Today I explore the ever increasing cost of desirable land properties and how you can use a time proven strategy to stay ahead of the trend. In today's episode I show some properties in our gated subdivision for examples of what you can expect if looking for safe and convenient retirement properties in the Philippines.

It was good to meet you by the pool, I think whilst you were recording this video, fully agree with your comments surrounding the benefits of a gated community, prior to moving here we built a house in the provinces thinking it was the cheaper option - not in the long run the noise of videoke all night, roosters and commercial building drove us out - not, as we had expected, a peaceful retirement. Tierra Maria estates here in Lipa is an absolute “hidden” gem, a great environment with good security and friendly people.

Very informative! The same reasons we chose Lipa City area as well, 1.5 hr expressway drive to Manila, great shopping malls, medical facilities, 1.5 hr away from Batangas beaches, and interesting places like Tagaytay. Property values going up driven by demand, the growing middle class, OFW and foreign retirees, and investments in surrounding areas. Weather is cooler than most other places, a nice breeze this time of year. Glad we are here!! Tierra Maria Estates farm lots allow you to build a nice sized bungalow with plenty of space left over for gardens!

We were just there and found properties in Dauin for P3,000/sqm but none of the properties we found were in gated communities with 24/hr security.

I just bought a lot a few hours away in bago 1700 sqm I put a 10 foot wall around it cost me 1.5 million pesos so far. Hectar around here in maao bago goes for a million pesos and is very cool during the day and night takes me 30 minutes to get to Bacolod.

As long as inflation is going up, land prices will be in line with it. There are at least two more big waves of inflation yet to come this decade, so expect land to follow suit. Property is also in a bubble globally, so at some point when that bursts people could be left with a loss. Watch China now to foresee what is coming to those in the west. If investing for the long term, then probably not such an issue. The main thing is to make sure your relationship is solid as you ultimately won't own the land you spent all that money on. If you are based in the provinces, you can sit and wait for cheap deals to come to you, but that will be farmland and not under the sub division model that James lives under. Great video, by the way. Good job and in our neck of the woods we have seen the properties double from 2018 til present. There is a renewed interest of people coming back home from the Americas as well. Thankful we bought and built when we did 🎉🎉

Hi James, we looked at several lots in gated communities and the lots were just too small for what I wanted. So we looked at just single lots and found what we wanted ludkily. We solved the security issue by adding dogs, now 5 of them. I agree with you, living in this area is a blessing. Temperatures from the 60;s to 80's is really nice and we seldom have to turn on the AC's. Prices of lots are getting higher and fewer. On our street all the lots have been sold.

It would be wise to get CCTV too. My girlfriend’s dad lives just outside of Cagayan de Oro (Mindanao). Someone has poisoned a few of his dogs in just the past few months.

Some nice lots, and agree that prices are only going up... 25 years ago I bought an apartment in Frankfurt, Germany for $125k (it included a garage and parking space)... I had to renovate so added another $40k into the investment... Today that purchase is valued at $500k! Seems absurd, but them's the facts... Same with the house we built outside of Frankfurt... I built at $240k, now valued at $500k even though it is 15 km outside of the city... So even with prices higher there now, the location and amenities tells me that the prices will continue to rise... Pretty much the same in all desirable areas no matter where... Thailand it's the same...The areas I'm interested in have all risen by 30% or more in the last 2 years... So... Pretty sure that your entire subdivision will fill in fairly quickly, minus several of the less desirable lots... i think it did not really change in value. 1 mark/dollar 25 years ago is worth something like 3 times less today i would assume so the nominal number changed but maybe the value is the same

@@Decebal825 Hmmm...Most certainly the numbers lose their luster when inflation is considered...The takeaway is that at the least your investment is helping fight the cost of inflation...Plus it's real assets versus the digital stuff out there (i.e. Crypto, NFT, stocks, etc.) IMO...🤔 🙏🙏🙏 👍😎👍

Very true. Land prices here have even gone up since we bought ours last year. We bought a 1087 sqm lot for 2.7 million in March 2023, many smaller lots in that general areas are now sitting at 4.5 to 6 million. We did not want a gated subdivision for several reasons, but we feel we will not have any safety concerns in our area at all.

Beach front property (as well as most other land) has skyrocketed since the first time that I visited the (southern) Philippines in 2010. I was wondering why poor people (fishermen and their families) were living right on the beach. As you know it’s usually the wealthy people that live near the beach in the states. As time has gone on the fishermen have left and they’ve been replaced by big houses, condos, hotels, etc… We bought a lot (haven’t built the house yet) in a gated community (Cagayan de Oro) in 2010. We actually overpaid, but it has tripled in value even from what we paid. Outside of the big cities (Manila, Cebu, etc…) real estate in the Philippines has been undervalued for decades, Now that the secret is out, it’s just going to get more and more expensive.

Great observation. I expect some really big hikes in pricing here in our subdivision over the next 2 years as we're way under comps in our area.

@@MyPIDream Your subdivision looks really nice and you said in another reply that someone can get in for as little as P10k/sqm. In our subdivision in CDO they’re asking over P20k/sqm just to get into the gates…..then you have to build your house. Actually the cheapest that I’ve recently seen was offered at P22k/sqm. Our house lot is SMALL only 200 sqm, but we have a few hectares of property in nearby Balingasag if we want to grow fruits or vegetables or something like that. We can actually farm fish, crab, and shrimp there as well.

Thanks for the insightful episode. A solid substitute for the plan that fell through last month. As for the pricing, I stand by my opinion (and add that Tierra Maria now seems to be valued as cryptocurrency🤣).

James, We bought 2 lots in Summit Point near the end of 2019. Total 651 sqm. Lots were 6.9k per sqm then and about 16.5 k - 17k now, so more than double in 3.5 years. Don't forget the 6.5% transfer fee for the land transfers. Our house was finished and we moved in Aug of 2021. You see very few houses here in Summit Point with the barred windows that seem to be standard in most of the former Spanish colonies that I've been too. This is a very quiet golf community (I don't partake myself though). Enjoyed the walk around on your side of town.

Yes, we use Summit Point as a comp when discussing financials during our HOA meetings. This is why I believe our P10k/sqm are way under market valuations. I expect a 20-30% increase over the next 2 years in our subdivision.

I live in Nuvali. Land is 30k per sqm and up. I’m sure Lipa will keep getting more expensive.

Hello James, we purchased just 1 year ago in alfondso next to Tagaytay in a new farm development 2 lots each 1000 sq mtr, for 6K per sq mtr, as now the streets, lights water and infrastructure is done the few available lots are already 8K per sq mtr and as we plan to start building this september the developer told me he keep the few available lots on hold as when the 1st house will get build the price will go up more he think maybe 12k. nice vids keep it up.

What is the name of the subdivision? I looked for “gated communities in Lipa”, found many. Even found a “Casa Feliz” but not your “Casa Feliz”. Those undesirable lots should just be left as green belt areas like the “T” lots. I’m using a lot of parenthesis in this comment. Those two lots side by side would be real nice used as one large lot.

James, Block 13 Lot 12 should be the Norwegian house and not available because if its not they are building in our lot Block 13 Lot 14 and that's not good. You sent me in a temporary panic attack for a bit. lol!

You will have to check with the local and national laws and regulations regarding communications but unless you are erecting a commercial type radio tower I don't think it would be any issue. Also, if you are in a HOA you have to observe Deeds and Restrictions regarding antennas if any.

I moved to the Philippines to maximize my retirement experience both financially as well as lifestyle. Since my wife and I are content in our retirement situation our investment appreciation isn't high on our priorities.

There is no single size in width and length for a 750 sqm property as it could be different width and lengths. A typical size here for a 750 sqm lot would be something like 18m x 41.5m or 59 ft x 136 ft.

In my 14 years having property here in this subdivision and living here for 7 years I only know of 1 foreigner who went back to his home country without his wife. It happens, not just here but anywhere. Most horror stories you hear about relationships are usually foreigners who come here ill prepared without proper planning or being enticed by a companion much younger than what would realistically be considered the norm. Not judging, just an observation.

Annual HOA Fees in our subdivision: Description a) Lots with house (including those under construction) Rate Php 2.67/sqm b) Lots with improvement (including bahay kubo or reinforced fence) Rate Php 2.28/sqm c) Lots that are bare / no improvement Rate Php 1.95/sqm Annual HOA Fee Example 750 sqm x 1.95 = P1,462.50 x 12 months is P17,550 or ~USD$313,40 (based on P56 to $USD1)

Pricing is now P10k/sqm. Still far from the comps in the area which are ~P14k-P50k/sqm. Still some time to get in before it's unreachable for us moderate income families.

Would anyone know how many sqm lots a Filipino can own. ? City lots 1000 sqm? And 5000 sqm for farm lots? Or Is it acres that a single Filipino can own please? Btw we have a 464 sqm lot for sale in Antipolo if anyone is interested….. Thanks Mark

The only restrictions I am aware of relates to former Filipino citizens (Balikbayan) who do not have Filipino citizenship but rather a citizenship of a foreign country. They are restricted to 1,000 sqm.

2026 will see the start of a 6 year recession across the globe, so buying anything here now is buying near the top of the market, so if you buy, you may need to hold it for another 10-16 years to see out the next 18:6 global economic cycle to then see any true realized gain after annual costs depreciation on the building and depreciation of the peso.
