Get out clauses are great for the landlord. Get some chancer round with a limited company who in 3 months can't afford to pay the rent and leaves the owner with 2 low earning tenants in 4 bed house? Probably making him liable for the electric bill too as it will revert to him if not paid. Yes I would love to rent my place. Put up all the money and take all the chances. Then if things do work out. Pay someone Simon has trained to get all the profit. While I barely cover my mortgage. And with the guy doing rent to rent through a limited company you can't even chase him for losses. Not that some chancer would have money. Might even be damage or wear to the home? Bad credit brought to the place? The Ltd is then folded up and Simons trained chancer moves on to someone else? If anyone phones you about rent to rent HMO or SA. You hang up the phone?

If you came round to a landlords house with a contract from Simon. That you'd printed off the internet on your £40 Hp home printer. They'd probably tear it up and laugh at you. Might as well just put your money in the toilet and flush it away? If you did find someone stupid enough to read it. They'd take it to their solicitor. Who for a small amount of money would either want to rewrite the whole thing. Or most likely you'd get an email back telling you not to bother. And that they can write you up a contract if the rent to rent guy wants to put up money for the paperwork Which he won't do
