare pros other than being close to the Hospital? I mean a house with a garden backyard may be with pool sounds more livable and relaxing than a multiunit which would come with more rentable rooms with tradeoff quality little bit. Do the nurses/agencies prefer house with higher price or as long as well furnished and convenient it doesn't matter ?

Hey great example Jesse, thankyou! I’m trying to understand the subject-to deal more. It sounds like the seller was willing to give up some of their equity to get out of the house, but its not clear how much of that equity was appreciation vs money they put in. What % of their money were they able to get back out of house? I ask because it seems like that would be a negotiating factor in proposing a subject-to. Was $60k all they put in? Or did they just take the hit to get out?

They put 20% and of 775,000. I’m not good at math as you can tell by this videos a haha but I’m sure it was probably two x to the 60k that they out in -

You paid them 60k, so that difference is the “100k of equity you walked into.” Ok that makes sense thankyou! What a crazy deal man with the turnkey interior design 😭 congrats!

Torrie is correct, I assume the debt , debt stays under the name of the old owner, deed transfers ti me. Think if it like a title on a car, the title is my name but the debt is still under the old owner; I’m paying the debt. Title (deed) is under me.

Hey there! We actually do a mixture of short term and Mid Term in this property. I started with short term because the city of Lodi has a tremendous amount of people that are coming for short durations. The city has become somewhat of a wine country now. In fact it’s labeled as “little Napa” Lots of upside to Airbnb there. We book out mid term during shower seasons and pivot back during peak airbnb seasons
