I sold a property in Q4 of 2022 and I'm waiting for a house crash to happen so I buy cheap. In the meanwhile, I've been looking at dividend stocks as an alternative., any idea if it's a good time to buy? I hear people say it's a madhouse right now but on the other hand, I still see and read articles of people pulling over massive returns by the weeks in trades, how come?

Housing prices are unlikely to decrease until there's a substantial increase in housing supply. In the USA , there's a shortage of millions of housing units, and construction isn't keeping pace. The constant demand for housing, coupled with population growth, means that even a slight price drop attracts numerous buyers who quickly absorb the available supply.

First-time home ownership is OVER in the US. Middle class will disappear in a generation. 77 bids over 4 years for our first home as native Tennesseans ALL OUTBID by cash investors. Wonder why we Millenials & Gen Z are doom spending? Why we aren't having kids, getting married? We CAN'T afford a home, car, kids, retirement... Child care costs 1/3 of the average income PER CHILD. At 35 y/o kids and a first home passed us by. Don't be surprised that these younger generations want to see it all burn. At 35 having worked for 21 years pinching EVERY penny we should have something to show for it, but we don't. Wages have been sideways for decades, the only group that actually built wealth were the top 15%. They're wealthier than ever before in history because as earnings grew it didn't "trickle down" This economy isn't for us. It never has been. We've been checked out, not by choice.

This is nationwide problem. As somehow who works in construction, the main problem is that from 2009 to 2017 the nation substantially under built by millions of single family units. You can’t make up for that shortage when demand increases. Not possible! There will be a net deficit of available units for the next decade. Californias’ minuscule 1.2 million families leaving to the other 49 states a drop in the bucket. Prices in Nashville would have gone up regardless.

Realtors don’t assess the value of homes the tax assessor does by guidelines set forth by the state. Much of which is trend and speculation. The government can say the market all they want but nation wide I think they have simply manifested another way to tax you to death. By market logic homes in California should be cheaper due to the mass exodus of people leaving the market flooded with homes but guess what, they’re not. Kinda throws that “market” excuse out the window doesn’t it.

This is what happens when the chamber of commerce, tourism board and the board of Realtors runs your city. They never consider telling the world we're FULL! It's always more transplants and how "dynamic" Nashville is.

Shoot,,I live in Morristown away from the bigger citys here in east TN and I still pay 1300 mnth for only a two bedrom..single with two kids still at home,,I dont even have a bedroom! To pay my rent internet electric cell phone and grocerys,,I have to bring home 840 a week! Thats alot for a single mom to make in one week..work two jobs hardly get to be with my kids.. and thats just bills,,not a movie or eating out or a birthday gift clothing etc..its getting unreal..how the heck are my kids going to make it on their own? (two olders boys just moved out this past year and are already struggling) Theres not wnough housing here in Morristown..but then again we have thousands coming into the country every month where are they going to stay when we already cant find apts to rent??

People moving here to avoid income taxes but what they don't realize is the cost of living in TN is astronomical. Utilities, taxes on purchases, rent and home costs ALL are more than most states with a modest 2-4% income tax
